Looking at the concrete walls surrounding the house looks like one is enclosed in a penitentiary, minus the barbed wire. I get that it's used for privacy and animals, but it's dreadfully unappealing. The house is small and even if one is buying TV lifestyle, it's overpriced to say the least. As a subscriber Robyn I really enjoy your videos. Thank you.❤

Are you sure it’s 1503 sf? Looks much smaller. It’s overpriced for the finishes.
One of the best things about the Villages is that there's something for everyone. For every plus, for someone else it is a minus. An overpriced house is only one that is priced much higher than it's comps, and won't sell. What many people mean when they say a home is overpriced, is that it is priced higher than what they're used to. Or higher than what they're willing to pay. A homes value is only what someone is willing to pay for it.

I’m thinking about moving down to the Villages and I’m looking at the new courtyard villas. They are actually less expensive than the old ones so I’m not quite sure why that is.
That is because they’re all mostly filled with basic builder grade interior. Preowned homes for the most part have been upgraded countertops, flooring, landscaping, etc. the new homes also carry a large Bond and a high tax rate so be cautious.

That "Villa" 3/2 may be worth $300k. Is it the realtor who suggested that price or the customer that is trying to make a quick killing. The Realtor needs to be honest with her Client. I dont know, things are getting pretty Nutsy in the Villages, too bad.
Speaking from experience, we can only make a recommendation. The sellers are the ones that typically will determine the ultimate selling price.

These prices scare me. They seem to keep going up. Do you think prices will come down as more new areas open up or do you see the market stabilizing or even increasing?
I do not believe prices will crash more than they have already. Keep in mind you will pay $20,000-$30,000 more for a home in The Villages than anywhere else. The lifestyle also comes with a pricetag :(
@@Robyncavallaro I didn't realize the prices have come down. I do feel there is a threshold for pricing when working with retirees. Hopefully we will be able to afford something when we can make the move. ❤️
@@ellieellie7275 prices came down a bit but nothing significant. I'm priced out so renting for now.

@@ellieellie7275 I found an affordable rental for summer/fall. Winter rentals are more expensive. There are some long term rentals available in TV.
Hi Robyn I love these court villas how much is the bond and CDD that’s what I am worry about so much extra to pay on a retirement budget
The bond balance is $19651 not sure about the CDD
I know the Villages is for 55 and over my husband and I are at this age presently. We have a 14 year old daughter. Would this be allowed? Plus what is the pet policy?
You may not have a child living with you full-time under the age of 19. Per our deed restricions you may have 2 pets. Thank you for watching

And the beach will double the price tag along with insurance. Everyone loves the beach.
