Why do so many developers and people make it seem a disadvantage to have access to a mortgage facility anywhere in the world?
It’s just silly for people to make it sound buying a property by cash is always the best option.
The best to happen to Ghana real estate is if mortgage facilities are made accessible at a competitive interest rate to most people.
Accra properties are probably the most expensive in the world especially when you take into account the leasing terms and surrounding amenities.
We buy/build in Ghana not because it’s worth it in terms of value for money but for sentimental reasons . All others is ‘hope selling’.
People should be challenged when they make assumptions that are fundamentally wrong.
As a country; we should endeavour to make credit facilities accessible to the masses if we want a strong economy.
I fear the real estate model in Ghana is a bubble and fantasy unless we can create a bedrock(credit facility to grant purchasing power to more people).
Agree with this to a point. Real estate in Ghana even in a cash economy is still a mostly winning proposition because demand still far outstrips supply especially with an expanding middle class + returning repatriates + investors pouring in. That is why high end real estate is booming in Ghana. Yes building a solid foundation for reasonable and affordable access to credit for the working class Ghanaian is a must. In the interim if you wait to invest, you will be priced out.

Land, and it’s value are tied to the location. Sooner or later as more people repatriate and a growing middle class continues to emerge, all things being equal. Then resell housing stock will appreciate when the more desirable areas and sites are absorbed, AND that cohort come to realize the value of a location (not sprawling farther afield).
But many hurdles remain and access to affordable mortgage rates is a key driver of wealth.
In the West, conventional mortgage lending (for new/resell) required min 20% equity (down payment) and then as home ownership became more in demand and became less risky, they loosened min requirements (high ratio loans, with 10% down or lower) and lending rates started to lower more buyers were able to buy homes, driving up demand further and prices appreciated.
It’s a funny convergence of events, make it more affordable and accessible to a larger group of people and it turns into a good investment.
Ghana isn’t there yet, with time and job growth plus de-risked through proper identification (like the Ghana card) and a credit rating system plus the repats, middle class and economic growth / political instability in more developed countries where its more competitive ( Syria, Lebanon, India, Turkey etc) that have ideas and some money but their countries are more competitive and developed, they are and will continue to flock to Africa and invest, because they know and see what is missing here and they can bring for cheaper and less competition than they would be able in the region they are coming
It’s the raw, undeveloped state of most of Africa that makes it more attractive to people who are exposed to the faster paced and more competitive environment of more advanced countries.
This man is another example of it, he’s doing in Accra what he wouldn’t be able to do in NYC ( the barriers to enter are much higher, and cost is a major factor)
So it’s a lesson to look ahead 😅

The fact is we are putting the cart before the horse, we should be developing factories and services business owned by majority Ghanaian and Africans,those people will eventually be able to reward themselves with luxury living, BTW the diasporans able to maintain a life in Ghana are few.most come for holidays and dream, but they are mainly employees, they have little capital and entrepreneur abilities, doing business in Ghana is very challenging, most cannot handle the stress.

I see Accra as being the Mecca of Ghana where the average and local population will only be able come and work, but not afford to live. New York, San Francisco being examples. I would like to see people coming to Ghana to help with the real rebuilding of the country creating living wage jobs, so the youth would not be leaving the country in droves, not just luxury homes for expats from other countries

The same question should be asked of him, why did he leave Ghana to travel abroad. I strongly believe he left Ghana to travel for greener pastures, that is why these other people are fighting to travel. The African economy is challenging. Your question does not make any sense, sir. The other people he mentioned coming from all parts of the world to Ghana are coming there for greener pastures, right?. The experiences , knowledge and money Ghanaians abroad have brought and bring to Ghana is the bloodline and backbone developing Ghana and all the innovation you see in Ghana.
The history of mankind is a history of migration. Ghanaians travel elsewhere for greener pastures. Europeans, Americans, Asians and other Africans also travel to Ghana for greener pastures. So?

So many Africans are moving to Ghana due to the booming economy except Ghanaians, they are constantly complaining. And want to vote for NDC again.
Very very disappointing that many Ghanaians can't see the opportunity in Ghana.
Trust me those who are going to abroad to work are in search for capital to come start their businesses.
This guy is a salesman, you always have to listen carefully when a salesman is selling you a product. Property in the West (US or UK) always appreciates in value. People purchase homes as an investment. For example, if someone buys a house for $400k, that value will increase in two to three years. Therefore, people will not hesitate to pay a premium for a home. I do not think Ghana's economy is structured like the West. What I observed of many Africans from different African countries going back to their native land from abroad and engaging in these projects is only targeting the diaspora. No one talks about the locals.
Are you saying that the rent for 2 bed flat in that area has not quadrupled in value over the last 10 -15 years? It definitely has. That is appreciation.
The difference is the real estate market in the US for example can dip and rise based on whether there’s a market crash like what’s happened twice in the past. Of course a cash system has a lot of disadvantages but the properties never lose value regardless of what happens in the general economy or world economy.
