    When should your cash buyer turn in their earnest money how much time should you give? Mine is saying he does 7 day due diligence and won’t turn any in until then

    Question . Don't you have to find a title company first to added to the contract what title company is holding the earnest money? Then when the contract is signed send the contract to title company stated on the contract.

    I got question. if and when getting escrow open do we have to go to the title company where we are located in our state or where the property of where we are virtually wholesaling. Like say we are virtually wholesaling in indiana from cali, would we have to open escrow from the title company in Indiana or where I'm located at(cali)?

    The relief! Lol I feel way more confident. So does the buyer come after the seller or are they both their together? Do you schedule them apart? And to make it clear you only go when the seller goes you dont stay there for the buyer?

      If the seller lives in the house then the buyer needs to be there too but you need to separate them as a partner

      We never attend our settlements. We sign all documents using DocUsign or overnight via UPS/FedEx. The money is usually there the day before we purchase.

    I am a little confused. Do you tell to your cash buyers the final sellers price and then after you disclose to the buyer how much you are going to earn? I feel a little uncomfortable with this process.

    The Seller how did she/he get their money From the buyer. Did they have to wait for it or did you get everything done with the buyer first and then do everything with the seller. I'm a little lost.

    Hey, thanks for all the priceless info. Quick question, how do you cancel out the other cash buyers that agreed to a commitment price without loosing credibility. Meaning on the day before the walk through, you call each one and explain that you will be earning a certain amount and let's say all 4 cash buyers are ok with it, how do you cancel out the rest and choose one without meesing up a potential business relationship for the future. Thanks

      Whoever puts in the EMD is the buyer. Thats it! No credibility lost if an assignment isnt locked in with a contract!

      "Well this is off market and the house will be sold in 4-5 weeks for ALL Cash" is how we explain it. It's more of a formality thing. You can always do $2,000 deposits if you want too

    Hey Zach! Quick question, are you bringing in these cash buyers whilst in the inspection contingency window? If so, can I send the EMD down to title after the inspection window (probably around 10 days) is over so that I already have the cash buyer in place which will then in turn allow me to use his EMD to cover my end? Thank you so much for your help.

      NO, always stay within the inspection period so make it 30-45 days if you have a harder deal!

    What about when virtually wholesaling? I have a seller-signed contract in Alabama and I told her that she wouldn't have to leave her home in California for the closing. Will I be able to close fully virtually and how?

    Im new to this business, many questions unaswered and im watching all your videos. Question, say I find a property and seller agrees for me to wholesale it. Being new to this what if I fail to find a buyer in 30 days, do I mention to the seller I have certain time frame to sell and if I dont contract automatically becomes null? Or how does one get away from the commitment of the sale. Is that a normal clause to add to the contract. Or, am I screwed and I have to then pay for the property myself? Ty for the time and answer.

    Quick question, once I find my cash buyer do I present them with the documents of the title company and close the deal from there ? Also do I need an arv calculator for wholesale or is that just for flipping houses

    one question i have, once you send the contract assignment to the cash buyer, it is up to them to get that over to the title company? or can they give that back to us to get to the title company? and do you have a video of how you have filled out these contract assignment / wholesale contracts? i'd love to see them if so just to triple my process

      @@johnransom7245 I would assume using some sort of Docusign so you can send sign requests via email. It’s what I’m using
