This fear can be conquered. Just picture in your mind that you are talking to Joe Dirt. Nothing bad can happen to you. Worst case you just hang up the phone and realize that you are now one step closer to your next deal.
Hey Zach! After you get off the phone with them that's when you begin to pull your ARV through your comps right? As for repairs do you just go by with what they say? If so then you'll come up with offer price? Correct? And when you do see the property do you adjust price if there's more repairs than originally said? Would love to hear your feedback!
Never go off of what they say unless it’s a new item like furnace roof etc. Because everyone things they fixed their house and made it nice, most of the time it needs torn out and updated.
Here’s a formula our company uses. Have done 110+ properties this year. ARV (from comps) x80% (gives flipper 20% margin) -rehab -Wholesale fee (5-25k usually) =Offer Price
sow when you say you put out bandit signs, where did you put them for maximum exposure and the least chance that they would get taken down? And how did you stay away from getting the city to come after you
It’s really just wherever you can around town. Corners and instersections are common. Most city workers throw them away when they can, but they don’t try very hard to get rid of them. Also I’ve never heard of someone being fined by the city for them
@@shashgo they don’t really care. I’ve seen it in cities for years. The city mowers throw them away when they can, but honestly they are so used to them they just don’t care. It’s not harmful and more than real estate investors do it

just keep reminding yourself that if the call goes terribly you never have to talk to them again so it’s really not a huge deal

Asking for pics or touring to estimate rehab is easy and after a couple you can just know if a house is a 10k or 50k rehab.
