I did pay 7500 dollars. But what I've learned is to connect with other wholesalers and we all bring deals and help one another by one wholesaler bringing a seller or deal while a another wholesaler may have a buyer. Actually a wholesaler can bring both a acquisition wholesaler and a Disposition wholesaler together and be in the middle. No marketing that cost money no cold calling. Just net working. Even Realtors bring deals. That's micro flipping to me. Not necessarily speed but through building relationships. Rick I really love and appreciate your videos. But once you get your first deal it becomes easier because you start making connections and finding more people that are willing to sell and use that first deal money to have people do they annoying tedious stuff

When you find a seller, and you want to buy the property from them, don't you need the money to do that before you can find a buyer? In the video this seems like your pulling a list and I am trying to understand why the spreads would be only few grand if your just finding a deal locking it under contract and then finding a buyer to assign it too?
What your mentioning is closer to astroflipping aka the KeyGlee JV model! I’m working on a video like that but this is from start to finish. The model you’re talking about uses the time I would spend with seller but they would be networking and building a network of wholesalers sending deals!! Did this makes sense?

My understanding as to why the margins are small or the fee is small is that you don’t have much time to negotiate with the seller so you won’t have a big difference between the price you pay to the seller to get the home under contract and the amount you sell your equitable interest in the contract.

The closing doesnt effect the numbers and if the numbers dont make sense then its not a deal. Sometimes we will refer to a realtor instead.

It’s done very quickly. This isn’t my fav type of wholesaling but gurus are charging crazy course fees for this info so I spilled the beans🤣🤣🤣
