I have agents sending me on market and it’s time consuming because I may have already seen the property, another agent may have sent it to me, etc. Most agents don’t have off market properties so just trying to dice deeper on the exact reason for having agents send me properties if they are on market…

Just started getting a basic amount of info, calling da realtor and having a good conversation and sneaking in the questions of what they think the ARV and rehab is, most the agents in my area are investors themselves so they’re numbers are more accurate with the current market

You will never determine if there’s actual motivation in a conversation without making a low ball offer and then keeping silent. 95% of the time there’s no distress. You can still buy some of these as rentals or cosmetic flips but not as wholesale deals.

If a seller has a property listed at 150k and I offer them 50k, won’t they be disrespected to where that realtor is not going to answer my phone calls going forward. If I’m planning to wholesale the property, I would be fine with a 10k profit, but I have to think or communicate, if something goes south I need to plan for a 20k. I feel like if I lowball at 50k I’ll destroy any relationship I have with realtors or sellers to bring me deals

If the big 3 don’t provide an estimated value, that usually means you’re too rural and they don’t have enough data, which means you have bigger problems (small market).
