    My mom bought her first set of apartments when I was 18 months old in 1955, and they were sold in 2018. I grew up painting them, and I've seen what lasts and what doesn't. These and other rentals were mostly old enough that they did not have drywall, but gypsum board (AKA: button board) and plaster. A few places were newer and had drywall. I have found that semi-gloss oil based enamel works great and lasts a long time in the bathroom, however I live in California, and it is almost impossible to find here. I have switched to water based semi-gloss, and it seems to be the best choice I have other than something like boat paint. Drywall compound dissolves in water, even when it is dry, and will fall off of the wall. I have used water proof or hydraulic cement on deep holes, and patch for plaster walls, plaster of Paris, or Durhams Rock Hard Patch. These are all for wet areas. Swimming pool patch should work well also. Then use a primer for a wet area. If you don't it won't last as long, and the paint will have a dull and rough look to it. "Paint and primer in one"? As Colonel Potter would say on MASH, "Buffalo Biscuits!!" It is not as good as using a primer, let it dry, then use a top coat. That paint and primer in one is a good paint, but not as good as using a separate primer, let it dry, then a good paint. Contractors may not know how long their method will last. They finish the job, you pay them, then they are out the door and down the road. 5 years later a repair may fail. I've seen different products and techniques over the long run.

    Sand the spay on texture? Isn't it suppose to be used as a finishing product that is lightly skimmed over w/a utulity blade to resemble original texture ...

    I still would have primer the walls first with a high-quality bathroom primer.

    oil based eggshell is best or a pliolite masonry paint

  • @splash5974
    @splash5974 6 лет назад +24

    Throw away that edger! They just dont work well enough... get a decent angled brush and cut in your corners... nothing worse than seeing that 1/16" of previous colour on the top of your walls

    The paint wasn't the problem here from what I see... you have to caulk around your tile... where's the caulk? And as a professional painter I just have to know what "basic paint" is.

    • @ryanlamarche3764
      @ryanlamarche3764 3 года назад

      The paint can absolutely be the problem. Flat paints will absorb water as a Satin or semigloss will prevent water from any penetration.

    • @Untanas
      @Untanas 3 года назад +1

      @@ryanlamarche3764 at 1:22 you can see the glare on the wall, meaning it's semi gloss... no caulking around the tile let's water in. I have almost 20 years experience fixing this.

  • @delipher48

    I think you should go for more tiles over the shower.

    Instead of using a water resistant material such as plaster of paris to raise the edge you use compound which sucks up water. Perhaps you should rethink that.

  • @NewsBroadcasting

    You should NEVER use a latex or water base (or BEHR brands) paint in bathroom. Use oil base .

    • @ryanlamarche3764
      @ryanlamarche3764 3 года назад +2

      Oil has the potential to yellow. Try a satin or semigloss sheen which will not allow paint to absorb

    If you do tiling tile the whole wall you wouldn't have this problem for the sake of a extra hr work .

    It’s peeling because who ever painted it has used a non water resistant paint like matt emulsion. I have worked in the trade for a while and have never ever used oil based paints to prime walls other then BIN zinzer. Spot fill, seal it then coat the walls up using a bathroom paint or something like vinyl silk to create that film which will stop the moisture soaking into the walls. Howay man let’s not make decorating complicated. Painting the walls with gloss is n 80s thing
