Good luck with the search, my wife and I purchased 5 acres a few years ago and have been slowly developing it. Driveway and cleared building spot and built a 10x12 temp cabin while we saved and figured everything out. This coming spring/summer we are finally putting in a septic and drilled well....not cheap. One thing to be prepared for is WIND....it may say it's going to be 10 or 20 degrees out but I usually always find it's colder than weather predictions say and always higher and constant wind in the fall/winter. I've been up with -60F wind chills for days on end. Just be over prepared and you'll do ok!
I really liked the property that was logged. It already has a driveway cut in for you and it’s already clear cut for you. You just need to do a little maintenance cleaning and get a cabin put in. Any property you buy with trees on it, you got a lot of work ahead of you just getting a clear cut and a road cut in so that being done already is priceless.
Hi, that 2-mile rd to get to the property (#1) is really nice, slows you down, gets you in the mindset. Second prop is also very nice. I'm not trying to be mean or rude, just wondering why the real estate agent has not narrowed down the property a little more so you get a better feel for property lines, etc, especially after you have driven all those hrs. Just sits in his truck??
Good evening, not trying to tell you where to search for land! But a video came up from United Country Lifestyle Properties of Maine. Their latest video is showing a 40.6 acre mixed wood site. Low taxes lakes all around 19 miles southeast of Lincoln. Not far from Canadian border. $59,900! It’s shows quite a lot of the property on the video. 👍🏻🙏🏻👍🏻
Was in hopes to see the cabin! The flat property had beautiful views. But was it on top of a hill? Would have love to have seen the cabin. I think if you buy just property, you are going to wish you had of bought a cabin all set ready to go. It’s a lot of work to start from scratch. Hope you find your dream soon.
Like the availability of lots of birch trees for firewood in the first place you showed need to see more of that property. I would want pines closer to the house for wind protection and lots of birch for firewood. But that’s me! 🙏🏻👍🏻 Did you film the cabin property for another video?
That acreage with the view looks really nice. You may want to get a small tractor to drag your road and keep it level. Also, if the tractor has a bucket loader in the front you'll be able to get a lot of things done on your property. Moving gravel, dirt, snow. and brush. I want to see the cabin in the woods first though. It might be even better for you.
No if's about it... If your living up there through winter and into the spring thaw / Mud soup season your gonna need a 4x4 truck with a Plow and a winch and LG tractor with a loader bucket and a Gannon box w rippers or a grader for the road. A reliable Snowmobile is a good addition for when your buried and need out as well.. And personally thinking these guys wanting over a $1000 a acre for bare land that far north they just clear cut and pocketed the money b4 selling is a bit high... That's money that could go in your pocket or exchange for dirt work after the fact.. There's a lot of stumps gonna need pulled. Born in New England and moved to west coast for the sun , but I've lived in the Portland area and played up north a lot where your looking. Beautiful world up there but slower pace for sure . And you got the right idea that there is gonna be give and take with what you get and what you leave behind. Good luck on your search for your Utopia .
Thanks, Yes, there is a ton to think about, pray about, but all doable. I am very lucky, I have a friend who will live close by and I can always get great information from him.
I looked at that lot in the spring and yes there is a nice view of the mountain on a clear day, and there were lots of moose tracks too. Ya the really cut it out really good
Happy New Year!! Fall and winter are the times a buyer can have some bargaining power on price, ...etc. But winter hides a lot of things about the land. Water, "mosquito bogs", and how bad the access road/driveway really is. Something about a cabin/house in Maine you may want to keep in mind. South facing homes have many advantages...especially warmth and light from the sun. Most farm houses and very old homes were south facing for many reasons with bedrooms and kitchens in the back. If Katahdin is to your north, it may be a great view from the bedroom or kitchen... I agree with others that the second property looks better. Good luck on finding your home and God bless you!
Thanks, I will keep this in mind. I was thinking about cabin placement recently. Once I get the land, then i can start to figure out where to put the cabin. This lot had 3 or more places to put a cabin, I like options.
I'd buy the property with views of katahdin. Build the cabin facing it. Morning coffee with the sun hitting the mountains sounds amazing to me. And you're closer to Bangor than other options you've showed. A quicker trip for supplies.
Yes, I agree. I like the openness of the property and the view will be nice. Bangor will be about an hour drive. Unless I learn to drive fast like most Mainers do, lol.
thanks for the update...................find it rather odd to say the least that the realestate agent did NOT know how the property laid out aka property lines
All the trees hanging over the road (1st place) make me wonder about access if they fall. If it is unmaintained then removal fall on homeowners. I'd love to hear the reaction of your realtor when you arrive in your little car and go way off the beaten path. Wonder what they are thinking about your plans ; ). The open space on the second property is positive but the unknown boundaries and selling adjacent lots makes me nervous. I enjoy the older podcaster "Off Grid Prep Family". They have tons of experience and recommend buying and clearcutting land to get started. Good choices, I'm excited to follow this journey.
Make sure you look into who maintains the roads. Especially if the roads are for snowmobiles in the winter. U get a foot of snow on the road & it isn't plowed have fun getting out, onto the main road.
I ask only because we thot we had access on a road to get to our camp. When original owner sold, the new owner prevented us use of the road so our camp was inaccessible. Be sure it is very clearly deeded.
RUclips suggested to me a video titled Life on an unmaontained road in Maine. I guess because I watch a few channels out of Maine. It was an interesting watch as the family purchased property in Maine for homesteading. You might want to view it to hear from someone who moved to Maine, purchased property for homesteading, on an unmaintained road. First hand experience.
The local town should be able to give you the perimeter guidelines of the property as that is how they determine the rate of taxes. Having lived in a log cabin in Maine it can be brutal in winter and spring as you will need proper snow removal gear. Good luck and I'll be following you on your journey.
Yes, thanks. I'm getting my agent to get me the information. I can also call the city and should be able to get it. All the properties were recently surveyed,
You bring snow back with you? Looks like you’re gonna get hammered in Maryland!! In NJ we are 4-8 tomorrow. My girls are not big snow fans. They stand around looking at it! Too off grid for me. I like electric and gas!! WiFi and seeing people more often! Hope you thought this out. What your kids think?
Yes, I see that, lol and sorry. I have charges all my batteries up just in case the power goes out. My kids are all living on their own now. They can come visit if they like.
The adventure for searching for your perfect property has been enjoyable. Each property that owners are selling have good & bad points. I am a list person. I might misplace my list but I write a list and tweek it often. So keep your bullet points from your list at the fore front of your thoughts. I believe with each property you mention, while driving to the property, is road access and road maintenance. You don't seem thrilled if the road (especially if a dirt road) is not state maintained but property owners are responsible for maintaing the road. Put that on your list if you don't have it.
Yes, I do favor maintained roads. I like being only 1 mile or less off of a main road. That way its still quiet but you have access to a main road. This property, will need about 1/2 mile to maintenance. Not too bad, that is doable.
Check out the hanbleceya ranch video "life on an unmaintained road". Good info on the pros and cons and they are in the area you're looking. Route 6 is very quiet after Springfield. Nice area.
I will say, it was nice, but cold, lol. I enjoyed the temp. I was expecting it to be colder, but at 18 degrees it was good. I had good boots and jacket on. I was warm.
That 2 miles of road will cost you $3k to $5k you o plow for the winter you may have to use a snowmobile for winter access, mud season is foot traffic only
Second property doesn't seem to have much wood for firewood. Four to ten cords per year would require 10 - 20 acres of wooded land. It would take 20 or more years to grow harvestable lumber or firewood. Looks like about 50 acres of clearing, from the video. Not sure how you plan to heat or cook. Number two would be a pass for me. Property number one offers more resources, in my opinion.
Thanks. Yes, I am looking into getting the boarders of the property so that I can see how much trees are avalible. I do like the openess of the land. Some properties have so many treens and there are tons of cost for clearing the trees and getting a place ready to put a cabin. I guess its a trade off. The more I learn, the more I realize there is even more I need to learn. There is additional property avalible also.
@Backyard_Chickens , you will spend the money either way. If you heat a small to moderate sized cabin with wood, you will need 10 - 12 acres of wooded land to provide sustainable firewood. If you purchase the wood, you have cost. If you cut it and split it, you have only the time and cost of materials to split. The cost to put in a culvert and clear the raw land is likely less than you will spend in purchasing firewood or heating with fuel oil, over a 10 year period. There is no avoiding the work and some cost, if you are going to live off grid. You are either going to clear land for housing or clear out some trees for heating. The process is no different for clearing a driveway or prepping a build site. They are all connected. Consider, to start, a couple of good chainsaws and a mini excavator. Both are useful for land clearing and holding logs for bucking. It would take longer to cut a driveway with a mini excavator but you will spend less than hiring it done or renting equipment and you'll own it and use it when the work is done.
The second place won't last long...it s up high and cleared....buy it before someone else does. if you decide in next months you find better that property will only grow in value...that land is a good investment....period.
Not a good thing to start poking fun at the road names in the place you’re thinking of moving to. This video I hope that the road gets plowed. As of now you only have a dusting and would not expect any plowing yet. Your sense of adventure is not there if you think that because there is a dusting of snow it’s to hard to walk in the woods. If you’re shopping for land, winter is not the time. You need to see it in the spring/summer/fall. My opinion.
Agreed, I have looked at another property in the spring, just down the road a bit. I wanted to see the land in the winter and feel the cold. 18 degrees was ok for me. I have live in places that get under zero, as Maine does sometimes. The name of the road changes, which is odd, not sure why.
Been watching your search for land in Maine. I live in the area you are looking and my brother and I have a property that you might be interested in. It fits many of your criteria (30 to 40 acres, good marked boundary lines, driveway and clearing in place, low taxes, on a secondary road but with power/internet, 30 miles to a Super Walmart and Tractor Supply etc...). If you want more information let me know and we can figure out how to connect. It's in northern Washington County. Glad to show the property if you are interested. Thanks!
Your not gonna make it there. It’s a woods road. Where you from masshole like? There are better property’s a little fatter north. Haynesville to houlton on 2. Where your going is getting you ripped off. Get outta there. The land store will not help you. Keep looking that’s gonna brake you.
I can’t help but comment. Your getting screwed. You don’t even know what a tree is. If it’s cut over it’s only $500 an acre. Oh no an inch of snow. What the hell do you think your gonna do when we have 3 feet on ground. You have NO IDEA WHAT YOUR DOING.
your crazy wanting to live out there. you wouldnt make it out in the winter without a snowmobile. you hhave an emergency your screwed. fun to see how nuts you are thou.
Good luck with the search, my wife and I purchased 5 acres a few years ago and have been slowly developing it. That second property is really nice, having a beautiful view will benefit you during the fall and winter seasons...
I like the views and the openness of the land. The stars will be amazing there also!

You will. I’ll put out another video soon.
Wonder if it's muddy when it's thawed? 🤔
I'm sure it will be. I will seed a bunch of it. There is gravel on the road, which is great. Maine will always have mud in the spring, lol.
Happy New Year, happy new properties! I think the second looks really nice from what we can see, the view and mountain will probably be even better.
Thank you, same to you!. Yes, I do like the second one a lot. The cloud hide the mountian but on clear days, it will be great. Take care.
Like the availability of lots of birch trees for firewood in the first place you showed need to see more of that property. I would want pines closer to the house for wind protection and lots of birch for firewood. But that’s me! 🙏🏻👍🏻 Did you film the cabin property for another video?
Thank you! Yes, cabin will be another video.
Wonder what condition the road will be in, in the spring when the frost thaws?
Yes, I'm think about that also. With the gravel and heavy logging equiptment that was on the road, I think it should be ok.
Agreed, I hope to start with a truck, then a ATV with a plow and I do hope to get a tractor also. Just need money, lol.

appreciate the update. Braving the cold!!!
I looked at that lot in the spring and yes there is a nice view of the mountain on a clear day, and there were lots of moose tracks too.
Ya the really cut it out really good
Ok, thanks, good to know. I thought so, the other property I looked at on that road had great views also.
Where was the cabin?
I’ll show that in another video.

the land is beautiful but getting older i want warmer weather for me the cold just gets to me . stay safe
Thank you! I understand.
The snow is the least of your worries on that road. I would be more concerned with mud season.
Agreed, this property in only a 1/2 mile off of the main road. I did drive the road in the spring, seemed ok then. Mud is a concern though.

What part of Maryland are you from ?
Baltimore area.
I like that last one, hope yah find what you want
Thank you!
Beautiful my friend happy new year my brother of god
Thanks, happy new year. Yes, I do like the land. I'm getting more information about it now. Praying a lot.
Make sure you look into who maintains the roads. Especially if the roads are for snowmobiles in the winter. U get a foot of snow on the road & it isn't plowed have fun getting out, onto the main road.
Who’s selling? They need to survey. Who owns the road? Will you have right of way?
Not sure of the logging company who is selling the land. The main road has deeded access to people living there.
I ask only because we thot we had access on a road to get to our camp. When original owner sold, the new owner prevented us use of the road so our camp was inaccessible. Be sure it is very clearly deeded.
Good, luck with your decision, tough one. View is beautiful property two . Better get plow on that truck you are going to buy. 😊
I have a friend who uses a v-plow that he drags behind his truck, seems to work well. I hope to get a ATV with a plow. So many decisions.
2nd parcel had nice views. Will be pretty in the fall.
Yes, I agree. Looking at the mountain will be nice also.
RUclips suggested to me a video titled Life on an unmaontained road in Maine. I guess because I watch a few channels out of Maine. Thanks, yes I saw the video. Great video. I know them. Good people.
I like the 2nd property due to clearing, which allows you to begin setting up your homestead sooner. , did not mention a water source on the property.
No water source that I know of. Will need a well or rain caughtment. There may be a natural spring, need to investigate that.
The local town should be able to give you the perimeter guidelines of the property as that is how they determine the rate of taxes. Having lived in a log cabin in Maine it can be brutal in winter and spring as you will need proper snow removal gear. Good luck and I'll be following you on your journey.

Yes, I see that, lol and sorry. I have charges all my batteries up just in case the power goes out. My kids are all living on their own now. They can come visit if they like.
I was curious why your interested in so much land? Are you getting more animals starting a homestead? Looks gorgeous though nice woods. 👍
Yes, I do hope for additional animals. I really like the privacy and I want to put some trails on the property I can ATV and walk on.

Great video. I did watch it. Jason and Jen are really good people.
Yeah, that wind chill is dangerous.
I will say, it was nice, but cold, lol. I enjoyed the temp. I was expecting it to be colder, but at 18 degrees it was good. I had good boots and jacket on. I was warm.
How far up north are you? I live in Frenchville on the Canadian border.
I'm looking in the Houlton / Lincoln Maine area.
That 2 miles of road will cost you $3k to $5k you o plow for the winter you may have to use a snowmobile for winter access, mud season is foot traffic only
Agreed. I don’t want to be no more than .5 off a main road.
You need a small drone!
Agreed, I looked at a couple on Amazon, the one I liked it $1000, they are expensive.
Second property doesn't seem to have much wood for firewood. Four to ten cords per year would require 10 - 20 acres of wooded land.
You don't live in the "Views." You live in the structure.
Buy it for $80 grand today. Sell it for $60 grand 10 years from now..
that's how it works.
Understood. My hope is to build a cabin and live there. Life is so short, it’s over before we know it. God bless!
The second place won't last long...it s up high and cleared....buy it before someone else does. if you decide in next months you find better that property will only grow in value...that land is a good investment....period.
Agreed, hard to tell some times I notice properties on the market a long time. This one should go a little faster.
Snow hahahahahaha you ain’t seen nothing yet hahahaha
Seems, recently rain keeps getting rid of all the snow. Maybe next month will be different. I lived in a Spokane and we got over 96 inches one year.
Not a good thing to start poking fun at the road names in the place you’re thinking of moving to. This video I hope that the road gets plowed. Thanks!
Your buying cut over land. $500 an acre. That is NOT Surveyed. You can do better. Come up closer to Houlton you’ll find more and better.
I like Houlton area. I almost bought property there.
Your not gonna make it there. It’s a woods road. Where you from masshole like? There are better property’s a little fatter north. Haynesville to houlton on 2. Where your going is getting you ripped off. Get outta there. The land store will not help you. Keep looking that’s gonna brake you.

I like the openness of the property. All the property is over price these days. I will do my best to negotiate the best price. Take care!
Buy two snowmobiles your going to need them when one gets stuck I’m sorry but I feel bad for you you don’t have a clue what you’re getting into
Thanks. I do have friends who live in Maine, that are close by. I ask them a ton of questions.
your crazy wanting to live out there. you wouldnt make it out in the winter without a snowmobile. you hhave an emergency your screwed. fun to see how nuts you are thou.
Thank you. We have to follow our dreams and a bunch a prayer will not hurt either. Take care.
There's hardly any snow in Maine the last few years. Good tires and 4 wheel drive he will be fine.
