This exact thing happened to me. My lock was still intact so the insurance wouldn't pay. The theft was committed by an employee. They thought I would go quietly once they said they wouldn't pay and insurance wouldn't pay. I had a lawyer that did an investigation and requested video. Suddenly they were ready to settle. I'm sure it was a theft ring.
To me, when a place like that says we arent liable for stolen property, I always assume someone on the inside will steal a bunch of stuff and the owners will say not our problem. That's such an easy scam. I rent out storage units, say I am not liable, then have my cousin or someone steal the stuff lol

That is every storage facility, apartment complex, car rental, equipment rental...... unless you can 100% prove that an employee of the company that had bailment of your property committed the crime..... you and your insurance is the one that would be responsible for the loss.

Storage property manager here. Most places don’t prorate no matter when or why you move out, so not sure why he expected money back. Also you usually have to sign a clause saying you need to be insured. They don’t need to require proof of insurance, the burden is on the tenant. Dude knew what he signed and still tried to sue! Ridiculous.

I can confirm this, we don't require proof of insurance either but we tell every customer renting that they're required to have insurance at all, we even offer an option of our own. Our lease also very clearly details that we're not responsible if anything happens to vehicles or stuff, that's what your insurance is for :P

She was unprofessional when she took that stance that she didn't provide the information because he was rude. They didn't give any information because they didn't want to admit to being at fault. So you couldn't call him to give him the information about the break in,but you could call him to ask about keeping the trailer.
You know, when you try and help somebody, get it in writing. The plaintiff should have gotten insurance on that car, it’s mostly her fault. Then again, the defendant should have asked if there was insurance.
It should have been a way to insert the law because of the fact that they did not forward that information to their customers and that is the least they could do especially knowing that they're not liable in all the other circumstances period they should have to pay because of her breaching that part that meant a lot to the plaintiff

The storage facility made it super clear that if our lock did not meet their standards that they will use one of their own. Their claim was certain locks are more secure and harder for theif to open. So, I'm wondering if that's what this storage company did.

I would NOT have willingly gave him a DIME. Once someone sues me, any offers would be over. Also, IF the defendant is telling the truth, I would have brought the new renter's contract showing his rental starting on the first, AND I would have asked to look at the Metadata of his video to see the date he shot it. I didn't know the contract still applies in the case of negligence; good to know. I wouldn't keep my trailer in a storage facility like that. All it takes is a pair of bolt cutters or a lockpick, and your trailers gone (plus everyone can see the trailer, which attracts thieves). I would want my trailer in a place where the whole facility was behind a fence / gate, so even if they cut your chain, it would not be as easy to get it out of the facility. Better yet, keep it in a warehouse or a barn, so no one can see what's in there. You could probably even pay the same dollar amount. Find a house that has a barn that's unused, and ask to store your property there for $90 per month.

She waited until the judge gave her the option at the end of the trial to decide to give him money back... she wouldn't have done that if they never went to court. If it was really in good faith she would have returned the money when the theft originally happened. If it wasn't a real judgement, they would just go home and not pay him and not get in trouble for it.

Unless you put up motion detector lights, security cameras that you can see mars perfectly, a gate that is only accessible by key (a skeleton key/main keyto the main gate. I do have a storage unit (10’x12’) for $50 a month! Plus the gate key, lights & cameras that you don’t see Mars, but good quality video for an ID on someone). However! The ice & snow can fall on me & kill me b/c it’s a pitched end unit (& no one sands or salts the roads, so you can ice skate while moving in/out boxes)..A few more lights would be nice at the end units & not have to fiddle f^ck with the slider so I can lock it. I need to do a class for people without lawyers for court on how your evidence should look like on folders, order, etc. I went to court with my kids dad only twice in 18 years, I am helping my daughter get child support from a dad who went on to have 3 kids after the two they share & my husbands ex, lol gotta love her when she has motioned 3 times, demanded the judgement to be considered on one & lied saying they mediated on current issues they actually didn’t b/c they allowed me to sit in on those 🤣😂. She GAVE evidence that helped us! Not her!!!

I need to do a class for people without lawyers for court on how your evidence should look like on folders, order, etc. I went to court with my kids dad only twice in 18 years, I am helping my daughter get child support from a dad who went on to have 3 kids after the two they share & my husbands ex, lol gotta love her when she has motioned 3 times, demanded the judgement to be considered on one & lied saying they mediated on current issues they actually didn’t b/c they allowed me to sit in on those
🤣😂. She submitted her evidence 2 days late. So the case was continued an extra month & although I’ve saved every texts, letter, etc since 2016. I used most of her evidence in helping prove his case. She GAVE evidence that helped us! Not her!!!
Clarifying- the dad was paying child support until he had his second daughter. So it’s not a new case.
Sit in on: mediation is what I meant to add. I can’t remember what I did yesterday but I can remember dates & what a text said verbatim by her. It’s crazy!

I disagree with the judge. Once you yell at me, intimidate me, flail your arms around, screaming like a madman, you forfeit your right to receive any further communication or information from me. If you want me to act like a decent, professional person, then I need you to act like a decent, professional person. I would not subject myself to it again, either.
