also farmstyle should probably be a federal crime. Just those farm sinks should carry a 5 year mandatory sentence and 100k fine. Each instance :)
It's a nice house, good size lot but damn, 26mill is a lot of money last I checked. Previous house was bought for 6mil in 2018 so that's one hell of a renovation. 9k sqft is not that much nor is the architecture exceptional. I'm guessing the house could be built for 4 million so even allowing fully for the loss of the 6 mill house, it's a long way up to 26. I hope this unfortunate overpricing culture doesn't trigger an absurd inflation in LA house prices.
Views location and weather ...... that's what matter
Nobody gonna buy this house even if you sell it for 1m in Afghanistan or remote place or Egypt( extreme weather) or Colorado ( extreme weather)

For me its the view. There are so many other modern farm house design mansion with bigger lot under 10 mill in Encino alone. IMO, the price is still bit too high as Linda Flora dr is an average street in Bel Air. Todays market i think itll sell around 20 mill. Lets see 👍 good house tho'

The kitchen is a littler underwhelming for $26MM...otherwise the rest of the house looks nice.

I notice with most of these multi-million dollar new build mansions, that the backyard always appears to be an after thought. No real landscaping at all. Just a rectangle pool, surrounded by flat patches of grass. Pretty boring for a 25 million dollar house. Uninspired. Some creative & unique landscaping would go a long way.

This house is overpriced, I think you’re buying the view and perhaps the location, nothing Architecturally or finishings warrant the price tag.
Lol, that's why things are usually priced the way they are; location, views, on top of a full renovation or new construction. Keep in mind, this is located in one of the most coveted locations in the country. There is little supply, so it'll likely sell sooner than later.

Potentially stunning house where the designer got a bit too cute. The kitchen is beautiful, but the wallpaper with writing on it looks bad, and some other choices also look not great.
