Welcome to 2402 Canaan Rd, Hartland! Are you looking for a large parcel of land with over 975’ of water frontage? This property on Morrill Pond might be just the property for you. This 6.51± acre parcel of land has a camp that was built in the 1960’s. The upper level of the camp was added in the 1970’s. The camp was vandalized in 2022 and needs a lot of work. The camp, however, sits right on the bank of Morrill Pond. Come and restore this property to its full potential and have a beautiful property just feet from the waters edge.
The property also features a 24x28 garage and shed. The camp has electricity (power is currently turned off) and a dug well (located inside the shed) and septic system. The driveway comes off of Route 23, which is a year-round public road, so the camp could actually be converted to a year round residence if you choose.
There are two bedrooms, one bathroom, kitchen, living room, and porch on the first level. The upper-level features two large rooms that could both be used for bedrooms, or keep one of the areas as a game room. There is already a bar and bar stools in place. Come take a look today and see how much potential this property holds. Please use caution during showings as the camp has been vandalized. Property being sold as is.
My dad was a brilliant highly educated born salesman. When I was young he always told me …” son , if you’re selling a vandalized cabin ….be sure to point out all the vandalisim to any potential buyers . In detail son ! “. ……😂
I would be concerned about this place being vandalized again after investing a ton of money repairing everything. I’m wondering about the back story of the vandalism.
Agreed it seems kind of random that someone would go out in the middle of nowhere with spray pain and stuff vandalizing.
I don't want to live at a place that has been vandalized because they can just come back it was only 2 years ago.
Pass for me.
I agree. Also, you have to consider the chance of squatters.
@@Mntguy-nr9vl "Middle of nowhere" is more vulnerable for vandalism. All it takes is a few bored kids who live nearby. Happened to me with a summer cabin. Even caught them with trail cameras and it didn't stop.
Meth heads. Like zombies they will come back.
Very nice area. Needs a Maine Cabin Masters rescue.
I wouldn't feel safe staying here....and on top of that dealing with the stress that when I left it would be vandalized all over again.
Could be a nice home. How far from town center is it? Does it have land line on the property? Or cell service?
Is it in a flood zone? The bleach lines in the exterior shingles look like the water migt have been well up on the house.
Thank you for the tour.
Properties on lakes are regularly vandalized during winter by snowmobile riders accessing them across the frozen water. I know this from years of experience in Maine. You need to remove everything of value when not using the property. Good luck to whoever buys this.
We sold our Maine camp, always was a concern of a break in and damage. 2 camps near us had it happen. It’s more common than many realize. Winter when lake froze locals in the town would snowmobile in over our land to lake for ice fishing. No respect whatsoever, Envy often the driver of vandals. Glad we sold it.
Will the owner finance ?
WHO or WHAT VANDALIZED IT ? HAVE THEY BEEN CAUGHT /PROSECUTED OR ARE NEW OWNERS TO DEAL W THEM/IT ?
Yeah I'm not interested there's bad energy around this place.
If they vandalized once they can come back and it's very random to vandalize in the middle of nowhere.
It's.....Hartland.
@@GusFromDaysPast What do you mean? Could you elaborate? Is it because there are no police or ??
People can be so cruel. Sad. Hopefully, someone will bring this cabin back to its former glory.
Clear title? Water quality testing?
WTF $4000 in taxes
Taxes are too high. The bldg. is too close to the water. Would need a costly renovation. High security and insurance protection.
Too bad it isn't a vacant lot, lower taxes.
Listing says under contract.
Dug well or drilled
She said dug
I don't buy potential for this price.
The counties shouldn't be aloud to tax in both counties. It's not right unless it's dirt cheap on both...
Vandalized, two tax bills, and a rebuild? Whew!
I would be afraid of sinking a lot of money rehabbing it and it gets destroyed again! I’ll pass on it. Thanks
And then have to worry about it getting vandalized again getting screwed up now
👍💖👍🤠👍
See the potential you want how much and then I'm at the sink another 50000 60000 in to it easily minimum
I called Saturday no call back interested in the land. Steven.
There WAS potential after it was vandalized till someone left it open to the weather for 2 years. Why on earth wouldn't you at least cover the broken windows? Now on top of the vandalization there's water damage to contend with, mold remediation. Stupid. On top of that you are running the risk of fixing it up to have the same people come back and do it all over again. Very risky. I see it's under contract, a fool and their money.....
HaHaHa $3,500 taxes
Liberal Maine
seems steep to me too but maybe because homestead has not been proclaimed? Liberals ugghh :)
That's almost triple what I pay in southern California
No Crime in Maine !
@@kookietherapy9398 I know right only vandalism and a mass shooting, God forbid you protect yourself. Maine is going downhill fast. After they are done with us they will come for you (liberals)... LMAO
Maine on my radar because such a rural state would be conservative kind of do it yourselfers . But the taxes here are out of sight. Also the state trying to freeze out the electoral college with the popular vote . And trying to keep Trump off the ballot. Wow! Just love your videos but cannot move to a state that is turning blue? Or is blue ? After reading Maine is a short hop to being socialist and beyond .
Yeah, well good luck selling that one
Went undercontract day before this video. At least until the buyers read comments here
Still under contract with a list of people waiting incase it falls through.
ahh BLM got at it the camp. ...its ok.
Mosquitoes and no-see-ums, and in the middle of nowhere = undesirable. Another desperate realtor thinking RUclips is being original.
Hardly. Both properties under contract in less than 7 days.
@@lifestyleproperties Lake front is always going to sell fast in Maine . I just wish you guys had more affordable listings under 200K that were move in ready
