Once they isolate themselves from the locals then what's the point of their returning coz the slave masters are going to mock all of us together. I think it is best for ppl to *visit* as much as they can so that they can *adjust* to the way things are before they start trying to get a home there.

My only issue is with the lack of pricing transparency. This is being marketed to American diaspora primarily, hence the comparison of pricing to high end American markets. However, there was no mention of how the pricing compares to the local Ghanaian housing market. Purposefully angled the pricing pitch to seem like a complete win.
The comparison is because of the amenities offered; they are building to meet American middle class and upper middle class expectations for amenities. You can absolutely buy cheaper cedi denominated homes, just don't expect American middle class amenities.

As a Ghanaian, i would say your intentions are good but be extremely CAREFUL!!!! Land purchase can be a minefield even for those of us who were born there . My parents and some siblings still live in Ghana, but I've had lots of challenges in this area even with family inherited property we still have ppl encroaching and trying to steal. The court process will be long and painful if this happens to you. Trust no one! I repeat, trust no one. Do due diligence 3 times over at Lands Commission and make sure you are not letting your right hand know what your left hand is doing. A word to the wise.

They are lands passed on generationally so for instance my great grandfather left quite a lot of land for my grandfather and his brothers. They didn't properly share these lands between themselves and transfer the deeds before most of them passed. Only one remains, now this leaves a loophole for different family members to sell lots as they please and they do that without informing other family members. Sometimes they are so greedy they don't even bother to get a surveyor and sell the same lot to multiple people creating overlapping situations. So you can pay them but the land technically does not belong to them. It's still a family inheritance and the deeds are in the clans name so you will be fighting a loosing battle. I had to go through a customary procedure to get what was rightfully my grandfather's inheritance and my mom and other family members had to meet and get our head clansman (abusapanin) to sign and properly sign with witnesses. I then got a surveyor and got my deeds done. It's not a cut and dry situation that's why people get scammed. Everyone claiming to own it but technically dont. And then there are middle men who don't do due diligence too. They take your money and well....
I love what Chaka said about ensuring partnerships from all local stakeholders holders. Cos what we don't want is to end up living in self imposed prisons because locals feel priced out and disconnected and end up looking for any opportunity to exact their frustrations on their new neighbours. As a Ghanaian, i would say your intentions are good but be extremely CAREFUL!!!! Land purchase can be a minefield even for those of us who were born there . My parents and some siblings still live in Ghana, but I've had lots of challenges in this area even with family inherited property we still have ppl encroaching and trying to steal.
The court process will be long and painful if this happens to you. Trust no one! I repeat, trust no one. Do due diligence 3 times over at Lands Commission and make sure you are not letting your right hand know what your left hand is doing.

You are so correct.. you can not let your emotions rule your common sense.. many have been ripped off in Ghana.. even with a lawyer may get scammed
@@goddesswarrior760 well, these are mostly what we call stool lands. They are lands passed on generationally so for instance my great grandfather left quite a lot of land for my grandfather and his brothers. They didn't properly share these lands between themselves and transfer the deeds before most of them passed. Only one remains, now this leaves a loophole for different family members to sell lots as they please and they do that without informing other family members. Sometimes they are so greedy they don't even bother to get a surveyor and sell the same lot to multiple people creating overlapping situations.
So you can pay them but the land technically does not belong to them. It's still a family inheritance and the deeds are in the clans name so you will be fighting a loosing battle.
I had to go through a customary procedure to get what was rightfully my grandfather's inheritance and my mom and other family members had to meet and get our head clansman (abusapanin) to sign and properly sign with witnesses. I then got a surveyor and got my deeds done.
It's not a cut and dry situation that's why people get scammed. Everyone claiming to own it but technically dont. And then there are middle men who don't do due diligence too. They take your money and well....

All of Africa is open for returners or business. It's really not hard to purchase land in Zambia Zimbabwe, Botswana, even Equatorial Guinea 😮. Especially if your not doing this alone, go there as a family or community, and it helps to know local friends too.

99 years lease is reserved for Ghanaian nationals, all foreigners receive a 50 years lease.
