Let’s say I got pt1 of it done by getting a contact with the sellers right saying I’ll buy for 100k. So for the next part and end up closing on 120k do I wait for the 20k to show up into my account/mail? And then what do I do to the buyer do I just send him the contact in PT1 as is along with the signs contact in pt2? I just want to know because I’m going to try this out for the first time and don’t wanna be trying to figure it out last second with a buyer ready and wating. You pay deposit to escrow asap. And if you need to you and a clause saying buyer and seller split all fees, taxes, escrow charges etc, and when you assign contract the cash buyer takes over all of that

Why do you recommend using the TREC form if wholesaling in Texas? Have you done a deal in Texas before using the TREC form? Question...so when the buyer sees the price difference of what he/she is paying compared to what you've negotiated with the seller, won't it make them hesitant about signing it and now that he/she knows that you made this deal with Sally & John Sue as well as the address, can't he/she just turn you down and find the seller themselves? Or will your $100 deposit cover you under 5. DEFAULT and we can take their land after filling an affidavit? Just trying to make sure. I'd greatly appreciate your response.

On the purchase and sale agreement in the video, (12:19) I see clause #8 (assignable contract). You can use any of those contracts in Texas. Most use the TREC Contract
