Looks like it has a lot of potential. A well would be a huge addition for this one. Btw, aside from some of those Birches leaning over in the driveway, they dont need to come down. As long as the trunks didnt break, they will usually stand back up after the snow and ice melts off them.
I think you should rent and spend a winter in the Great Northwoods before you jump into moving there full time. This isn't a bad looking camp, but the telephone pole frame cut off short makes me wonder what the wall framing looks like. I've never seen a camp constructed this way.

It might be good to rent a place that is back off the main road since you are looking at properties like that, that way you could decide just how much driveway/road you want to deal with. It'll be great when you find the right place for you.
The cabin is nice. Its the location that I worry about. Dense woods with very poor cell service. A little further from Lincoln Maine then I wanted to be.

Things to consider: is there reliable EMS to this cabin year round, how will you get to the cabin in the winter and mud season. Are you prepared to be isolated for weeks or even months at a time during winter?

Hi I have been following some of your posts. I am from "the other Maine" which is north of Bangor. That is what us Mainers call it. I don't understand why you need that many acres. At your age you are not starting a home stead to live off the land. We have 7 Acres and have never seen it all. When we loose power due to stormy weather it costs us 60 to 70 for 3 days of fuel for generator. The Amish tell us it is not cheap living off gride. This is a huge house for 1person to keep warm and cool. What do you estimate the number of cords of wood to hear a year. How far to closes gas station to get gas for generators? Or propane How far to grocery store? What about who maintains the road?propane up to 15,000 to put a well in Lots of stuff to think about.

Nicest one that I've seen of your videos (not sure I've seen them all) yet. You will need to check out all the things the other commenters have written about, though. Need to think about all the additional costs. Like the cost of a new well drilled and small (heated) shed for the well pump, a septic tank (Does it have one already? I didn't hear if you said so, but I'm deaf in one ear and hard of hearing in the other! 😂), I'd enclose the bottom of the house to keep critters out and help with keeping the house warm, even though it is already insulated. Need more solar panels, too. If you cut around the house, that will help with the sunlight for the solar panels if you don't put them on the roof. The one, maybe two, solar panels I saw when you were walking around the house, definitely are enough, imo. If you make your bedroom downstairs, a wall and door might be something to think about, too. That's a lot of money, and a lot more, for the additional work that needs to be done. Depending on how long its been on the market, I'd make an offer under the asking price of less of the cost of the well and septic tank to be installed to try and offset them. Can't hurt to try, at least. Idk. That's me, and it isn't me who's considering buying the place. (I already live in Maine! 😂) Anyways, whatever you choose to do, I wish you the best of luck! -Collette

Well, the property, the house or cabin is very nice. Is the best so far. First, do you like it? Do you see yourself living in that beautiful place? The Pros that i see: nice piece of property very big, comfortable cabin plenty of land for the chickens and ducks and a vegetable garden Cons: only one door, need a second door with stairs in case of an emergency need a fence for the chickens and ducks to keep them safe from predators need skirting how's the roof condition outside? In other words, i like the Pros a lot more. The only concern is not having a second door in case of an emergency. But that is something that you can change in the future. May the Good Lord be with you always.
I like the cabin. The land is very dense pines. Cabin does need work and the water cistern needs to be insulated. Very poor cell service. Road into property is maintanced but there are issue with falling trees.

To fix a problem on the roof at that height when there are no neighbors close by, is something to think about as well. @Ken-f150 Interesting. He mentioned putting his bedroom downstairs. After that, I immediately thought - lots of heated sq footage for storage. Anything you don't want exposed to the brutal cold 4 to 6 months of the year, could go upstairs and you don't have to go out in the cold to go get it. It looked like no heat source upstairs. Heat rises. So you don't need to heat the upstairs. And it appeared that the cabin was built with heat source nearly central downstairs.

This is one of the concepts essential to an off grid lifestyle that is the difference between life and death or bankruptcy. IMO, you aren't ready for the woods.
First impression is that the cabin is in great condition. That said, it could have hidden issues that aren't evident. I do like the layout of the cabin, and that it sits high up above the heavy snows that will occur most years. It seems to have the acreage you want. Like you said, it just needs some tlc for the most part. Looks like it was used for a deer camp. You and the chickens would have a lot of fun in that yard. Do they clean all the junk out when they sell it or no? So that 2 and 1/2 mile road coming in is maintained by someone? Anyway, it looks pretty turnkey, so you could move right in and start making it the dream homestead you want.

@cumberlandquiltchic1 We are in center NC. You are correct. I would check flood planes and historical flooding. We have heard that due to WNC experiencing the 1,000 year flood, most of the land has been zone as a flood prone area. All new construction/re-built construction must be built 7' off the ground. That cabin looked to be between 7 to 10 feet off the ground.
@@cumberlandquiltchic1 Of course, you always want to check the flood plains map, that's a given. In the North country many homes that are elevated are because of heavy snow depths. Some people even have elevated walkways from their home out to the street in cities and towns.
You can definitely see the difference of what you can purchase, if you go up in price. The extra cost of the property is well worth for that much cabin that looks to be very well built. You did not mention if there is a water source anywhere on the 49 acres; creek, stream, etc. Did everyone else catch the Freudian slip.....MY very own scarecrow. Up until now I don't believe he spoke like that at any other property. With that cabin you could get right into establishing your homestead; have well put in, plumb cabin for running water, take down trees, build wood shed, cut up the trees for firewood, build coop, get yard established for living there year round.
@cumberlandquiltchic1 That makes sense. I wonder where/how those patches of trees are located. Like you said, possibly a wind break for winds coming down from the north and west. Trees would make a much taller wind break for a cabin that far off the ground & 2 story. He might need to think about that before bringing out the chainsaw.
I'd check those birch for chaga, and only cut what falls across the road or threatens harm to the buildings. Live there a year or two making minimal changes to get used to the rhythm. Don't make a mistake in the first five years that effects the next thirty. Hell depending on how far away you are I might even be available to do a walk around with ya, if there was a fire and good conversation.
Ok, not sure what chaga is. Most people tell me that is very common in Maine. They get top heavy and lean over. I hear most will spring back in the warmer weather, not sure of that.
@Backyard_Chickens chaga is the byproduct of a disease in birch trees, it's wicked healthy and some folks have used it to cure cancer. The birch usually lean over due to the wind or heavy snow and ice weigh them down. Just learn to abide in patience and observe what's going on around you and you'll be fine.

Sure, I think I understand. As you saw while I was drving in, all the trees leaning over the road. I would not want that to happen to the house. Plus its 49 acres of dense woods. There is tons of trees, lol.
I suspect you would list it for sale after one year. I'm unsure you are prepared for full-time off-grid living in northern Maine. Many people from away fall victim to the perceived romance of an isolated life in the woods. It requires far more work and effort than most people realize. I suggest you find a rental and try it before making any long term life altering commitments.
I saw the real estate listing and mentions HOA @ $21/month. Might be cause for some concern if indeed the case but definitely something you would want to find out more about.
I would like it but would build front steps and add solar panels , batteries, and possibly a larger generator to power a new well pump, solar powered security cameras definitely.
You can add another $75k to the price if you do all that. At least. It is quiet.. And remote. 😊 It’s built up on stilts for a reason. Not sure anyone has approached that topic .
Not being critical here. Rather, I mean to be realistic. There have been some items that are essential to homesteading that you have misidentified or weren't sure about how to use. A deep woods experience, off-grid, will test the mettle of the most prepared. It could kill the ill-prepared. Have you thought about renting an apartment or house in Maine and get some familiarity with how others homestead? Certainly, a turnkey property on the grid would give you a safety net, where you could ease into the lifestyle as you progress.
Please check out your potential neighbors. They could be really nice folks. Or they could make your life miserable or unsafe. That far out, you never know… I’m speaking from experience ( from Maine) The cabin looks really nice.

500 an acre is 25,000 so about 175,000 for the cabin. If 1000 an acre at 50,000 about 150,000 for the cabin. Is that worth it to you. Also taxes you should check.

If you need that much square footage, the house is perfect. A lot of sq footage to keep warm, though

The amount of evergreens doesn’t scream wet to me but I did notice a bunch of clumps of red maple near the entrance 🤷🏼♂️

You can definitely see the difference of what you can purchase, if you go up in price. The extra cost of the property is well worth for that much cabin that looks to be very well built. You did not mention if there is a water source anywhere on the 49 acres; creek, stream, etc.

With that cabin you could get right into establishing your homestead; have well put in, plumb cabin for running water, take down trees, build wood shed, cut up the trees for firewood, build coop, get yard established for living there year round.
Those trees might be there for a wind break.

@cumberlandquiltchic1 That makes sense. I wonder where/how those patches of trees are located. Like you said, possibly a wind break for winds coming down from the north and west. Trees would make a much taller wind break for a cabin that far off the ground & 2 story. He might need to think about that before bringing out the chainsaw.
No streams that I know of. May have a natural well, not sure. The house was setup for rain caughtment.

I just wanted to see how quiet it was at night and see the stars but it was snowing. It was cold, but nice to be there.
I'd check those birch for chaga, and only cut what falls across the road or threatens harm to the buildings. Live there a year or two making minimal changes to get used to the rhythm. Don't make a mistake in the first five years that effects the next thirty. Hell depending on how far away you are I might even be available to do a walk around with ya, if there was a fire and good conversation.
Ok, not sure what chaga is. Most people tell me that is very common in Maine. They get top heavy and lean over. I hear most will spring back in the warmer weather, not sure of that.
@Backyard_Chickens chaga is the byproduct of a disease in birch trees, it's wicked healthy and some folks have used it to cure cancer. The birch usually lean over due to the wind or heavy snow and ice weigh them down. Just learn to abide in patience and observe what's going on around you and you'll be fine.

Sure, I think I understand. As you saw while I was drving in, all the trees leaning over the road. I would not want that to happen to the house. Plus its 49 acres of dense woods. There is tons of trees, lol.

I suspect you would list it for sale after one year. I'm unsure you are prepared for full-time off-grid living in northern Maine. Many people from away fall victim to the perceived romance of an isolated life in the woods. It requires far more work and effort than most people realize. I suggest you find a rental and try it before making any long term life altering commitments.

I saw the real estate listing and mentions HOA @ $21/month. Might be cause for some concern if indeed the case but definitely something you would want to find out more about.

True. The problem is with the location. It all woods for mikes and miles and almost no cell access.
I would like it but would build front steps and add solar panels , batteries, and possibly a larger generator to power a new well pump, solar powered security cameras definitely.
You can add another $75k to the price if you do all that. At least.

Not being critical here. Rather, I mean to be realistic. There have been some items that are essential to homesteading that you have misidentified or weren't sure about how to use. A deep woods experience, off-grid, will test the mettle of the most prepared. It could kill the ill-prepared. Have you thought about renting an apartment or house in Maine and get some familiarity with how others homestead? Certainly, a turnkey property on the grid would give you a safety net, where you could ease into the lifestyle as you progress.

Yes, I will have to keep an eye on my animals and fight off the critters at times. I'ts a nice cabin, but is a little to remote for me. No cell service in the area is not helpful either.
