    I’d just raise the windowsill height, you’re gonna have a bedside cabinet there anyway

    Yo, for the pantry door you could do a sliding barn door so you don’t lose any space. Or a pocket door🤷‍♂️

    Great progress! When you do your ethernet cables you should consider adding some cat6 to all 4 corners of the house for POE security cameras.

    • @NikosPropertyShow
      @NikosPropertyShow  2 года назад +3

      They ran 2 cat6 cables for me per my request because I’m more of a wireless guy 😅 so I had one for where my router is going to be in a central location and then one in my office.

      @@NikosPropertyShow Gotcha! You can send power and data over an ethernet cable. Wireless cameras still need to be powered somehow. Just thought I'd share an idea because it's a pain setting it up later 😊.

    I see you are using dimensional lumber for your main ceiling joints. What size spans are the rooms? I’m forced to use I Joints in my build which are much more costly but my room spans are 26 foot wide.

    Have done a lot of different jobs from residential, custom homes, commercial , churches & hospitals. They reason you hire an architect is to go over everything with them and not make many changes after the plans are submitted & permits pulled. When you are competing with other contractors time is money. Only an idiot would install low to the ground receptacles too close to a bathtub or toilet to charge your cell phone. Guy reminds me of a guy on speed. Worked on one job where goofy constantly changing homeowner would call me, plumber & general contractor up every night and talk for over a hour. We finally to!d him that be would have to pay us $100 a hour to talk to us every night. After he never paid any of us for several thousand of dollars for changes & add one we refused to anything that was not on the plans and bid agreement he signed.

    I hope that electrician knows to charge a premium for helping you design & build it takes a whole lot longer and he’s doing the job of two people now. $350,000 for that size of a house where are you Arkansas or Alabama?

    You could have done floor outlets on either side of the bed instead of trying to squeeze them in the baseboard area…also per Nec if they are within I believe 12in to the wall they accommodate spacing requirements along wall. Little more costly on finish due to special floor box and cover and maybe not as good of a look, but a option. Surprised this wasn’t offered as a option.

    • @garbo8962

      Would never recommend floor receptacles.Several times I had to replace receptacles after small amount of water leaked in a floor receptacle. In one older house they were not on GFCI protection and between wire coming loose and water intrusion wire burnt all the way back to where it entered box requiring a hole to be cut in first floor ceiling to use an approved splice then a carpenter to come in to replace & spackle sheetrock then a painter. Probably cost over $700 for repair.

    If it was me. I will have at last 2 cat6 cables in the office, bedroom, front room and so forth. I will have one area for main access point to where I will have cat6 cable. If you’re doing security cameras then you do want to make share they are hard wired for the outside ones and the main one in the house.

    • @BobbyB83
      @BobbyB83 2 года назад +3

      You can add like one or two wifi access points. One of the biggest reason I like hard wired Ethernet is any tv, computers and others will have more stable internet access over wireless. Specially when you have like over 100 people on the same WiFi access. Then it will start slowing down on speed of the internet. I don’t work for any internet tech company. My knowledge was learned by hands on and doing the research on it.

They will take steal your wire, I am not joking. The plans your were showing are not the electrical plans, which should include door swings

    I am electrician.. i see you like to be clean and all in to the future stuff, I work on many million dollar project houses, Lutron smart house controlled by your phone.. well that’s expensive stuff there look it up, i will just go with simple your budget house for adding LEDs lighting under cabinets inside cabinets and will also add some in closet, sometimes will do stairs if you have them. will definitely do in laundry room under cabinet LEDs. if customer likes LED mirror will be there too, master and living room ceiling inside crawl must have some lEDs will give that big nice look, believe me it looks way more better when you turn off lights LEDs are way to go and I like the sensor switch when you walk into the kitchen it will automatically turn LEDs in kitchen area and master bathroom vanity under table sensor switch it’s when you walk in to bathroom it’ll automatically detects and turn lEDs. you don’t want to turn bright light when you walk in to the bathroom in the morning or when you walking to the kitchen with the groceries full of hands there’s a sensor switch LEDs help. there you go outlet next to the toilet must have, what if my customer want a toilet bidet?..

    Since I don't know where you are building I can't say that having a receptacle within 2' of a tub is illegal but it is in many places in US, depending on which version of the NEC is being used. (Just noticed this was posted in December of 2021 so never mind if you passed the electrical inspection. )
