      Hey, Guys! Love the two of you and what you do...normally. If I want to see property, I see a realtor (read land-lubber) and when I want to talk boats I like to talk to sea-faring people. Sorry, the two don't often mix well. Stick to boats, please?

      @@chuckabbott3880 Sorry to disagree, sir, but I must. Most folks who own and use yachts don't live on those yachts full time. Dreaming of membership in that group, I have given much thought to the possibility of living at or near the same location where my yacht is moored, as I'm pretty sure I'm not interested in my yacht being used for charter. What could be more convenient than the ability to dock your yacht just outside your land residence? To do so, however, necessitates the knowledge, ability, and experience of professionals in both real estate and yacht sales, ownership, and use.
      I believe Rico and Victoria have recognized the need for such professionals, and whether or not they actually want to personally engage in that business, this video is an excellent introduction to what is possible.
      Good job, NautiGuys! I'm looking forward to more of these, and hope you will investigate real estate residences that could also be docking homes for yachts up to 170 feet in length.

    Showing this waterfront homes is a wonderful addition to your channel! This humble home on the waterfront will make a family very very happy. I love the idea that it could be a reasonable thing to purchase a waterfront property because it’s cheaper than just docking your boat somewhere. Love from Vermont.

      A $9M property would be about $45,000 a month with a traditional mortgage, add averaged property tax (1.07% for that location) and that is another $8,000 a month. Definitely not cheaper than a marina. Then again, if you can afford a 100-foot yacht, you my as well have a house to go with it.

    Amazing dock, patio, outdoor kitchen and swimming pool. You can have so many friends come in by boat for a pool party. Use nautical terms to describe the house as it makes it more fun and unique. Love the roof deck and the view from up there.

      Might be a little cramped for the loop as far as accommodations and storage unless it's just you and your SO on the trip. 150 gallons of fuel might be enough for the two long stretches, pulling into Paducah and crossing from Carabelle. Not a horrible price for the boat either.

    Love this!! Definitely go with boat terms that's super fun! As a full time realtor, be aware, furniture doesn't always convey/isn't permanent. Showing more of the space and built ins is a better use of time. 13:42

    WOW....that doesn't need "updating" at all. It's timeless. Granite countertops, huge kitchen and outdoor kitchen - I don't see any wear and tear. Gorgeous!!! I guessed a million per 1,000 sq ft and wasn't too far off. Probably worth every penny.

      the furniture sizes aren't right for the space they're in. It's a great property that definitely can be improved on. Also that formal dining room is very far from the kitchen.

    The shallow area of the pool is called a Baja shelf or tanning ledge. 9mil isn't outrageous in expensive 'miami' area with dock but like with yachts, if it's 10-20 years old it affects the fashion. Brutal reality might be that the house is torn down to have just the right modern. Building a house is a smaller cost than the location.

    I love this new series. I have long thought I needed a waterfront property with a proper dock area to go with my imaginary Bering 145.
    There are at least two moments in my life in which had the coin toss gone differently, my Bering would be real. So if my faith in physics proves correct, there are relatively nearby universes where this sort of video would be not just entertaining for me, but seriously useful.

    Truthfully. There is so much wasted interior space.
    You're right about the outside. The decor in general has not aged well, and a serious redecoration and possibly reconfiguration would be required.
    If I had the money, I would buy a yacht.
    But it was interesting non the less.

    One very important service to look for in some areas of Florida, is the inner waterways pilot services. Who will place one tug off the stern and a second off the bow guiding one’s MY through sone tight 90° turns. And they will call ahead to any bridges along the way. Sorry I cannot bring to memory the towing company but I’m sure there are several similar companies by now. Your showing in a very nice area with many amenities. Have a great week U2. Why wasn’t there an exploration of the main garage, it’s like skipping the engine room, it’s just not done! Nonetheless have a good week… oh and yes this is a wonderful addition to your channel.

    Come to Florida's West Coast. All sorts of towns offer these canal homes. Many are priced for a normal family. Most are no locks or bridges to the Gulf of Mexico. (prices did increase during covid)

      @S. M. Hard to beat the Charlotte Harbor area. Punta Gorda has some of the deepest canals on the West Coast. True sailboat canals.

    Oh my oh my.... awesome! Deep water access, reasonably protected inland, for 9 mill? Worth it for the location alone, and with friends in south Florida, the real estate price doesn't shock me. (is my mental view of real estate broken? 🤣)
    Stick with the boat lingo, we're all adults and this is coming from the "water" as you pointed out. 😁
    Holy crap that Kitchen!😵Daddy wants two dishwashers too! 😍And that Kitchen Aid gear.... oooh MOMMA SPank me!
    Yeah i like cooking and I'm a Foodie Perv, Sue me 😄
    Only thing you didn't mention on the dockage is the mooring whips, it looks like it has attachments all along the canal section near the boat lift. Those are great for launches/dinghies and smaller boats to tie up if your having guests over that are coming via the water ways. Even with that huge entry parking area, that's a place you'd rather visit by water then drive. 👍👍

    I clicked on this video when I saw the picture, without reading the caption. Working in property rehab I always enjoy watching content like this. To my surprise it was hosted by my friends from Nautistyles, I’ve been a subscriber for several years and really enjoy your yacht reviews so what a treat this was.     Loved the Real Estate Addition. Waterfront Properties; Nice Niche Decision. Being a former builder, my vote is to use real estate terms for home tours and boat terms for boat tours. Expand your horizons with real estate terms, as you have helped me expand mine with learning so many nautical terms from you guys. Keep it up!

    Two problems with this house for me.
    1. Convincing my wife to move to Florida (even as snow-birds)
    2. I don't have $9M+ burning a hole in my pocket.

      @@NautiStyles years ago before me being an adult i would install pools for summer jobs and they were always refereed to as tanning ledges.....great job on the video and tell Rico to stop trying to Mansplane things lol

    I think this is a great direction for expanding the channel. Keep it up!
    If I had one improvement to make with this particular property, it would be to replace the shower curtains with glass shower doors...hinged or sliding, doesn't matter, both would be a step up.

    I would say if the house size is 4k sqr feet or more us "house" terms since there will be multiple versions of the same space. For smaller houses it would be fun to use the "boat" terms. Super fun video. Maybe Mandalay Bay or Ventrua Keys in SoCal.

    Ahh yes, ‘Lady in Red’, the look is great Victoria as you rock red. The house tour is a nice diversion even though as a yacht these properties are way beyond our financial means. Perhaps "this would be a nice local to keep your new Bering 75 when not sailing in the Caribbean on charter. Keep up the wonderful work so we pions can continue to dream of the ‘Rich & Famous’.     Going into the garage is just as important as going into the engine room (something other yacht channels leave out) A house has hot water and heating/cooling equipments as well so Rico has something to do
    If I owned this property I would set up a large telescope on the rooftop (flybridge?) for star gazing...something that's very questionable on a yacht , no matter how good the stabilizers are.
