I wasted thousands of dollars on stupid courses (ie ryan Pineda) when Jerry puts everything out for free!!!!
Yes, I didn’t spend thousands but the same happened to me! After purchasing Flipster I realized he gave almost all of it for free a few days later!
That guy and his crazy hair is ridiculous
It’s so great that any question I have that Jerry has an easy to follow RUclips dedicated to that topic! Very easy to understand! Thank you for taking the time to help all of us!! 🙏🏼✌🏼😎
🙏👊
These videos are gold. Thanks for another good one, Jerry!
Thank you Jerry!!! Whatever topic that I am interested in learning more about, you have a video where I believe you cover the topic fully. So much value with your channel, it truly is a blessing!!!
Jerry you are awesome, very clear content. You cleared up so many fogs.
Where I live there’s only 2 title companies and there across the street from each other
You are a flipping genius. Thanks for the quick response to my question. Great resource.
This answers some of my questions! Jerry you are a flipping genius!
I just started wholesaling land by following your RUclips content. Have 2 contracts signed in Texas, one of which is a buildable lot in a high end development area. Thank you Jerry because videos like this make real estate crystal clear.
Tina, did you use a title company or an attorney?
@@dustinropp i was wondering the same thing
Hi, what title company did you use? I'm looking for a wholesale friendly title company.
@laurahanayli8473 I know several friendly investors in Texas but what city?
Jerry Norton thanks you are the best at explaining the different stages of flipping and wholesaling.

flipping genius. I can't believe you give this knowledge away for free. Most people would gate keep it but you really want to see people succeed. Thank you for setting me up for success.
Thanks Jerry! I know its an old video but to help others too, once you open an escrow do not allow your cash buyers to get another title company. Most of them will insist to use their own escrow because they're paying for closing cost. I had many experiences in the past that new escrow will mess up my deal.
Loving your videos Jerry ! Yes 100% you re a Flipping Genius and Thank you for these valuable resources for finding a good title company to work with !
Again Amazing content, straight to the point, i like that very much.....Let's do this.....Jerry. You Sir are a Flipping Genius!!!
Thanks for the wonderful information!!!
Thank you Jerry You are a flipping Genius!
Some closing companies will tell you that a double closing is illegal. But it's not. If an agent tells you this, it's a red flag that that agent doesn't do, or know anything about double closings....Thank you, Jerry for all this info. Going to watch your Double closing video.
Thanks for the education Jerry
Hey Jerry, GOD Bless You!
For your free knowledge🙏🏽
I have a quick question?
Can I pay title company or attorney after the close or is it during the process?
As well contractors or home inspectors?
How much money I would have to invest from my pocket before closing the deal or is everything is paid off when closing?
Another GREAT ONE, Jerry !!!
Great video Jerry. How does one choose the right escrow company, what can you ask to see (or sign) so that you know your money is safe in good hands?
You the man Jerry! 👌🏾 For real! 🙏🏾🙏🏾
Thanks Jerry, you are awesome!
OMGG Jerry your Channel has everything you need to be successful in wholesaling!! EVERY VIDEO IS BRILLIANT, you are a genius Thank you for your wisdom and knowledge.
If I do a deal in CA but live in Texas, do I have to be present in CA in order to open escrow with a wholesaling friendly title company? or can i just email them the documents and the deposit?
Awesome info Jerry!
You was sent from God appreciate the content brother your truly changing lives!!
Once I use the offer generator than I do the other one for the cash buyer for the same property when do I take it to the title company after both contracts are signed ??
I love how you teach ,,,,,,wisdom 😊
jerry how do i have the seller agree to closing with my closing company if i have to get the contract before opening escrow ?
Been learning from Jerry since 19. Haven’t closed anything yet though
Thanks for this 🥺
Great video Jerry!
Hey man,,you spit jewels--you give more free documents than any of the other experts out there..there are some old school experts out there still charging for there documents..thanks bro, God will bless you for paying it forward..
In my county there is a title company, escrow company and closing attorneys. The title company only does title searches here.
U the best Jerry
I've learned a lot from you
This is the piece that I am looking for. Thanks for adding the piece of the puzzle that I need to complete the puzzle before I start making deals. I have a few more videos I need to watch. But I am happy with my progress. It's challenging but it can be done. Cheers!

Jerry your definitely a flipping genius. Question for you though…Is it better to look for closing companies near you or near the property?
Jerry, You Are a Flipping Genius! Do you have a referral for an Investor-friendly title company in Iowa?
So like do I need to use a local title company or can i just use a title company from a different city. For example can I use a title company from San jose to close a deal in Los Angeles?
Hi jerry I have a question. I’m currently in Atlanta ga and was wondering if you knew any title companies here that deals with this type of business because all the ones I contacted said no to wholesalers
Hi Jerry! 👋🏻 Awesome content- thank you! You said Flipster can find and fund properties for you??
+Grazi
Yes it has tools and solutions for finding and funding
So if I live in Texas and I get a property under contract in Philadelphia, I contact a title company near the property I got under contract. How do I send the contract to that company and receive my check?
You didn't say anything about filling out the Affidavit of addmendum I was wondering was that something that you over look by mistake because you want to make sure you have that paper in so you don't get cut out of the deal I guess it was just the over site
do you send the title company unsigned by both the seller and buyer and then the title company sends it to them?? or yk has them sign it or do you personally have them sign it and then send it to the title company
What title company do you recommend in the Phoenix, AZ area?
Great content
Do you choose a different title company/attorney for every state ?
love the video but quick question.. when wholesaling in other markets, should you look for a tittle company where you live or in the market you're wholesaling?
Local to the deal
what title company is wholesale friendly in phoenix Arizona?
So I need a wholesale friendly Title company to open escrow (purchase of sale agreement) for my seller and then a closing company to process (assignment contract) to my buyer and the closing company takes care of transferring earnest money deposit from buyer to me and purchasing the property and my contract fee..?? Please correct me if I’m wrong.
So does the end buyer pay the title company and then the title company give it to the wholesaler and seller
So if they still owe mortgage on home .. it can not be sold? I’m confused on that part. How will I know before putting under contract?
Hello I love you me videos!! I was wondering if you decided to wholesale through a real estate agent and they already have a contract and they just add the information in from my offer sheet. With my escrow agent do I still have to go through their agent as well as mine to close the deal?
ruclips.net/video/tMYd5sUjJ5k/видео.html
Man you are amazing thank you educated me
🙏👊
can we close the deal if other person who is on title is not present i mean out of country but give his consent that main person who is borrower can close the deal on my behalf please answer thanks
Do I take the completed assignment contract along with the emd to the title company or title attorney, or do I also take the purchase agreement completed by myself and the buyer before then and take all 3? I'm a tad bit confused on this.
Attorney to take paperwork and emd, usually to the attorney even by e-mail check etc....
Should I find the title company before I find a deal or after I get the contract?
Because you are doing deals out of state, what and where would you find the title company?
Thank you!
Random question. What happens to the intent to purchase contract between the seller and the wholesaler? Escrow/title
Takes the actual signed contract along with the EMD? And vice versa with the end buyer and wholesaler as well?
Correct
Can anyone suggest a double closing friendly title company in New Orleans? I’m working on my first deal and need a wholesale friendly title company in the area. Thanks
Gerry! you're a flipping genius! do you need to get a different title company for each deal? For instance if I'm doing a deal in PA but I live in CO, do I need to get a title co in Pa or can I still use the one in CO?? Thanks!
My person can do all 50 states

What title company do you use in the metro Detroit area?
So I have to make clear with the title company that im a wholesaler and I'll assign the contract?
Hello 👑King Jerry: Other than MY LOCAL TITLE COMPANY, WHERE CAN I GET THEE PRE-FORCLOSURE LIST FROM TO CURRENTLY GET PROPER % OF MONEY TO ERN THEE 30-40% FOR FINDINGS THE PRE- FOR HOME OLD TENANT TO GET THERE LOST MONIES THERE ENTITLED TO (RECEIVE)?????
Do probate videos, I’m looking to find probate leads and I’m very nervous on how to approach the executor.
Antonio Richard just talk to them as a helper
If you’re working with double-dipper agents, don’t you have to use their closing/title company since you have to use their contract?
You're great Jerry! But ONE QUICK QUESTION...you said in the beginning that we open escrow and send in our EMD check...but then you said once escrow is open we can go about finding cash buyer to get the EMD. Can the cash buyer pay the EMD directly to the title agency before the COE? Or do I have to come out of pocket the first day I open escrow?
It depends on how you write up your contract. You can have it so the escrow is opened without paying earnest money. You'll have the cash buyer (when you find him/her) deposit the earnest money to the title company.
Who am I supposed to work with in Florida? Title company or closing attorney?
Do you need this when dealing with agents?
I dont know if you will be able to read my comment or actually do what i might ask for but is their any way you can actually wholesale from start to finish and show everything like you talking from start to finish from when you find the house agreeing to the contract and fund a buyer and show the process of closing the deal without having to make extra videos on understanding a certain concept . Like do it if you were actually making a deal and not doing shortcuts ...?
I’m in buffalo New York . How do I know if it’s a title company or attorney that I need ? Better yet. How should I ask google the question
Thanks for the tips! A little confused about the wholesaler bringing the escrow money as well to the title company.
Wholesaler becomes the seller after acquiring the contract. We then put money down as an EMD to secure ownership of the contract. This is the money we bring to title attorney. The same process applies after we find buyer, but depending on negotiations, the buyer will put down an EMD. Hope that helps a bit.
@@chefwltr thank you!
@@chefwltr helped a lot!!!
@@chefwltrHow do you put zero ernest money out of your own pocket when you have to give the title company ernest money and assignment? Then buyer brings his ernest money How do I get it from him to use to give to seller?
@@JetBfly you can get a Gator Lender to loan you the EMD until you assign your contract. They'll fund your earnest money and you pay them back with some interest. Literally, zero out of your own pocket. Gotta build relationships though and do good business. If you close with one Gator, they'll probably fund the EMD for all of your deals moving forward. I pray this gives you some clarity.
Do I have to find a wholesale friendly title company in the market i'm wholesaling in, or are title companies able to work virtual nationwide? Basically, I'd like to have 1 title company that I work with on all my transactions, no matter what market I'm in. Is that possible?
title companies are market dependent. Get a title company in each market you do deals in.
@@FlippingMastery thanks for answering! I’ll be sure to do that. Find them in my markets, and prep them for my transactions. Thanks for all the free knowledge Jerry!
Hi Jerry, my name is Jeff. Do you know of a couple title companies here in Arizona?
Im Speaking to Ttle COmpanies in Maircopa County theyre telling me " we dont do wholesaling only double closing or double escrow " And this is multiple title Companies
when dealing with a listing agent, do you usually request to execute with your prefered closing company
Yes it’s part of my offer sheet. Watch this - ruclips.net/video/-00Lfqv10-A/видео.html
Thanks Jerry, what are some wholesaler friendly title companies in Indianapolis?

If you do a virtual wholesale deal in a different state than you live in do you need to find a mortgage company to close in that state or can you use a local one where you live?
Yes Because usally they will Do it all online Same Day But u have to let them know ahead of time and set up dates
This is the best !!!!!
?do I have to go to an Escrow in the same state as the property ?
Yes, needs to be close to the seller.
so do i personally get the buyers signature on contract and send it to the same title company? if i’m doing it virtually?
I ALWAYS LEARN SOMETHING WATCHING YOUR VIDEOS,,,,,YOUR ALWAYS CONSISTENT
AND ON POINT WITH THE METHODS YOU EXPLAIN,,,,U DA MAN!!
🙏🙏
Do I right up in the contract who paying the the closing fees ect ? How do I determine who going pay it ?
Add in your contract- “buyer to pay closing costs”
Hey I was just wondering if you can be 17 and go into the title companies and due contracts
Typically 18
what do I google search ? CA has all 3 ?
Hi Jerry, do I contact the title company before I get an offer or after I get an offer
After
When wholesaling in other states, do you have to find a title company that is local to you? Or local to where the property is?
Any title company that can do it ask them qualifying questions
Are you familiar with assignment contract?
Do you do assignment contract?
When can you close?
Etc
does the buyer pay the settlement fee?
Hey Jerry I am about the get the contract signed where there is a real agent involved, they told me that after the seller sign the contract they will open escrow. Now, should I let them open escrow or should I open escrow? And what is the difference?
I would think you should. If you do research on a title company you'll be more than sure they will get it right. If the seller opens up escrow they won't bother asking if that company knows or would be willing to close a wholesale deal. Could cost you more delays in my opinion.
@@austinc.8360How do you put zero ernest money out of your own pocket when you have to give the title company ernest money and assignment? Then buyer brings his ernest money How do I get it from him to use to give to seller?
Here's a question for you Jerry. I am negotiating with an agent and seller. Property is on market. Agent has their own contract that I'm including terms on, but do I include the fact that I need to choose the Title company? It's a little different for me since I'm used to dealing directly with sellers.
Thank you btw I am a flipster user!
Yes Watch this video
ruclips.net/video/5ATZo8FJ7lQ/видео.html
When including terms thats essentially means including a clause right? Would you have to write it in the contract in a specific way?? Idk if I'm adding to much mayo on the hot dog 🌭 lol
What if you're out of state?
What is the NEXT step once I get the seller agreement signed .
If I’m living in Florida and make a wholesale deal in other state , do I have to choose a title company in Florida or near the subject property?
Title has to be in the state the property is located in.
i’m in florida too !!! have you wholesaled yet
Who do you take first at the closing table ? The seller or the buyer?
Both. The transaction is between buyer and seller and you get paid wholesale fee from proceeds.
Thanks for the gems Jerry!! Question.. Do you advice to do a double closing (where I'd earn more than 7k) instead of an assignment because im concerned with the transactions going south when other parties see my earnings in an assignment agreement
not for $7k. maybe $30k
@@FlippingMastery Thanks!
@@FlippingMastery if my assignment is around $30k but the property is near a million dollar listing, won’t the closing fees eat into the profit?
What is the settlement fee you was talking about in the end?
that is the fee the title company changes to do the transaction
