- Here it is guys! Finally! The Laundromat Series with @KingofLaundry where we finally get him into my laundromat and get his honest opinion of whether we can turn this thing into a cashflow machine, or if I should dump it and go elsewhere.
I have laundromats down to a science. If you want to do laundromats as well click the link:

Here's the link to Danny's awesome DVD : www.freelaundromat.com/investment-joy-free-laundromat.html
Brandon, I love how receptive and open to learning you are when Danny is talking to you. To us your viewers, you are the successful guy to learn from and emulate, yet you don't pretend to be some amazing know it all guru, you are teachable, humble, and ready to learn and grow. That is THE skill that we should be trying to learn and emulate.
@@dancdow that is a truly insightful And poignant observation, sir. I found Brandon to be all of those things and more in person. He has become a friend. And that word means the world to me.
and if you do take the wall down take that stuff off the wall in that office good Lord it is old and is outdated you do not want people to see that. you could probably find someone online and see give him your floor blueprint without that wall . hell that wall in that wall to that's on that side of the bathroom you could take out . you might need a support beam in the corner too hold the roof up . it will look so much better .
@@dzikijohnny And there you have it, the whole argument in a nutshell. A thriving profitable business, or a RUclips entertainment series. I get it. But there is a choice to be made.
Where is the next video?
Thanks for bringing me in on this Brother! The best part was definitely our private off-camera discussions. In my 13 years of Laundromat consulting Chillicothe Ohio is definitely one of the high points. I look forward to seeing your stores progress and many more of our epic text threads.
Danny have to told anyone that the place you look at for them was bad not to spend one cent and just walk away from it ?
Do to the way it was set up ?
This is the only person, ever, who said Chillicothe, Ohio, was the high point of ANYTHING. LOL
Danny you are such a cool guy. I’d totally watch a show with you as the host
I share your opinion that the signage has great potential. I really valued your point of "make it feel like a franchise". I feel as though I can apply this concept to my own, although different, professional efforts. Thank you.
@@freeetosaywhatilike7473 honestly, I rarely find myself evaluating existing stores. It’s not my typical modus operandi. My whole thing is helping people scoop up laundry infrastructure/stores and properly retooling them. I also teach long-term operations and exit strategies. I will also admit that I have encountered many, many operators who buy existing stores and end up losing money from day one. This is why I never advocate the purchase of an existing store.
Cliff notes-
Danny- You’re going to have to spend some money
Brandon- Sweats and clutches chest
Danny....
Other guy....yeah yeah yeah yeah yeah yeah yeah
I've had these conversations with people before asking for help. They say OK 1,000 times and proceed to do nothing I suggested. Then say "I should've listened to you".
@@buildingwithtrees2258 make sure you get paid, before and after.
If you did all that he says and made them into RUclips videos episode's of all the construction I guarantee more people will subscribe and watch
I 2nd this! Would make awesome content for your Tik Tok and Ig too!

Agreed!
Take a drink every time this guy nervously says “ok”
ARE YOU TRYING TO KILL US? 😩
For "this guy" I guess you mean BRANDON, this guy has a name!
@@rollover36 This guy name Brandon killed us all with the drinking game :P
ok
I'm dead
It is definitely interesting to see how Danny's thinking through the possibilities for a shop like this.
Yes, move the vending machine away from the window. People need to see more than the back of the machine.
I could've watched an hour straight of him checking everything out in your store. I thought it was fascinating.
I've got 6hrs of it on a hard drive
@@InvestmentJoy give us more! I'd love to see how you apply his input, without breaking the bank. I think there's great content potential here. His inputs accomplished by your own methods.
@@InvestmentJoy post more! and some great advice there... when do ya start? we wanna see it all on video as the place changes
It'll be what's better : 4 15m episodes or a 6hr documentary? Who knows. At a minimum you'll get a hour's worth
@@InvestmentJoy 4x15min is not = 6 hours... :-P don't skimp out on us ;-)
Who would have thought that a video about a laundromat could be so interesting!
Glad you like
@@InvestmentJoy did you show him the back room with all the broken equipment?
I can't believe he didn't say LED lighting. It is a little pricey to replace it all but at 14 hours a day my business paid for it in 8 months. I am in Ohio. Any electrician or contractor can do. Heck, a handyman can and has for us.
We did talk about that. Everything gets switched over to T8. In almost every locality the local Power company even pays your electrician for all of the materials & most of the labor. Can’t squeeze everything into one video, my brother.
yeah LED lights are expensive to put up but saves SO MUCH power... and bright lights shoo away citizens of the night :D
My company is slowly replacing our fluorescents with phillips brand LED replacements that fit T8. They can be retrofit into the existing fixture and don't require the ballasts to be removed. It's an interim step while we try to figure out the cost of fully replacing well over 100 fixtures, that might be worth looking into if trying to save money somewhere to plow into something else.
@@KingofLaundry Yes you can the video is only 16 minutes long lol
Thanks bringing Danny in. He appears to know his stuff. Great fixer!
FINALLY, i have been waiting for this series!!!
This guy is so good! Respect to being open to taking his criticism.
More people need to watch your channel!
It's crazy what insight a new perspective can offer sometimes. Looking forward to more Danny stuff on the channel.
9:45 "have your minions come in" 😂😂😂
for some reason this is like daytime TV level entertaining
They can rent the place to shoot a movie there ?
Agian agian again love the vids Brandon can't wait to see the profit and see where it goes how it goes maybe a new building in the future? Can't wait keep it up man see ya in the next video!!
Third time's a charm.
He knows his business... lets see you kick it up a level!
I might have that circulation pump. I switched to on demand. They use a small pump these days. I'll see, if so I'll send it to you!
Keenan you can sent him some extra part for his place he need to fix them washer too lol
Nice to see you on this channel mate! Don't forget to sent your snow plow also :)
Wow! my mind was blown by all the ideas and little tips he gave in this short video.
You are very humble with critiques and your willingness to improve. 👍 I wish my employees were like you.
Only suggestion I didn't like was the "Fox news" suggestion. With how opinionated people can get on both sides of the fence, I wouldn't want a source of heated arguments in a business I owned. Keep it simple like H&G or Weather channel. People can have opinions of what they show too, but nothing as charged as Fox News.
I agree to a point, but i also don't think people using a coin wash care that much, nor that they would hate Fox. just my opinion from seeing the place. Who knows though...people will hate all the news outlets for reporting their truths. CNN FOX MSNBC all of them have a bias, it's clear and well yeah the bias gets in the way and its barely news anymore. I try to not watch any of it. Pure trash for the most part.
@@baileyhatfield4273 - Hence why putting on "Agnostic TV" (HGTV/A&E/etc) is a better option. If your community is highly Latinx, Telemundo and Univision is a great tool to embrace those folx as well (and all the busy laundromats I've ever used in LatinX community have at *least* one on) - and I'm a white person who can't speak a lick of Spanish and has no interest in telenovellas.
"OK. OK. OK." Dude, you sound like you're impatiently trying to end a phone conversation.
I think hes just doing this for the content. Not sure hes actually gonna follow his advise. If he proves me wrong tho, thats great.
I do that sometimes when I'm really focused on the conversation and saying I'm listening.
What else is he supposed to say 😂😂
Brandon I'm so happy to see this. The best thing you could ever do is listen to Danny. He will never steer you wrong, brother.
Great video, I’m glad Danny seems to have some good ideas and seems to be saying them nicely, lol! I think if you listen to him, your store will kill it. I work in the vending machine industry and $400 a month manchines are considered great accounts which means your laudrymat has great potential! I hope you kill it this year !
Brandon, I think you're really going to cleanup on this laundromat.
Great info from Danny ! Brandon, love your shirt ! You need to buy that old fire house across the street and turn it into a couple of condos.
The old firehouse is now a performing arts center, pretty dang popular venue around here, at least pre-COVID it was. I'm sure it'll be back in-force when the pandemic is fully over.
The official “ok” count is 57
That was great. Looking forward to other parts. Danny is showing why getting a real pro pays off. 😁👌
I like your way of doing things now, with a gradual change to more efficiency. I know it will be great when you get done.
Finally!
Bow to him buddy. He’s right!
I am 2 minutes in and already I'm like this guy knows what he is talking about. This is going to be a great video :)
Thanks. It's hilarious how the Laundromat industry is FULL of operators who have NEVER stepped foot in a coin laundry. They have a half ass conversation with their accountant who says "You should look into a cash brick and mortar business..." A month later they have purchased a Laundromat. They STILL know NOTHING about the business. Fast forward 6 months later, they have the store on a business brokerage website hoping another unsuspecting "investor" will give them just a few dollars more than they paid for the nightmare. That's why I exist. I am passionate about educating people BEFORE they buy into the process.
@@KingofLaundry If I ever decide to get into the world of owning a Laundromat business. I will for sure learn as much from you as I can.
I stay more in the realm of online services at the moment.
I'm impressed by this guys knowledge and passion for laundry business....everybody knows something.
Best laundromat idea I ever saw was called This Suds For You, and yes it was a bar with laundry machines in it. Or was it a laundromat that served beer? No one cared, because it was awesome and I used to love doing my laundry there in college. They had TVs, arcade games, foosball, pool tables, air hockey, and a crapload of washers and dryers 👍
I have recently discovered Danny and been absorbing all his content. I am located not far from this location and I was thinking to myself literally last night “man, I’d love Danny’s help but there’s no way he would have any interest in coming to Ohio.” Dude proves me wrong every time...I might drop some money on that dvd after all idk yet lol
I liked this one. Obviously, he was talking about spending large sums of money though. I would enjoy seeing how you apply his input, by spending the least amount possible. Except for where it really counts. I would enjoy that content.
A complete makeover series of the laundromat would be great content!
1. He is correct about the outward appearance and not having the vending machines blocking views.
2. Those double stackers will bring in more cash.
3. Forget that Fox News on screen, I would feel uncomfortable and walk out.
He was joking about fix, since Ohio is a red state. A joke.
@@BradSabako The good jokes never need to be explained. I guess I’ll have to check myself. Thanks for noticing.
14:01 In Europe we have high energy prices. So it makes sense to install a more efficient system and get clean energy grants at the process :)
At least cleaning is important to maintain efficency.
slayer and ducktales attire... youve made a new subscriber sir
And the legendary partnership begins. XD
County Economic Development Corpration Brownscape Revitalization Grant Program. Essential services may even apply.
Make sure those unfamiliar with the area can find your place. A few years ago when spending time in Tennessee, it was difficult to find a laundromat. No yellow pages listings and Google only showed a place that had closed. It was after talking to some locals I found a place.
Excellent point. Once he gets the retool completed we will begin discussing marketing. Very important, and also some thing very few Laundromats even engage in. Cheers.
Its amazing what being active on Google maps can achieve for a small business
some banks have like a coinstar machine, where you can dump huge amounts of change and it will print out a receipt that you take into the bank and they deposit the amount in your bank
I know I'm late to the party, but at 5:14, I'd use that counter for folding. I'm tall; and have a bad back.. I prefer a little higher than standard kitchen-counter height for working.
Can't wait to see more
Tax write off , depreciation and added value
Need the other parts! This is great stuff
Soon! #2 is done #3 is half done.
Finally ive been waiting for this
FINALY, THE "LOST FOOTAGE "???
( I'm just being sarcastic).
Can't wait to see the next in the series!!!
Can YOU do a video of changes,( the process) calling city hall looking for grants etc... Any changes implemented DIRECTLY from Danny?
EXTREMELY EDUCATIONAL INFORMATION!!!! THANK YOU BOTH!!
A fan of slayer since 84, im glad that in the new millennium, wearing a shirt like that for an important meeting is alright. Good luck to you.
It's like seeing a doctor telling him to "eat a healthy diet and exercise".
...OK. gotta be more YES than ok...
He said "hanging towels", dudes got penitentiary experience lol
the thing I hate about the laundromat that is nearest to me is all the washers and dryers are set at an odd amount. instead of putting them at 2.50 or 2.75 they're at like 2.89. this laundromat uses smart cards that you pre load and because the machines are at an odd price I can never ever use up all the money that I put on that card
In my area in Wisconsin, there is a laundromat that also has a car wash and a dog wash. You can wash your clothes, dog, and car in the same visit. I'm sure that may not work everywhere, but I thought it's an interesting mix of businesses.
Haters gonna hate keep doin wah u doin💪
I would never think that the typical laundromat patron, would want to watch Fox News.
This is all most like pt one of a tv show that helps business owners
Danny is a no nonsense person
But knows his industry
Love the Slayer shirt!!!
guy knows his stuff!
It's always cool to see an expert critique what works and what doesn't in a single glance. Speaking as a millennial, I'd rather watch that weird TBD channel (free broadcast, it plays videos of cute pets and people failing at parkour) than the news. for whatever reason that reminds me of doing boring errands with my folks or going to the barber, and I read/watch the news constantly anyway.
Might not be an issue in your area. But if you do end up sticking the snack vending outside, make sure it is out of the sun or at least not too hot. Last thing anyone wants is melted chocolate.
oh man, I can feel Danny's tension and anger.
Dude, this is me happy!
enjoyed the vid and he did have some good points. but also got to consider the size of the town that it is in and if doing all the upgrade he wants to do will increase your business for sure. that is alot of money to be spending.
I love you, but...........I came all the way to effin Ohio!
He loves you.
Laundry cards is the way. Only one or two machines to collect money from.
I'm excited to see what you do with this laundromat.
You've picked up your game. All you need is a dancing bear with a beer.
Who or how did you come up with companies paying you to advertise for them in your laundromat?
Danny is right.. take down that wall .. then you can put one ams combo vending machine... that will rid of two big vending machines.. This is video is fill so much great info ...
Get me moved out there and I’ll work for you. Wether it’s maintaining machines or remodeling trailers and stuff. I have a portfolio..
He'll get you some cheap rent too.
Love if this series... can’t wait for more. for security have you thought about a time activated MAG lock with internal motion sensor .. so at 10pm (for example) it locks the door but folks can still get out ??
That’s the problem with this industry. People try to fix problems they don’t have. The last thing you want to do is lock people out. Every single Laundromat should be 24 hours. Period.
@@KingofLaundry I’m not arguing, because i don’t know the industry as well as you for sure. But is the risk of homeless and damage worth the few customers you may have at those times of night ?? Or would it depend on your neighborhood??
@@sccarguy8242 I get it. Most people go out and buy the stores and have no idea what they’re doing because they’ve never stepped foot in a laundromat. That’s precisely why this business is so unique and so many investors end up with their pants around their ankles. Been 24 hours is not about “a few extra customers”. It’s thousands of additional dollars every month. Laundromat consumers work two jobs, they wish they had a washer dryer at home, but they don’t. You need to allow them to come to your store when they want to. Not try to put some gimmicky locks on the doors. I have not only opinions, but facts on these directions people take. It’s not just me, it’s the fact that my thousands of students have brought to the table over the years. I know you’re not arguing, brother. If you were afraid of some homeless people we fix that. We fix it through proper policing, Alexa systems running our stores. The same thing you do at home. We don’t close the doors every night like some scared little rabbit.
Once they're placed outside, can your vending machines sell vast quantities of something that everyone wants but is not available nearby? I can't wait to see more space, and your new washers and dryers! I'm hoping to see a single state-of-the-art Speed Drama Queen washer that everyone would fight over!
That's the hope
The laundromat doesn't need to be bigger if you're opening up the other one just two blocks away.
That shirt is sick
I was on ben mallah too!!
guy is giving good advice but sounds like a motivational speaker lol
Money? Me and my wife took over a business that needs some reworking. I'm doing the cheaper stuff first as we build up money, and in a few years, hopefully building a completely new area for customers. luckily the cheaper stuff is to make us more efficient, and save time. Cheaper isn't cheap, 100 here, 250 there, 1,000 over there, etc. Money makes money, and you just have to deal with it. Luckily I have experience from my parents old business, where I redid a lot of the inside to make it more efficient, so I already have this mindset.
He's thinking that the washers and dryers are going to make you all the money they're not . you just need a gut the old stuff out and the one drys make them duel one on top of each other . He didn't even say you need to redo the cameras and hide the wires . if you make it nice and bright inside people won't mess with it . Think the vending machines inside is a good idea . also I would block off electric outlets so people cant just plug things into electric outlets and steel power . the huge tubes sticking out of the wall you need to cut them off flush they look bad
good God I love this dude . I was right about the wall I told you to take that down and expand it
Good stuff! Looking forward to more!
Everyone report the fake IJ.
Damn; was wondering what happened to shoenice!
Like the vid can’t wait to see how it turns out
If the office becomes part of the laundromat, he can still use the boiler room to put the CCTV servers, and the Glory to the left of boilers.
Breaking down the wall to make more space sounds like a good idea!
Also Brandon i need to know. Do you really listen to Slayer or is that just some offbrand slayer merchandise you found and love wearing? :D
Does reign in blood have a sweat double bass drum in it?
I really love reign in blood and seasons in the abyss, but beyond that I don't listen to much else of theirs. I love the people in the band, Kerry King seems like an amazing human being. When it comes to metal. I'm more of a dio/ozzy/maiden/priest kind of guy, less on speed/death like slayer or say Pantera, but then cemetery gates is one of my all time favorites

Brandon is not the type of person to spend money on improvements. Look at his other properties.
He's got great advice... Hell I've been telling you this for months now... You probably didn't hear me since your not sitting across from me.
2:20 Hilarious, the bigger money maker just drove right behind you. That one junk hauler dump trailer cost $8,000 new ($134 per month) and can easily profit $200,000 a year with one employee and is a mobile business that can travel anywhere in the US unlike a laundromat. Funny how opportunities literally drive right by people. Most of your videos even involve junk that you pay to have hauled away and it still hasn't clicked.
You saw the video about me buying a dump trailer 2 years ago, right
@@InvestmentJoy How much profit did it earn today?
Brandon - “ok”
How about painting it gray to match all the duct tape...sorry, had to say it.
Great, useful information, thanks to both you and Tony. It sounds like you have already discussed an attendant. You apparently have so many issues with vandalism that I wonder if you have ever done an analysis to see how much business comes in, ay, after midnight? I'm guessing very little and you are merely providing a comfortable hangout for crackheads. Man the place from, say 0600 to midnight and keep it locked and alarmed the rest of the hours. Also, properly managed, an attendant is more reliable and definitely more reliable and more personable than a bill machine. And, as Tony says, paint the place and make everything white. I would want to bring my clothes in there now, it is cramped and dirty-looking. Be well
Hi, I know I look like Tony Stark but… Whatever, never mind.
@@KingofLaundry So sorry, Danny. Really made me feel like a jerk. A short time before I watched this video I was watching another vid, where they were interviewing a fellow name of Tony Angelo.
