    Good video. For Oregon rains I have wrapped a piece of 12" flashing(secured with zip ties)over the motor end extending a few inches past the wiring inlet. Same thing over the tubing seal. Now it doesn't drowned in a down pour.

    I got the rev limiter beep code (1x every 3s) again after just replacing that little board 3 years ago. This time I was joyously greeted by an infestation of fire ants living in the unit. After neutralizing them, I ended up having to blow out just about every nook and cranny out with compressed air before cleaning the other parts in the sink. After putting it all back together in the 104 degree TX sun, it works. This time I smothered the entry point of the ants (by all the incoming wires) in silicone. Thanks for a great guide to go by.

    I wanted to take a moment to thank you for taking the time to make & share this video. I was ready to give up on fixing our MM FM350, but after watching this video you posted, I was able to completely re-build the unit and it works just fine now. Thanks so much!

    Thanks very much! I was able to replace the rev counter and only lost one screw! LOL Had to remove the main board three times to correctly route the cables. If only I was an electronics technician in a previous life...oh, wait! I was! Really appreciate your video!

    Thanks so much for your easy to follow and informative video. Watched it numerous times before replacing my MM360 Rev Counter board. Great suggestions about drilling extra drain holes and using silicone. The only trouble I had was when I attempted to screw cap back on to end of arm. I had to rewatch video when you said to make sure gasket went in second spacing.
    Thanks again. Opener is working great again.

    Tthank you for putting this video together. I noticed the age. My system is a bit a newer but basically the same. Mine was struck by lightning and it took the rev limit board out. I was just looking for a little help in knowing what to expect. I now have that. Again, thank you!

    Thanks for the video. Well done! I am on my 3rd Mighty Mule 350 gate opener. The rain gets in and messes up the computer all the time as you demonstrated to us all... I had to fix mine many times, thus, is a real headache each time.... I like the gate opener as long as the weather is fine, but if it freezes or if is raining, the computer stops working properly. Is a pain! Don't know why the company keeps making the same mistakes over and over again. There must be something they can do to weather proof these better.

    The design of the MM350 was sub-par allowing moisture to get inside. I have replaced more Rev counters than you would believe, because of moisture. The MM 360 was a much better design, haven't replaced a part or had any problems with it at all.

      Agree. I finally got tired of fixing it and replaced it with a better model Mighty Mule and haven't had a single problem in 5 years

    Great video! I currently have issues with a solid transmitter indicator.
    At first the keypad didn't work. Then the transmitter left on the inside quit (may just be a battery at the worst time).
    2 down so I decided the keypad on the outside will be hardwired. So I do a dry run and I'm glad I did it because the keypad I had to repair still did not want to control the gate. So I referred back to the wireless keypad. Well the wireless keypad give me the 3 beep positive indicator when reprogramming 05 and 06. So currently the only way to control the gate is momentary connection with the hardware configuration. And even that only travels a certain distance like maybe two feet and stops.
    I am beginning to lean towards board issues.
    If you think it's something else please let me know I'm all ears. Calling customer support for anything gets me flustered when they go through the "Evaluate everyone with did you?" like a simpleton.

    I've been running a mighty mule gate closer since 2006. They have been very troublesome. I've replaced batteries, control boxes, rev counters, and control arms. I have the MM500 which is supposed to be a heavy duty unit, but it is plagued with constant problems.

      Yes. My first one multiple issues. But they were always caused by water intrusion

    Mine is push to close and started trying to push further than the stop setting and stop plate. Not only that, it would sometimes just stop short of fully closed and reverse for no reason. I would open it fully, turn it off and back on. It would work for a while then start doing it again. This weekend it wasn't responding to the clicker, and when it did, it did the push too far thing, beeped three times. Now nothing. No beeping when I turn it on, nothing. I had to hammer the pin out to get the arm off the gate so I could leave. Does that sound like the same as yours? I'm curious if yours beeped at all when you turned it on before you replaced the board. Your video is great. Thank you so much!

    my gate pulls too open when I stop it at a certian point and push the limit button for 5 seconds it still opens to far and then it wont close,it just moves a couple of ft.Would this rev boaed be bad.thanks

      Could be... you arent getting any trouble beeps or anything from the gate? This is probably your problem though

    Mine just clicks when the remote is activated. Do you think it’s the same board? Just prior to it failing completely it was catching on gravel in the driveway.

    Mine is beeping 3 times when I try to pull to open my gate.... is this the symptom of this issue?

      3 beeps with 2 seconds off is usually a current sensing error. Most likely your battery is low which means its not charging or its just gone bad. Or the other more rare thing it could be is an internal problem with the circuit board, which means it will need replaced.

    Mighty mule refuses to address the water issue. They'll work ok for a while then problems start. I've bought 2 of them had problems with both after a couple years. There won't be a third

      Yeah. It is a bad design for sure. I changed to a different model with a seperate controller box which has been working much better. Its very important to make sure the ram arm is facing at a slight slope downward from the control area as well to keep water away.

    surely having drain holes is going to let water in,and you will continually repairing it,these things seem to be badly designed

    mount the operator higher at the post end so rain rolls down to the end not into the unit. 1/2 inch higher works. If yu give up mighty mule sell referbs at lower cost. save your old operators for parts. over a decade most parts didn't change. drill drain hols in the plastic cover on the bottom keep it drained.

    You have the unit installed wrong, the instructions say to mount it with the cover down so water does not get inside

    It would be better to get that thing closer to level, I get that the water comes in but it doesn't need that much angle.

      The 350 is a piece of garbage. I have since upgraded to a better mighty mule model with separate control module and have not had any problems for years. The 350 was designed badly and in order to keep water out of it, you have to have it angled down.
