      @@TheDoctorSung money should be laundered. It is none of the government's business where anybody's money comes from. Taxes should be voluntary until we are put back on a "Real" tangible asset based monetary system that banks do not control.

    One key to storage units is making it easy for the customer. Have an online portal where people can enter their info, pay with a credit card, and get a unit assigned without you having to do anything. Automate it to the point that you only have to do a lock audit once or twice a month.

    The best businesses are the ones which have minimal contact with customers. A lot less hassle. Storage lockers are in high demand.

      Yep. Just cleared mine out after paying $73 a month for the last 30 months (Alaska). Our unit was 10x10 with a partial storage shelf in a gated business with security cameras. Just about every unit there was rented out and this was a larger storage company. It was only supposed to be a temporary solution while between places. The value of the contents was likely less than half of what we paid overall. The issue was how far away it was and life has a tendency to put up roadblocks making it difficult to get out of town for a few days.

    Gas Station FYI- Always check the gas tanks for leaks before buying cause I personally had friends look into buying gas stations and you would be surprised which stations had leaks. Leaks let in water, then it cost hundreds of thousands of dollars to replace tanks.

      Not to mention trying to get USTIF to help with any cleanup always takes for ever to get your money. Literally as an environmental consultant, I'd tell you to stay far away from gas stations...but if you do get one, let me give you my card cause you're going to need it eventually.

    My local storage unit has a self serve renting box. You swipe the card, pick a unit size and it gives you a key. Automatically charges you until you cancel

      And the hassle is unreal too. Easily the type of business where you will receive the most abuse from your customers, though of course I doubt you'll spend much time there

      @jimmy hopkins ideally you want something with either low or set overhead. Do you know how much you’re paying each month outside of the services you provide. If you find a niche market that’s even better. Ultimately the profitability of business has to do with your ability as a business owner or the market you’re in. Hi there is really no one be-all end-all “return great profit“ business. If there was, Everyone would run a business like that. Gas stations are highly profitable, but they’re also prohibitively expensive. Same thing with franchises like McDonald’s Taco Bell etc. Franchises return a great deal of money to their people, especially if you’re able to buy one out right and don’t rely on the company itself to provide you with a majority of your start up costs.

    Maybe add cameras to some units so people can check their unit from home. Use this as an additional upsale like +5$/mo or so.
    Edit: So people don't have to worry if their things are still there. It gives customers a sense of security and people are often willing to pay extra for that feeling

Then have a way a person can view this camera over the internet, so they can check on their property at any time. Basically a personnel security camera, instead of one for the business.

    Door guy here. worked on a ton of mini storage doors in years. likely your going need to learn to add tension to keep doors form wanting to fall. easy way is open it all way up, vice grip tracks. tie 1 to 2 ropes around it. take off guards, spin door in way it dont want to move aka adding spring tension, normally just 1 full roll, some times 2. line up and put back in track and put guard on. remove ropes and close door, door company going want $100 plus each time to visit.

    If you buy a gas station please try to make a retro themed gas station that sells burgers and shakes to go as well. It'd be a big landmark for the area.

He would of made an absolute boon from he it if he did. I even offered to help come up with the menu and recipes but he just wanted to be a cheap ass.

Stock market, ideas for businesses, etc. Ultimately it's people like you who would do well if you had one of those stations because you have vision, and foresight. Too many people want to buy a business, and then set it, and forget it.

    storage lockers make me sad. People put in the stuff they gather throughout their lives, every item probably has its own memory that is gone forever. They pay to keep it there, die and it ends up as trash auctioned to people looking for items to sell.

    I had a feeling these did well after finding out most where I live had no vacancy and kept raising rates. Shortly after two new storage facilities have been built one is indoor with two stories climate controlled! Im considering buying one or having one built.

    Yep, called it. The third one was a storage company, not surprising at all. Thing about a facility like this is that is can be a pretty passive investment; there really isn't a lot that can go wrong as long as you do the basic maintenance and keep it reasonably clean and secure.

    For your storage facilty, without it being "gate secured" you are likely never going to drive serious revenue because people won't pay for what they consider to be insecure. This is particularly important when you consider that the abandoned Wally World behind you isn't driving an image of a secure area. So gating the facility would likely be a good way to drive up your overall rents. Cameras, lighting, and the like also go a long way towards supporting that view. Also, moving away from storing your own stuff is another key. Your car wash business should be paying for it's storage space at market rate. Even if it's a purely paper transaction, you need to show it and prove it. That would already change the number around a fair bit - and likely encourage you to limit how much space you use for that stuff. Overall, you seem to have bought three business that could do better, but investment will be needed.

    A couple of car washes near me also have a little self-washing station for dogs. I'm just curious about how much if any, value you think something like that may add. Given this is a really small area so these are only one automatic bay and one self wash bay for the car wash

      I would never have thought about that. A mobile dog wash service will cost you from $50 USD for a small dog here in Australia

      I know a guy with 2 car washes. He installed dog wash stations at both locations about 5 years back. He says they're doing well for him. They weren't cheap though. He went with the more expensive option.

    You could possibly boost sales at both your storage facility and carwash(es) by offering say, 1 free wash a month for as long as you have a storage unit. This May be a bit far of a stretch, however considering the carwash is so close it may work since everytime they visit the storage locker facility, the carwash is also in view.     How does the real estate figure into the business valuation? I find most sole proprietor situations tend to value themselves so high that the real valuation is much lower that the offer offends. How do you manage that situation. Also, if a business broker is involved the asking prices seem to me quite high bordering on not realistic; how do you manage that situation?

    INVESTMENT JOY, what methods will you be using to drive more business to your storage facility? A modest discount for the first month usually grabs the attention of potential customers. After they move in they can use your carwash. You're gonna own the whole town in a couple of years. lol. I love watching your videos and ideas.

    Hey, if you buy a gas station.
    Make sure you add a Duncan Donuts that will be inside the station. Here in Toronto, we have
    Tim Hortons in pretty much every
    gas station. And it's always a lineup. You're so lucky there in Ohio
    everything is so cheap to buy there.
    Here our rents of apts are 1.500 to
    over 2.000. It's crazy?
    Just bought a home for 2.6 million.

    You're doing it right by purchasing businesses that doesn't require people or employees being there. A gas station on the other hand would be a huge nightmare finding and keeping reliable employees.

    You could package the storage rates with a monthly car wash subscription. That's a unique pairing not available anywhere else. It would give you an edge in marketing and I bet it would make it easier to increase the average monthly rate by justifying it with the car wash aspect. If I was in that area and needed storage I would choose the only one that also bundles in "free" car washes. (limited by issuing single use codes monthly when storage rent is paid)

    I agree, I ended up with my storage unit for far longer than I had anticipated. I had to move my Mom because she could no longer live alone, that was April 2020. It is almost a year later and I am just now getting the mess out of storage. Even if I sold the majority of it I would still loose a lot on storage fees.

    You should've bought a Gas Station.
    You need to add a 8ft barbed wire chain linked fencing around the Storage Facility with a barbed wire electric gate plus add LED lighting and Cameras around the whole facility plus two cameras (coming and going camera) at the gate it would help alot if someone broke into the storage facility but don't give the renters access to the camera system cuz they'll miss use it I know that cuz I have several friends who own storage buildings. Plus you should reseal the driveways at the storage facility and the car washes so it makes the look alot nicer and it will show the public that you really care about what your facilities look like and take good care of it.
    Also Show us how the vacuum's at the car washes work you've already showed us how everything else at the carwash works.
