I need to get into the storage unit business and apartment building business. I was thinking of getting into the laundromat business but that requires more time and maintenance than the other two. Good for you two for being so young and kicking ass! RUclips has woken me up to the financial possibilities of retiring early with cash flow. Now I just have to pull the trigger and make it happen.

Many storage facilities here in Ohio use the extra outside space along fences as parking spots for RV and boat storage. Suburban developments usually do not have the room (or covenants) for RV storage. Costs virtially nothing... way less than new building, just some marking paint, flags, cones, etc... paving not necessary.

One thing you didn’t mention about depreciation is you need to figure out your exit plan. If you’re holding it for cash flow just take normal depreciation. No need to accelerate it.

Auction off the units that don't pay. Even if there's nothing but crap inside. You get paid for someone to clean it out for you. Also for banking try local credit unions or local banks. I own storage here in Florida. Hit me up if you need help.

Can you tell me a little bit about the property management aspect of this. Do you have a large national management company or just a local one? or do you have your own?

Fun video guys…but I think you could have a stronger pros & cons list. It seemed like we just heard pros on storage and not much else? From what I’ve seen, the buy-in on storage units might be a road block for start up investors because it’s probably equal to about four or five single family house down payments? But multi-unit storage (or housing) definitely makes sense as an investor gets close to max loans available to property units.

Charge for RV Parking on the side lot. You can probably make just as much with no need to take on the expense of building additional storage units.

Pre/Lien process is easy . I operate a few in California. It’s about the same process . Start to finish about 50 days.
Why not use the land for RV and boat storage ? No building expense !
You do realize that Idaho has all kinds of open space for boat and RV storage for free. The demand is for indoor storage.

If you guys refinance it with a loan, how do you handle the remaining of owner finance for the remaining 3-4 years?
The bank that handles therefi will pay off the balance of thr current loan.

Why do you have OSB on the walls inside the unit? Seems like an unnecessary fire risk. Is that something customers ask for? All the ones I’ve seen are just open metal.

but your not limited to 10 loans if you have LLC's thats a way you can have more than 10 loans!

Really strong video about depreciation, tax and finance, good to see these ideas reinforce my knowledge. I'm 20 and started a business that really popped off this year, tax rate is going to total between 35-40% so I've got a near 75k tax bill to reduce. Chandler I beg if you see this, keep the same quality and quantity of your content, the best on youtube for RE investing imo, too many other guys went way too much spam content and fulltime RUclipsrs rather than RE Investors.
