    Beautiful house. Housing price is getting crazy here though. We just bought a 2500 sqrt home in Vermillion hill 6 month ago. but its just me and my wife we felt its too big for us and am thinking about buying a separate smaller home maybe townhoise or duplex and rent out our current one. But seems like its get more and more unlikely to afford it lol

      Totally agree with you! The housing prices are definitely rising almost quarterly in some of these communities as the demand continues to grow. Just curious, how do you like Vermillion Hill? I’ve got a few clients interested in purchasing over the next month and are always looking for feedback from individuals who’ve bought in that community.

      It's good so far. lots of constructions since we are phase 1 but on my street most of the neighbours already moved in. It can get very dusty in the summer due to constructions and sometimes the noise will wake you up early. We only have one car at the moment so no bus or train station nearby is a little bit inconvenient sometimes.
      Other than that I'm enjoying the community, very close to Costco and new commercial squares are getting built nearby. Close to fish creek so it's easy for me to take my dog for a walk if I want to go. Vet, restaurants are also all around 10 min drive. View is very good. Neighbours are nice and I'm seeing more and more people move in. Overall pretty happy with it. @@lifeincalgaryab

      I'm pretty happy with it. Other than the regular dusty and noise issue due to construction overall everything is pretty good. You can basically get everything done within 10 minute drive(grocery, vet, restaurant, fish creek). We only have one car right now so no bus or train station nearby sometimes can be a bit inconvenient. The house itself is pretty big with the price you pay I feel. Now more and more people are moving in so feel more and more like regular communities now. Not much to complain really. @@lifeincalgaryab

      I appreciate the honest feedback! Getting used to the construction is definitely one of the harder things of being in a new community. I can totally understand why it can be a little frustrating sometimes, but I definitely think there’s a lot of value in a long-term for a community like Vermilion Hill! There will certainly be a lot more amenities in the next couple of years as Alpine Park continues to build as well. I think you would do very well on the resale of the home if you’re planning on downsizing. Would you want to still stay in the SW if you downsized?

      Yeah I think SW is decent. It's very close to fish creek and I like the view on hills. Also, I think it's closer to drive to banff. But if I really do decide to purchase another property I think as long as it's safe I don't really mind the location. I do prefer places that's closer to parks with more natural views as I like to take my dog go on walks. @@lifeincalgaryab

    We visited this show home on Feb 25 2024 and it is available for sale and they are offering a leaseback option if you buy now. The show home price is between $1.6 and $1.7 Million. It is GORGEOUS. The house that conditionally sold is a different house (same plan) and sold base price for $1.3 Million. This is the info the staff (who are very, very nice) gave us when we were there.

      Hi, thanks for posting this video. It is the reason we went to see it. So good job! I really like your videos. You speak in the beginning and then take great videos and let the house do the talking. I enjoy your videos over all the other Calgary (and elsewhere) realtor videos because the other realtors try to be RUclips stars and they never shut up, or get out of the frame so you can actually see the house, or try to be funny when they are not. I don’t need a realtor to explain how a faucet or fireplace works. I can see the house, I don’t need it over described to me. Your videos are nicest and most professional to watch. So, thank you.
