    Which is more fiscally sound in the Philippines for a foreigner? Buying or renting? I wanted to respond to what I felt was a really good comment on a previous video. There seem to be advantages and disadvantages to each option in the Philippines.

    I feel you’re doing exactly the right thing for your family buddy….uour home is way more valuable now then when you bought it. Untouchable now…for the space you have you’ll never find a rental for $200. More like $600-$800 a month easy. And it’s hard to make life long memories in a rental and that’s priceless.       Living in Las Piñas in a 2 sory townhome now for $280 mo 16,000 P, 3 br 2 ba 24hr guarded gated community, but moving to a single unit 3 story house 5 br 3 ba, $432 mo. 25,000 P mo. Still gated community next to a SM Mall just south of Manila❤

    I'm paying roughly 13k pesos for a 2 bedroom condo around the corner from IT Park in cebu city....I wouldn't call that,out of the park expensive

    Back in 2019 I brought my dog to the Philippines with me and she was a mixed terrier but PAL wanted to know the exact type of terrier that she was because I guess some of them have a flat nose that makes it hard for them to properly cool their body down. My dog was a medium sized dog but my wife told them that it's a Jack Russell and they never even checked. She flew in the luggage area because it was temperature controlled. It was a struggle to get everything completed before wee left. She made it to the Philippines without any problems. I'm sure that you have watched some RUclips videos of what is required about taking a dog to the Philippine. Make sure to contact Korean Air long before you plan to leave so that if you can't bring your dog on the plane with them that it leaves you enough time to make other arrangements. You might even just want to check with several airlines so that you have plenty of options.

      I went through holy Hill to bring my three cats here when it was all said and done it was a total of $9000 I got hit with skin tax at JFK airport in New York at the Philippine terminal I also got hit with skin tax at customs and at the quarantine officethey kept saying prices have increased sir that's the reason we're charging you bunch of bullshit to me just be careful they want money

    Hey Guys! Good idea on the boxes, makes sense and more practical too. Very functional dog carrier! I agree with you in the decision to purchase a house. Yours is a family situation and legacy factor too. Quite the difference when you do a buy vs rent analysis. Everyone's case is unique to itself.     I’m a few years from retirement, but I’ve already downsized here in the U.S. I have a tiny house on a couple of acres, all paid for. I will have the option to go back and forth. It may be a good option for some.

    One consideration is the lost opportunity cost of the large cash outlay . but there are many considerations:
    1) you could invest in a dividend stock that pays 1% / month which = $1,750 / month the extra $1,500 could be reinvested
    2) Depends on your relationship status - do you want to leave your SO / wife potentially homeless after you pass vs being single
    3) typically the property will increase in value over time
    4) What about your neighbors present and future? if you rent you can move more easily if they become annoying

    I watched your video to the end before commenting. I appreciate your situation and perspective. My wife and I own three residential properties, one of which we bought while we lived in HK, and the others we bought after relocating here 6 years ago and which we rent out. The value of these properties has increased significantly, primarily due to location - not Manila but an easy commute. We charge our tenants PP30,000 pcm. We also own a store and a coffee-shop near a local hospital, as well as bed-sits that we rent out to nurses from the hospital. We charge them less than the hospital does for nursing accommodation, plus we gave them 2 years rent free during Covid, so we will always have tenants. We get a decent income, plus we don't pay rent. We are around the same age and our kids are at school/university. The family has comprehensive healthcare/medical insurance. We chose to relocate permanently so we sold up in HK at a decent profit. We won't be selling our properties since they our legacy for the kids.

    The homeowners insurance is cheap there. Look into what it covers though. Our home in Bacolod is covered by a policy that only covers up to 80% of the loss.

    When I hear you speak on this it brings me to quick conclusion your a wise man with character. In your case you want to have a home there in the Philippines and give comfort to your wife and family in case god forbid anything happens to you in the future.Renting is good for a single man or a couple like you said that wants to travel around and not be tied down to one location. Nothing wrong with that opinion at all but being a family man owning a home there is about taking care of your loved ones.

      To the guy that is against buying a house in the PI, $200 per month won't get you much. I do agree with him about remaining a foot hold in the US. It's not that difficult to maintain two homes. Highly recommend not to sell your house in the US until you are a 1000% you want to remain in the PI .

      Depends on how you want to live. I have a very nice 2 bedroom house in Imus Cavite and only paying 8,500 a month. I lived in Iloilo for 6 months in a very nice 1 bedroom fully furnished with wash machine heated shower for 15,000. I’m moving now to Taguig in an unfurnished condo for 12,000, so if you come here and want to live like the western world, just stay there. It’s a lot of nice places here for a lot less than 36,000.

    I sent you the info you need from Philippine end. The USDA certificate is only good for 10 days from departure. Use a vet who has experience doing this internationally.

    I just arrived 2 weeks ago and brought two dogs with me. I suggest getting an animal transport company, to help with the paperwork. I flew in on Korean Airlines and flew with one in cabin and one in cargo. I bought 3 different carriers for the cabin. Korean has a strict 10'' height policy for the carrier. The Philippine import website is confusing and I had to call them to help me walk through it. I am shipping 10 balikbayan boxes and my TV. I am sitting in a hotel right now searching for a house to rent so I can send my shipper an address. I am running into difficulty finding a house that will rent to me with dogs. I am telling you that there is not going to be a house that you want to live in for 10k pesos.

    I hope your main reason for buying this house is for your wife when you depart this planet. I hope I'm correct but I believe you mentioned that you've only been going to the Philippines for 2 weeks at a time with your last visit being 2 months. You must feel 99.9% that you are going to like it there to be making the investments you are making. My opinion is I would have to live there permanently for at least a year before I committed to buying any property especially since you can't own any of it. Yes, I know the Philippines because I started visiting in 95 and tried retiring in Angeles in 2002. 2 months is not nearly long enough to buy just from my thoughts. I lived there for 8 months and I was more than ready to move back to Dallas. The first 3 to 4 months is the honeymoon period and after that then you get to see and feel what it's like to live amongst the locals and deal with their business practices. I rented a 2/2 apartment and was happy with the apartment. If you have the financial means to do what you are doing then do what your heart desires. I don't nor do I think I would if I had the extra funds due to having privilege of owning the home but my name will appear on the deed. All I can say is I wish you the best because there's been those who purchased and found out that the Philippines isn't for them after all. The Chinese-Philippine issue is something else to consider.       We've been going back for one or two months each year since 2016. We even went thru covid quarantine. Ive seen a lot of successful couples doing the same thing we are planning to do. Hoping for good times ahead.

      @@Marker44 all I can do is wish you the best. My wife is Filipina and we've been sitting here thinking the same thing when you bought the house. We are in our 60's and quite content living in the US. I'm retired Air Force so I've done my share of traveling. Like I said earlier I hope it works for you. A big difference in visiting for a month or two and living there.

    Buying versus renting has many variables. If you are married with a great prenuptial agreement that secures your asset, then perhaps buying is viable. Renting is still so cheap in comparison to the West. It also makes sense. The philippines is prone to typhoons and earthquakes, so if you own and it's a total loss, then you are stuck with the rebuilding cost, but if you rent, you just pack and go find another rental. Also, you need to remember that the philippines is a developing country with political and civil unrest possible, and at any time, the philippines could ask you to leave. If you own and you don't like your neighbors or the area, you are stuck where again if you rent, you just put in your notice and find another place. You also have 20 to 60k or more of your retirement funds tied up in a boat anchor that you really don't own, so that is another thing. I still believe that the srrv visa is the best for an expat whether you are married or not. If your concerned about your spouse you can always have a life insurance policy that would help her resettle . Keep in mind that most Filipinas will either move family into the house or sell it and move in with or near a family member so cash may be a better option for her .

      I dont know of any reason why you couldnt. We send boxes from here to Cecile's mom with me listed as the sender. You might inquire with the balikbayan service that is available in your area.

    Cecile mentioned fire insurance. Can you get insurance for Typhoon damage? It may not be offered or really expensive and not worthwhile.

      Yes, you can get that type of insurance here, we got it and covers all natural disasters. We got the entire house value insured. We pay 12k pesos a year for 5mil coverage. Sounds fair to me.

      Im using $50 as a rule of thumb since it varies. Not always so close to 12,000 php.

      @@Marker44 I understand. Currently USD is quite strong against the Php with well over 58 Php per dollar. Quite favorable to retired U.S. ExPats.

    hello sir i am travelling to the philippines since 1990 and all i can say at this time if you are 2 persons and want a medium western style good life you need at least $ 2000 a month for living there ! with $ 2000 you have a average good life but not a luxery life ! i am tired about the people telling that philippines is cheap ! YES if you are living like a poor filipino then its cheap but as a foreigner i guess you don't like that kind of local poor life ! i am living in the philippines and i spend approx $ 2500 monthly but its stilll not a luxery life its just a medium western life style with a car, condo and local travelling.

      I live in Naga City and live comfortably on $2200 a month. If you need everything like the states it is expensive but you can live nicely on what i get.

    welp once im together with my soon to be wife maybe about 5 years i will invest that 50k into a house in reality the house is for her im 52 years old now also im not going to live in a $200 a month place there maybe $400 or so would fit my needs im thinking guys jump the gun and invest in a women that they should not have

    A better choice is a condominium rather than a house. At least you both own this. If you decide to buy a property this will only be in your spouse’s name. While your name won’t be on the title, it can be included in the contract to buy the property. If you are legally separated, or your spouse passes away, the land can’t be transferred to you because you are still prohibited from owning land, but you’ll have a reasonable amount of time to sell the property and collect the proceeds. Otherwise, the property will pass to your spouse’s heirs and/or relatives. Your choice on how generous you are.

      No. A better choice is land or to build. Condominiums have the 50 year rule, supplemental assessments, association fees, crappy return on investments and no sinking fund reserves. The married approach still requires the foreignor spouse approval if sale being conjucal marriage. However you can set up a Philippine Partnership with the SEC and also annotate a long term proprietary lease from the Partnership to the Foreignor for 25 years with an option to renew for another 25 years. You can also set up a Philippine Corporation as well.

      We use a balikbayan box service in Oklahoma. You can do an internet search for your area to find one near you.

    The subscriber says 200 USD per month rent or 10,000 php good luck I'm paying 36K plus electric water gas, there's no way anyone will find a nice place for 200 USD 50K will cover most expenses honestly.

      We have been renting a brand new house for 10k a month bais negros oriental they are out there we have 2bdr 2bathrooms decent kitchen and living room fully concrete walls and gate 300sqm lot

      I pay $175 for 2 bedroom with walled yard in naga city. They are out there.
