I've learned to work in the phrase "that's the best part" whenever I can! Homeowner: "We already have a check, we're just looking for estimates" Me: "Oh, that's the best part, the insurance company has already given you the estimate and we do the work based on their estimate, it's the only estimate that protects you throughout the process" Then I explain the contingency agreement! Homeowner: "I'm running out the door to take my kids to soccer" Me: "that's the best part, I'll hop up there and be done by the time you grab your keys and load the van, so if you don't have damage I won't need to take up any more of your time" "I don't want my insurance rates to go up" "That's the best part..." And if another objection comes up I sometimes will say "ok, I stand corrected, THIS is actually the best part..."
Treat them like a friend - you'll be able to find SOMETHING. It could be smells from the kitchen... the dog... the car... the clothes they are wearing... their watch... jewelry... shoes... paint color... sports flag... their genuine smile... their teeth... their hair...
