    Hi Rick I respect your videos. You are a rare find. The fact that you don't change for your videos. But for my experience with micro flipping it's not the way you explain it in this video. I did pay 7500 dollars. But what I've learned is to connect with other wholesalers and we all bring deals and help one another by one wholesaler bringing a seller or deal while a another wholesaler may have a buyer. Actually a wholesaler can bring both a acquisition wholesaler and a Disposition wholesaler together and be in the middle. No marketing that cost money no cold calling. Just net working. Even Realtors bring deals. That's micro flipping to me. Not necessarily speed but through building relationships. Rick I really love and appreciate your videos. Thanks for all the content that you share. God Bless

But once you get your first deal it becomes easier because you start making connections and finding more people that are willing to sell and use that first deal money to have people do they annoying tedious stuff

    Great info. What about when you get a property under contract and only getting it at a slight discount. Don’t you need to account for any repairs, cash buyer’s profit, etc like in typical wholesaling? And how does a cash buyer buy the property same day? No title search etc.?

    Appreciate the content and I understand this but I have a question, why would a cash buyer purchase the contract if its sooo close to market value, what would be their spread? Seems to me they wouldnt see it as a deal especially after running the numbers

    Hi! Can you explain one thing for me? You may have answered and I just missed it. When you find a seller, and you want to buy the property from them, don't you need the money to do that before you can find a buyer? Or is it like in this contract that you'll pay them for the property when the buyer that you're going to find is found and has paid you? I'm a little confused on the transaction part.

    You mentioned in the video you get the house under contract for slightly under retail. So the homes are typically retail ready but perhaps the seller needs to sell in a hurry right? Second question, do you have a go by percentage or percentage range in terms of the discount. Obviously we start with $2K to $4K. In finding the homes with such a small discount, are you able to find investors who want these homes? Are they typically landlords?

      The closing doesnt effect the numbers and if the numbers dont make sense then its not a deal. Sometimes we will refer to a realtor instead.

    I understood micro-flipping as getting a contract from a wholesaler who already has a property under contract but has trouble trying to find a buyer, so you JV with that wholesaler and find a buyer and jump in the middle? A-B, B-C, C-D? In the video this seems like your pulling a list and I am trying to understand why the spreads would be only few grand if your just finding a deal locking it under contract and then finding a buyer to assign it too?

      What your mentioning is closer to astroflipping aka the KeyGlee JV model! I’m working on a video like that but this is from start to finish. The model you’re talking about uses the time I would spend with seller but they would be networking and building a network of wholesalers sending deals!! Did this makes sense?

      It’s done very quickly. This isn’t my fav type of wholesaling but gurus are charging crazy course fees for this info so I spilled the beans🤣🤣🤣

      My understanding as to why the margins are small or the fee is small is that you don’t have much time to negotiate with the seller so you won’t have a big difference between the price you pay to the seller to get the home under contract and the amount you sell your equitable interest in the contract.

    Thanks for this information! Why can't the cash buyer tell the homeowner that they are the buyer? You already have a signed deal, so they couldn't cut you out of it, could they?
