@@thomaspatterson5160 Not necessary. Think backwards. Find a buyer first. Identify exactly what the buyer wants, and then find a property that matches even if listed on MLS with an agent. If you find something 10000 below the budget of the buyer. You can develop a buyers list by doing a search for homes for sale that were sold within 6-10 months and are now for sale again keyword remodeled. Export those records to excel, run skip trace on the list, many of them are fsbo anf include contact. Then call the buyers and get a buyers order. Then run a search on the area to start searching for houses. Find one that is less than the budget for the buyer, put it under contract, and assign to buyer. Much easier. Pin is ok, but if you aren't familiar with it you spend a ton of time just trying to figure it out set up searches etc. If you can afford it yeah but save your money in case you need to open escrow. Sometimes too, that extra cash can be the thing that seals the deal. I've had a cash hungry seller sign a contract when I offered $500.00 cash down payment direct to seller and $10. Earnest deposit to open title got an immediate signature with a 12 day inspection and 15 day close. Assigned title to buyer, wait and have a check in 15 days.

I put in the time to watch a lot of videos claiming to offer instruction to get started NOW but there seems to always be one thing missing, and it's held me up. I thought if I watch more videos by the same trainers, something will finally come together. But no. That one thing has always been in the way, but I couldn't put my finger on it. I watched just a handful of your videos, and the information was like connecting the dots. I'm finally at a place where I can use the processes because your info doesn't hold anything back. THAT's what was missing from the other "trainers". They just share a limited amount of info and make it sound doable. You provide the rest of the details needed to move forward, and there's always something new to take in. THANK YOU for not being a hoarder of info!!
im 16 and have been studying wholesale real estate for the last month and am excited to get started. I know everything i need to know i just need to have my mom make an LLC and add me as a member so i can sign contracts. within the next week i plan on cold calling / putting out 100 bandit signs up and driving for dollar. i will have my first pay check within the next month, mark my words.

Thanks for the explanation, I have one question though. If the buyer and the seller know about each other how do you keep them from cutting out the middle Man (as in you) when they would both get a better deal without you?
You get it under contract with the buyer before any sellers come around.
You don’t send them deals anymore if they try to screw you

When calling for lists, do you recommend getting lists for past 30 days, 60 days or 90 days?

question is, what is the fee or closing fee once the title has been closed and you get the check. how do these get reported to the IRS or how does tax effect the 15k per say from what you made?

That approach would likely work for the first 1 or 2 "partners" but after that the seller is going to question how many "partners" I have and how many times I need to inspect the same house? How do you handle it when you have more than a handful of interested buyers that won't write an offer until they see the property?
And, this all presumes the house is in my local market. If it is a virtual wholesale deal, that is entirely different dynamic. How do you handle those deals?
@@mitchmitchell63 Personally i would do a walk through and video it and then send it to the list of "partners". Or you can get a 4 point inspection done from a home inspector and send that with the video. And if it sounds like one of them is going to move on the property then bring them to the property.

So after signing the contract with the seller, find a cash buyer first and then submit both contracts to a title company? Or send A-B contract to title company first and then find buyer?
Send the A/B to the title company then send the assignment to the title company when you find the cash buyer
hey dumb question, so say i get a signed contract with the person selling the house and I'm not able to find a person on facebook, would i have to buy it because it is a signed contract and dig myself a huge hole or does it not work like that.
Can you use an out-of-area Title Company? All the ones around my area seem to not like investors and seem to all know each other.
