Ayala Condo, Ayala Land Stock & AREIT can give you capital appreciation and cashflow.
What you need to know
Whenever you buy an Ayala Condo, that forms part of Ayala Land sales.
When you buy Ayala Land stock, you make money off all the business units inside Ayala Land
When you buy ALI stock, whatever AREIT earns ALI has also a percentage off of that because it is the parent, please do note that just around half of the shares are sold to the public
Differences
Ayala Condo - you buy the physical property
Ayala Land stock - you buy shares of the entire property development company
AREIT - you own shares in a corporation that owns real estate that generates rental income.
Control of the asset
Ayala Condo - you can control how much you earn
Ayala Land stock - you don’t control how the business is run but you can control your capital appreciation and dividends depending on how could you buy.

Cost of interior, Brokers fee, cleaning fees are not included as disclosed where in brokers fee ang cleaning fees and maintenance dee could have cur a large chunk of the forecasted income of Ayala Condo. Maybe around 25% less. Cost of interior which is maybe around 10% of the cost of acquisition could have added up the P7million capitalization. With all these if could have taken into consideration would have changed the value of Ayala Condo Income tremendously. While AREITS AND STOCKS dont have other significant changes to consider.

Thanks Marvin. Just watched this and very interesting comparisons. I understand the assumptions made but I felt missing is that for REITs (learned from you) is that they are obligated to give 90% of earnings as dividends while ALI does not have the same obligation and the condo rental income is also not guaranteed (industry occupancy %) although i did hear you mention about the consideration on the actual property etc... thank you for this again and I continue to catchup on your videos!

Hi I'm an investor in all three assets (actually 4 including the AC stock). Currently reserved a healthy allocation for AREIT. All I can say is, the Ayala Land physical Condo computation is 99.99% impossible. Hehe! Based on my personal experience the ALI stock was my most profitable. Thanks Marvin. Appreciate the knowledge!

Is that in terms of dividend yield or capital appreciation?
Bought during the IPO. Sold then repurchased when price went down. Now enjoying dividends n a 12% gain. Thanks for the guidance!

Thank you Sir Marvin, I'm learning more, kung wala masyadong pera, maganda yung paper assets magsimula, kapag naka-ipon na ng malaki at may buying power na I will consider to buy condo. In Condo investing, we need to consider yung payment for MRI, Condo Assoc dues, RPT, Monthly Amortization kapag nagbank financing loan pa. Whereas, buying AREIT & ALI stocks, no need for an investor to take a loan from the bank. An investor can buy AREIT & ALI stocks based on their cash allocation.

For Ayala Land Condo you have to put your time and effort into it, for Ayala land stock, you just have to leave it there, partida the computation was during a pandemic, as a musician someone who has a lot of different passions, I don't have the luxury of the time to take care of an Ayala Land condo, ALI Stock or possibly REITs are best for me

Parang unfair comparison dahil perfect scenario ang ALI Condo and AREIT na para laging occupied iyong unit ng condo and fully occupied din ang AREIT buildings, but iyong ALI stock na consider iyong bad scenario like today pandemic down ang stock price nila. its better comparison kung perfect scenario ( without pandemic) din ang ALI stock. I think price of it (ALI stock) by end of 2020 its 50 peso per share.
