    Helpful hint: Move your vacuum stations if you have the room. People will spend a lot of time vacuuming their vehicle, blocking other customers who just want to wash. By moving vacuums people can still vacuum and people can wash, keeping better flow will increase cash flow.

      Being an established business people are use to the entrance and exit to the wash pulling into bay opposite way would be like cutting in line. People won't do it to avoid confrontation. People will say someone was washing so I decided to vacuum out my car or most of the time they are not spending money on the vacuum they are just cleaning trash out. It would be a big investment to move equipment and it might not be a issue in your area.

      @@truepeacenik some places are designed to have one direction traffic. Yes, folks will still do so regardless. Moving wash stations if possible is best .

    As somebody that doesn't carry cash, I'm really glad that you're installing the credit card reader on the automatic. I've literally backed out and left a car wash because it didn't accept cards and I didn't have any cash

      We drive past 4 car washes just to go to a car wash with credit cards, it's about 20 miles from us. It has many other things that just seem to be kept up well. Just use the self serve because it's a lofted vehicle and won't fit in the automatic. Spend about $12-18 on a self serve bay each week at least one maybe 2 times. Also the other big reason we use it is it was the only place that exchanged $20s and not $5s. It's easy to swing by a ATM to get cash but they only give out $20s yet only 1 car wash takes $20s.

      Yup. I always keep a few hundred in cash on me... but other than the occasional vending machine, I haven’t touched it since I pulled it from an ATM a year ago.
      A lot of business owners hate CCs because of the processing fees... but that’s just the cost of doing business in this century. Too many fail to adapt and go under as a result.

      He is working in 2 or three counties and ross county where one of his laundry mats is a handful of people own everything anyway so this statement isn't far off. I think we have 2 laundry mats in chillicothe with 20k people.

    Regarding your valve issues with the RO water,. RO water is slightly acidic, consider switching to stainless valves (with consideration for dissimilar metals) or possibly plastic valves and piping.

    I grew up down south, and those Ice machines are everywhere. I now live in Pennsylvania and have never seen one up here in 20 years. I know I buy bagged ice during the winter.

    When ceramic coating, the bulk of the price is in paint correction. Ceramic coating a paint job that has not cut and buffed at the same time just traps the grime forever... It's snake oil or worse if it's not used properly...

      My small town car washes only do coins for self service. But in the city, the car washes have the ability to use credit and it’s really neat! You swipe your card and it waits until you’re finished washing and charges you based on how long you took, instead of having to constantly insert quarters.

    Best thing you can do to give the place a super quick clean is to get someone with a pressure washer and just go to town on all the brickwork. Will make a HUGE difference. You can see what the brick should look like at 15:45 where a poster used to be!

    Personally, I’d clean the joint up both inside and outside before doing any ice thing. I’d be a little sketched out personally buying ice from a car wash, but especially a car wash that looks a tad ‘run-down’. I hope you decide to power wash and paint it at some point Brandon.       I was out in a t shirt today with snow on the ground. It was above 40 degrees and I was working so I was plenty warm.
      I think Ohio has similar climate to Illinois.

    There’s a car wash in Farmington Missouri. It is referred to as the $8 car wash. And it is what we call it. You pay $8 and you can hand wash your car, get an automatic car wash, shampoo your carpets, add carpet fragrance, vacuum your car, and there’s a machine you can put your floor mats through that actually washes them! The entire car wash is gated in. You pay $8 and you can stay as long as you need. Instead of adding coins to hand wash your car, you just keep hitting the button every 15 minutes like you would when you put quarters in. It’s pretty sweet. Also I LOVE the water and ice machines, super cheap, really convenient. Love them!

    Ironically, the car wash looks like it could use a good pressure washing as a start to sprucing the place up. You can hire someone to do it or buy a good quality pressure washer and do it yourself.

    My entrepreneur professor from school did what you are doing...he had at that time 147 car washes across So Cal. remember what you are buying and this is helping that...you are buying the land and the car wash is simply paying for it.
    You can wash and repeat the cycle over and over again with car washes.
    One thing I would think about and is something I see coming online here in So Cal washes is...a warm air blower in each bay that extends the time people are willing to pay for it and gives them a nice dry car.
    Typically with the vacuum, wash and air drying I usually spend 15 minutes in the bay, extra before hand at the vacuum stall before the washing and spend about $10-12 through either cash or credit.
    Cant wait to watch more.

    Friendly profit advice. Your current system uses coins and is a pre-pay system. Update the consoles to have card capability in the bay. No more coins and best of all the system can be set as a pay as you go system. Swipe, pump opens timer starts up to a maximum set by you at your market price or the customer selects the I'm Done button and it closes out the sale and charges their card. Watch on your cameras and see how many people load up the machine with quarters, start spraying, don't pay attention to the time, it expires and even though they aren't finished they don't put more money in, and drive away.

    1224 in three days? that is pretty incredible, especially with it being so recent that you bought the spot! CC's will help you a ton, but keep an eye for skimmers. you do not want to have someone get their cc copied from your place and try to screw you over.

    R/O Water - - Used to keep marine fish (nemo) adding disired salt to the ro water sold by the 5 gallon refill of your own container via pet shop or tropical fish outlets for $x.xx
    You could also advertise the fact that you have ro water on tap and can do it cheaper
    (worth a thought just ask around locally at how much they charge undercut and away you go offering a cheaper service 24/7 just need to add a extra storage tank to the ro filteraton)

    I'm sure you have done extensive research, as you always have, but have you looked into product suppliers? Specific soaps that your equipment requires? Brand of soaps or quantities purchased? Check with your local autoparts stores. They should have hydraulic machines and fittings. Most stores will stock whatever hoses and fittings you need. May pay more than keeping a personal inventory, but helps in long run with overhead. I know we purchase superior products from our local oreilly. A 55 gal drum lasts forever.

    Just happened on your video and truly loved it I love seeing how things work. One word of advice about ceramic coatings. I am a detailer who does coatings and the type you are talking about adding is no where the same as a true ceramic coating. You cant add layers of it it wont bond a coating has to bond to bare paint only. Just a a tip.

    Overall good video! Would’ve liked an estimated monthly cost of running, materials and based on what you currently maintained the wash for, a monthly maintenance cost. Would be very interesting to see what the monthly cost vs the monthly income would be to see how valuable owning a car wash really is. Love this stuff tho, keep it up!

    You are lucky you are the only game in town. Here in West Palm Beach FL, there is a car wash on every corner!!! Like literally it's like when they were building Walgreens and CVS on every corner, now it's carwashes! It's crazy! Love your videos. Makes me want to try this stuff.

    Several local (north east texas, DFW metroplex) car washes have changed hands in the last few years, going from decrepit nineties wrecks to refreshed businesses, and they have all worked the extras. I mean, new machinery to transform a self-serve bay into an automatic or turning a bay into a bagged ice/cooler fill station on one end and a pet-washing station on the other. The biggest thing that makes them pop seems to be getting the buildings cleaned/painted, fixing the road sign, making it obvious that someone gives a darn again and they get seemingly constant business in the season.

    that old style control panel in the bay looks like the rotary quarter intake. if so when we were kids if you sprayed the water in the quarter slot it would spin it and you could wash your car for a dollar for as long as you wanted!
    you had to put the dollar in I guess to turn on the system then spray the water in the slot and you had unlimited time.
    silly stuff we learned and did as teenagers!

    It is interesting buying businesses and you are going to have a lot of things to create content. Congrats.
    It would be good to see the mobile home park and laundromat really improved, but you are buying more businesses. I thought one complaint was that the places were dumps because your time was spread thin. Just the car wash could be a full-time job.
    I guess if the price is right and the spreadsheet works then they all can limp along. Seems like you need to know all the systems to teach another as you lose key employees. This could be a challenge.
    It is funny that as long as it is just debt you don't really count it as much as getting into it with low down. I get the concept but can't help but think having some without debt would create huge cash flow.

    Interesting video. Thanks for sharing. While the bill count is cool it would be interesting to understand more of the recurring costs like water, electricity, heat, insurance, wash and foam, cleaners, etc. to get a sense for net versus just bill counts.

    as a car guy, you need better lightings. No one want to wash their car at night if the car wash is dim, or only with one light for the entire bay. Install some LED light fixtures, shouldn't cost too much but people will feel more safe when they are washing their car, and they can see what they might need...then that's where your tire shine, leather dresser sales.

    If you have to replace the payment system anyway with one that takes cards, make sure to add support for NFC/contactless payments. All my credit cards are now contactless, and many love their Apple Wallet and Google Pay. If you're going to spend the money for a payment system upgrade, you may as well try to embrace the future of payment technology.
    I actually refuse to go to gas stations that don't support contactless cards now. It just isn't worth the risk of skimmers.

    Spoken for experience, running a carwash like you bought are real time bandits, the constant up keep even with the best equipment can be overwhelming at times. Something simple like a bent or sticky coin can unknowingly put a bay out of commission. Not to mention the numerous check valves, swivels, solenoid valves, hydrominders, hoses, nozzles. Etc.
    But, wish you best of luck in your endeavors from Southeast Michigan.

    Its gonna be a pain, but once its had a lick of paint (white), equipment upgrades and the needed maintenance done, it should be an excellent money maker.

    I’m a detailer and ceramic coatings isn’t a liquid lol is literally liquid glass in a bottle that’s why the towels we use have to be thrown away after applying the coating on a vehicle because it turns rock hard and on top of that if you notice the coatings come in incredibly small doses such as 50ml or 100ml for the large ones not 1 gallon or 2 gallons because this stuff will turn rock hard if exposed to oxygen i mean even if you had something to spray it the tubes have to be changed because the tubes them selves will eventually get clogged up with crystals literally the first spray so don’t let anyone fool you or hustle u out of ur money believe me its not possible that’s why detailers charge an arm and a leg to apply it because one there expensive 2 it takes whole day maybe up to 3 to properly apply one

    Majority/ if not all plumbing fittings should be stainless, the longevity of them speaks volumes. Saves you money in repairs, and countless hours of downtime. Might be worth looking into.

    Looking good! I'm sure you're going to put additional detailing products in one of your machines too. Packs of Armor All wipes, little bottles of Windex, towels, leather chamois, air fresheners... Every so often I'd cave on a pack of Armor All wipes up at the car wash I often go to (located on part of what was once my grandpa's farm). Their bill exchangers gave gold Sacagawea/presidential dollar coins, everything accepted quarters and those dollar coins.

    Coming from the convenience store industry I’d look at replacing that automatic bay ASAP. It eliminates all of that extra machinery and associated costs. Also, keep the bays clean, the grounds picked up and repaint all old paint. You need to be the go to car wash joint so image is everything. Dirty wash=bad wash.     Before you put up new signs, paint the bays white, it will brighten it up and help with lighting. It will freshen up the building too.

    The car wash near me has a vending machine for air fresheners, small bottles of car care products, etc. They also have really good signage and branding, they keep the place clean, accept credit cards. And really good lighting at night is important to make the place feel welcoming and safe.

    Should have an independent RO system for ice to keep the water food safe. Even though the tank is closed it is not in a good safe condition.

      Its the only car wash in town. Paint can wait. Pretty sure for now it blends in with the neighboring Dollar General and the trailer park. Money is better spent on his equipment and CC machine.

    In regards to the ceramic- most carwash chemical companies have a ceramic product now. We use a 1 step product by diamond shine/ sonny’s at our tunnel location. I believe JBS sells a self serve ceramic product. Look at kleenr-rite Corp. they are the go to for carwash supplies.

    Yea i finished the video, also get spraying anything out of ur head u cant spray a ceramic coating lol it has to get put on an application pad made out of microfiber something incredibly soft,,,, if u spray pure ceramic on a vehicle I’m mean the whole car will turn the color of crystal like white like Chalk

    as someone who details as a hobby I can promise you the ceramic you are considering offering is not the same as a traditional ceramic coating from a detail shop. Id suggest going to a local detailer and speak to them about ceramic coatings and the shampoos you could offer that would work well with them.

    You definitely should retop/reseal the carwash driveway and paint the carwash so it looks alot nicer and cleaner.
    Plus you also should show us how the vacuums work since you've showed us how everything else works.

    I am not sure how expensive it is to do this, but we just had a brand new self service car wash installed near my house that uses a Phone APP as its main source of payment. They have coin and straight up credit card usage available on 2 of the 8 bays, but all 8 have app payment system and its 25cents cheaper to start the wash, so you loose 25cents off each customer, but you gain the fact you have less equipment to fail at the bay. You pay via the app and it gives you a barcode on your phone to scan at the wash bay. It scans the bar code and confirms via the screen to press the large green button to start the wash. On the sides of the screen are the buttons for each mode unlike the rotary switch you have. Then there is the main screen that is mounted behind i believe is plexiglass that shows advertisements and such, but has black bars on the sides with name tags for each of the buttons that are on the sides of the screen for the different washing modes. I really like this place over washing from home, because they offer the spray on ceramic wax setup, which this mode only pops up if you pay for a monthly membership. So i pay a flat fee monthly to be able to use the bay with the ceramic wax mode enabled, but i am limited to 1 wash per 24hours. Its smart, because you cant just go every once in a while to get the ceramic wax ability, its not available that way.. only with monthly memberships.. so every time I go, i rarely see anyone ever actually pay with physical money anymore. They have specials during the holidays and such to buy 12 months and get 1 month free kind of deals. So the monthly memberships are setup a little different than you would think. Instead of paying more for more features.. you pay a flat amount monthly for the timer at the wash bay per usage.. So lets say your a quick washer who can finish it in under 5 minutes.. well then you can pay the lowest monthly membership and every time you go and scan your barcode, it gives you a count down time period based on that being the 5 minutes.. If your someone like me who has a pickup truck and needs more time.. i pay for the 10 minute monthly deal, because typically i can finish my truck in about 8-10 minutes on average... plus the 10 minute and above packages includes free vacuum usage. The 5 minute monthly plan person has to pay separately for vacuum usage. So I just scan my barcode at the vacuum to use them free with my monthly membership. Lets say your time expires and you need more time, you can purchase topup minutes in the app to use from and they dont expire. I cant count how many times i went to wash my truck that was absolutely destroyed with mud from muddy day and i went over my 10 minute period and had to pay an extrea few dollars to finish the wash. The reason i enjoy this setup over a typical self service bay.. i deal a lot with driving down dirt roads, so on my way home multiple times a day i dont have to spend 10 minutes fully cleaning my vehicle i can just spray it down quickly and vacuum out the floors in my work truck, then on my personal truck i want to spend more time properly washing it and such i can under a single monthly fee.. I can use the membership on all my vehicles, i just am limited to once a day... so i can do one vehicle this day.. another the next day.. and such... just better suited for me.. plus i like the self service over drive through washes due to less scratching on the vehicle from automated systems.

    I grew up in a small town in southern Indiana. There was an entrepreneur like you called Geno. He had a lot that had a salon, gun shop, tax place, and tons of vending machines. The vending machines were by the awning where there used to be gas pumps. It became known as Quarter Pop. People would say 'Meet me at the Quarter Pops.' It became a spot for gang activity so he had to take the vending down. BUT then a Dollar General built next door and he let a Food Truck lease that space and set up picnic tables!

      money is money. plus like he's stating its just starting and a lot of those expenses are just getting things back up and running, clean, etc. if you only focus on the negatives and not the big picture... at some point you'll be putting a small % into a reserve for maintenance and the rest will be just consumables with a much larger profit. especially once those CC readers come in and you have to check cash hoppers less frequently. not to mention you're putting money towards the equity in the business/property as well.

    I service the refrigeration systems at a large ice storage warehouse.
    They provide ice bags to gas stations, and grocery stores.
    They have a self serve station at the warehouse, someone is always buying ice from that thing.

    My car is my baby and I know a decent amount about car detailing. If a touchless car wash offered a ceramic infused shampoo in a wash I’d pay 20$ for a go in the winter to keep the car protected in the middle of winter and add on to whatever I’ve already done. Does your wash have an undercarriage spray also? That’s a big advantage and something I look for.

    This looks like a power-intense business (especially if you add refrigeration machines for ice). You might want to do a cost analysis for solar panels, depending on the cost of electricity in your area.

    I know that you focused on trying to get the business to work better and that is number one, but just seeing what color the brick used to be behind that sign at 15:20. I'm sure a powerwash would make the building stand out. It just looks old, but get it working first. I agree those decals need fixing, they look like they are falling off, and are hard to read. Glad you're giving the business some TLC, it looks like it's in need of it.

    Great idea for ceramic vehicles. I daily drive a Macan GTS that is ceramic coated, I can only take it in touchless washes and only buy the minimum packages because its a waste to use regular wax or polish.

    Car wash by me does ice bags. You can get 20lbs of ice for like 3 bucks. Which is cheaper than half that at the gas station. Also they do RO water, which I get because I have well water and its real hard and doesn't taste very good. Cheaper to refill my 5 gallon jugs at the car wash than to exchange them or even refill them at Walmart.

    I work at a car wash here in Wv. Started in 2019. Automatic and a self serve down the road too. The ss was absolute trash. Falling apart. Owner really just gave up on it. Finally sold it about four months ago. Someone really turned it around with a little bit of work and money. It had A LOT of potential.

    Another potential way to make money on that property years down the road is put in a dozen storage units there. Looks like there’s some room on that property. Most of the self serving car washes in my little town has anywhere from 5-30 units on same property.

    Do the ice machine. I've even found small portable ones you could start off with until you find a full size one. A guy in town owns 3 and he also has a ice trailer that he rents out for big events. Food trucks love these places also so you could advertise to them! It's a great thing to offer if your area needs ice.

    I worked at a 10 self bay and 3 auto and they had a in ground soap mixing pit that was a few thousand gallons. But the real money was cleaning out the vacuums every 60 days. I always got $200 in change.

    You can fairly cheaply pressure wash your brick with bleach water and and in clear water. It won't look entirely new unless you repoint the grout. But just washing will make it shine. Same for your concrete.
