  • In this video a builder shares a really fresh, new house plan with the costs to build it. This house plan has an efficient use of space and can be built on a slab or a basement. In addition to the costs, the builder reviews potential adjustments to make the new home even better than it is.

    The costs used in this video were derived from multiple sources including but not limited to: 2022 National Construction Estimator by Craftsman Books, the builder's own experience, and the latest NAHB (i.e. National Association of Home Builders) Economics and Housing Policy Group, Cost of Constructing a Home. Construction costs can vary greatly from one location to the next due to material and labor shortages and local market conditions. Individual customer finish and design choices can also create large swings in labor and material costs for a given project. Building code differences from one location to the next were not considered when preparing the labor and material cost adjustments presented at the end of the video.

    This guy is a true salesman. He uses real life sentiment to engage you. He talked about his own stone on the front of the home, and then also stockings on the mantle during Christmas. Ive been in sales 10+ years. Its a blessing and a curse to be able to notice details like this

      Its a healthy filter of skepticism that everyone should posses. Unfortunately its anti-consumer-dupism and bad for our capitalist masters. Therefore it's not at all taught in public schools.

    if you rotate the bath tub/shower 180 degrees, you can run the plumbing through the interior wall and under the flooring to connect with the kitchen plumbing while adding a window in the bathroom for some good natural ventilation, which can be supplemented with a ventfan when its too cold out. Just an idea

    Very similar to the house I want to build in Gettysburg. Craftsman cottage, 2300 sq. Foot. 1800 since I am not finishing garage right away. So 1800 square finished. Will do the rest as money permits. As far as I have researched it looks like 1600 a square foot is the finish price in Gettysburg area as of February 22.Hoping to,save some serious money as my own GC. 11 acres, 15 minutes from Little Round Top, 10 minutes to Eisenhower’s Farm. 600 foot of Creek frontage of Marsh Creek. Waiting for spring to commence and get on it. Thanks for all your tips and recommendations and , of course videos.

    There's newer homes being built in my area (PA) that look like this but they are 2bed/2bath and going for $500,000-600,000, and they will also have an HOA. It seems like they are really overcharging given these estimates.

      Nope. His estimate was nearly $300k. He said it was for slab, PA is in the north and thus a basement area. Add an additional $30k mininum. He said he left out general contractor fee. Add 10% overall. He said that was for the house. Add cost for land. At LEAST another $30k if you want no yard at all.
      By the way this doesnt acount for driveway, fence around yard, landscaping, and so forth.
      Add that all up and $500-$600k is about right.

    Michael, Thanks for the great information. In a year or 2 I want to build my own house. Since my kids will be out of the house and I dont want to climb stairs anymore, I want to build a ranch house. As I am fairly handy, and I will have time on my side, I want to do as much of the labor myself as is reasonably possible. As such, I want a simple gable roof (I think I could handle a gable roof w/o hips and valleys). I want 3 bedrooms and about 2000 sq ft. If you could point us in the direction of something like this, that would be great. Also, a bill of materials with ball park prices would be very helpful. Thanks.

    I like the idea of the fire place in the corner of the great room close to the porch and for a bigger tv, but the bar nope I think I'd put a steel beam in to open that up a little bit. Then for extra counter space extend it right by the slide out and make them tall for a pantry with wood shelfs in them. Then if the steel beam gets in the way of the stairs, then section the stairs off toward or into the garage a little bit still L shaped, extend the garage towards the front to make extra room in the back of the garage for a side door or another garage door to open up with a slab of concrete in the back going across the whole back of the house, for the workout room in the back of the garage/ work shop to have a bench for tools etc. the upstairs I'd add another bathroom for the over the garage room to make that private for guest have a murphy bed/office or game room up there for the kids because of that big window up front, and have another centered window in the back to look outside in the back yard that's 8 foot fenced in yard with a pool with hot tub with of course a medium sized bunker, bc you never know.Then for the side were the fireplace was I'd put a side room with battery bank and solar power over there then on the roof I'd put some solar panels up there too so everything can be run off grid. Oh and maybe see if I can find a well pump in the back too with a corner garden.

    I'm southwest AZ . Planning on a build on land I already own . I love this plan but it's ext.finish isn't really AZ . Every is stucco finish. And this way for good reason. What would plan changes to create a different ext.? I'm paying cash . Any ideas?

    This some dam good information! But I would like to know if you could give information on the constitution loans? As I know you can't get a traditional mortgage till you get the occupy permit.

    I have a friend that got a similar house that was new for 300,000. Similar size etc. I have a neighbor that was renting a house owned his uncle. When he moved his uncle did a very nice renovation/ remodel and tried to sell the house for 280,000 he ended up taking 220,000 for the house, according to my friend. Still, I do find this method interesting even if the cost are very similar to buying a newly built house in my area.

    Nick Lewis says no more fireplaces in the corner! Difficult to arrange living room seating around a corner focal point. Also, laundry room upstairs assumes you’re not trying to save energy costs by drying outside.

      build it twice!! back to back or side to side with garages on the outside. 1 keep as garage make the other entertainment area with a three slider door where the garage doors are. :)

      master bedroom is on the front. kids' rooms on the back (btw they would need emer. ladders to get out in case of fire) but the kids' rooms each need a second window to balance the windows already there.

    I think 3 bedroom down stair level floor n 2 bedroom up. 3 down on ground floor n one bedroom with a sink, toilet can have shower incase for your senior's living with u. they cant used up stair is not good for them go up n down stair.
    Or 3 bedroom up n 3 bedroom down on ground level

    That living room is too small. I like and grew up in a big house. You can still make big rooms. Do a large living room and dining kitchen area. Then a big MB and smaller bedrooms. And a nice big utility room.

    285K for 1600 s.f. house is $178 a s.f. just hard costs to build. This doesn't include the land, closing costs associated with settlement, loan, etc., contractor build fee. In most average cost of living places, this home would easily be over 400K and could go a lot more, once the soft costs are added in and the land. That would put it well over $200 s.f., probably $250 and above. Land alone would do that in my area. People rarely save as much as they think trying to GC the house themselves because they are a "one off" and don't get a regular builder's pricing from subs.....basically negates most of the savings when you are done, and twice the headache. Interesting video though even if it's only applicable to a few.

    Why is there no chimney on that fireplace? If there was a chimney, and it was moved to the front corner of the room, that would screw up the look of the house from the front.

      It’s designed for a direct vent gas fireplace…to vent through the wall. This won’t need a chimney and if placed in the corner, no outside framing is required.

    With moving the fireplace to the corner, you can eliminate the dog house and cantilever framing.

    I've noticed these vids are on the click bait side. Thumbnail always shows a certain price that seems amazing! Low and affordable. Then at the end, drops the real figure of these houses which ends up being 100k more than was advertised. And its all basic knowledge and common sense anyway. No thanks.
