    To me as an American investor and California real estate broker since 1975 who has lived in Sabaneta for over 7 years, this property seems like it is out in the middle of nowhere.

    Camera inside an Airbnb is so creepy. That house is definitely not worth 200,000k. You could probably buy land there for 25k and you could build a better top of the line kind of house for 100,000 if you have construction knowledge. I could only imagine that road going up to the house when it's Medellins rainy season

      You are clueless about the market conditions. The land and the home is in an area with a lot of $$$$$ if you go to the boons you can find something semi doable for 25k land and remember that construction materials are expensive too

    Great content. I'm 5 years away from early retirement. Colombia is my destination. My girlfriend is set on Santa Marta or the Quindio region. I'm still undecided, because I believe Cali is still cheaper than most areas in Colombia.

      No. I ended up keeping the Montenegro one, I’m busy renovating it now.

      @@TheWanderingInvestor I hope tou do not mind me asking.. did you loose your residency in Montenegro? I hear they are very strict about time spent on the ground and even implementing re-entry permits similar to Singapore?

    Either fortunately or unfortunately the pioneering spirit and accomplishments of our friend Ladislas is best for the youngest generation. It makes me frustrated I'm 30 years too old since us older folks need more of the easily accessible amenities. If I were 30 years younger I'd jump in with both feet! Mauricio sounds like a great guy along with Maurice!!

      @@TheWanderingInvestor Thanks! Realistically I should probably look to spend that amount in Brazil and it would get me VIPER and on the path to fast track naturalisation. Then again rural properties are not eligible for VIPEr so it would have to be within the boundary of a municipality.. anyway, do you have any interest in Brazil or maybe already have videos on investments in Brazil?

      @@HoDLum No content on Brazilian real estate. I find stocks an easier way to play that market.
      But yes, their investor PR program is very decent and does actually lead to citizenship relatively quickly.

      My impression is that the Brazilian residency by real estate investment program has stringent tax filing and liability requirements (especially after you get the PR) that can be discouraging. Is that correct or is it not enforced by the govt in practice?@@TheWanderingInvestor

      @@Underdoggy00450 generally speaking Brazilian PR = Brazilian tax residency. As for enforcement, it’s a tricky game to even try to play when you have fixed assets there…

    It's not bad..I wouldn't say it's a finca more like a cabin. The view is amazing, the numbers are not. Same with the land: more like European country side prices

    Who managed this AirBnB? Usually, the Colombians will employ someone to live on the finca and take care of it. Was that the case here or did they self-manage or hire a property management company?

      but she says she rents it at 500k pesos a night for a couple and even if the weekend rate is higher then during the week it would be much more in my calculation@@TheWanderingInvestor

      Also Airbnb tax in Col is almost 40%, crazy people are still investing and renting on Airbnb. The whole city is getting destroyed by outrageous rental prices. I just moved out of the city to Retiro, renting 220m2 apartment for just 7500000cop

    DO NOT BUY IN COLOMBIA FOR INVESTMENT!!!! I live here and these numbers of ROI are not true. You will NOT get these ROIs in Colombia. About 80% of foreigners who come to Colombia sell after a very short while....and they sell at a loss!!!!

      Exactly. This is true. And there are more than 1000's apartments empty all the time. Rentals are skyhigh and Colombians still think they can ask 10.000.000 for a 60m2 apartment in Poblado.
