When you calculate labor and maintenance, are you talking about an employee working there for $40 plus $200 ($240 labor) over the weekend? Your utilities for $46? Are you counting water, gas, electricity? I can’t see that only being only $46??? You must use a lot of water. What about soap, chemicals, average repairs, damage, theft? How harsh is the winter and how often do you have to repair or replace the roof? Has any machines been hit by cars yet? What does the company charge you to deliver and install the soap and chemicals? How often does this take place? Does the city charge you for a business license? How about hazardous chemical license and fees? Does the city care about the chemical run off? Also, your calculating your PITI for one Sunday as $133. Does that mean you should multiply that by 30 days in the month? Have you thought about damage claims yet from the auto car wash? Yes you have insurance, but what’s your deductible and at what point will your insurance company raise your rates from too many damage claims? I think your gross expenses are too low and should be much higher. There’s much more that needs to be calculated in the performance page you depicted. Also, what happens if there’s cars next to vacuums 1, 2, 3, 4? How do other cars get into the bays to be washed. They are blocked. Do they have to completely drive around to the other side? How does someone use vacuum 4? It’s blocked by the auto bay pay machine. If some tries to squeeze in there to use it, now they will be blocking the auto bay.

Insurance Agent here I am curious what does one of these run you a month on your GL + Property!
It’s amazing to me how you can have all those ones and NOT have ANY Fives mixed in!! Well done!
3:50 It's secure until "The Lock Picking Lawyer" comes to town. He could probably clean you out in under 5 minutes LOL
5 minutes? Is that with him taking the time to also set up the cameras?
@@snoopdogie187 that's with him writing a contract, which everyone knows is the real way a lawyer steals money ;)
12:42 there is a 5 dollar bill sticking out of the stack of 1s!
Good info! Couple of questions, does the utilities include water and drainage/sewage? Also, with the quarter discrepancy, are many people using bill changer to get change for use other than the carwash?
Great questions . Did you ever get answers ?
@@immelting9834 never did, but can probably find it somewhere. 😎
Car Washes Dry cleaners(if you can find one) laundry mats. and Hot dog. Good wagons based on locations quietly put away a tidy sum every year. And whether you cater to Rich only or better the masses with additional service say a pants press.$$$$$.
"An Ohio 6-7" is what my ex-girlfriend calls me.
Ouch
Thats small dude.
Would you look at that!! Remind me of that guy buying that car saying would you look at it” just look at it” lol 😂
I'm thinking of buying a car wash I would like to see more inner working of your car wash

I’d add a second automatic bay, dog wash and an air pump for tyres.

Why not weigh the quarters instead of counting them?
its not as accurate, 1 lb should be $20 but its more like 20.75 or more sometimes. With other investor involved I could see it needed it to be exact
Hey Hamdy - is the car wash operator asking for your UN-helpful advice?? Ehhh?
@@warriormanmaxx8991 No he did not. I didn't ask you for your input either. But everyone is free to say what they want, this is a public domain, boomer.
I had a friend that purchased one too. You can make decent money, but you've got to baby sit (refill soap etc) all the time. It can take a lot of time.
Lmaooooo child labor am I the only one who caught that😂
Your excitement is awesome and inspiring. I love that you are having a go
the location was only about 14 grand? amazing!
Thats insane. There are car washes in my area that are 800k-1M+
