    DMCI HOMES ang may pinakamurA per sq.m na condo..mlalaki cut ng unit..di mdamot sa space...pero very good quality !!single loaded corridor..at may garden atrium evry 5 floors...low density...pati amenities maluwag kc sarili nila contractor..designer..tipid sa kuryente kc mhangin..pti di maamoy pgkain dahil may bintana khit sa kitchen..di nkka suffocate...

    To be clear sa Lahat 6.39 million Yung 23sqm. Yung mas malaki unit di na sila sinabi price. So after mo bayaran yung equity 10k for 5 years, need mo bayaran yung sa bank Yung remaining balance na 5.79 million , depende sau. Siguro mga around 40k yan for 15 years. Depende sa interest nang bank. Wala pa dyan monthly association fee na need mo na din bayaran pag na turn over na after 5 years. Mga 2-3k pa yan. Sa Dami kumukuha condo tapos di na natatapos Hindi na nila binabalik mga nahulog nyo, dun sila at mga bank kikita. Wag kayo pabudol sa 10k, real talk, tignan nyo total na babayaran sa long term. 6.39 million pesos at 23sqm plus association dues!

      Tama. Yung iba kasi ang akala yung 10k monthly yun lang yung babayaran mo hanggang sa matapos mo bayaran lahat. Hindi nila alam ang mabigat jan ay yun remaning na babayaran sa banko. At ang mahirap pa sa preselling na condo is hindi mo pa sya pwede paupahan kasi nga hindi pa sya gawa so wala kang pagkukunan ng pambayad sa monthly amortization kundi sa sarili mong bulsa hanggat di pa naturnover yung unit.

    Sa mga hindi marunong at wala pang idea sa pag bili ng condo, mabubudol talaga kayo, ung 15k na spread for 60 months or 5 years equity palag yun or downpayment, after nun iloloan mo na sa bank or bank financing aabot yan ng 50k monthly, dyan ka mahihirapan...kaya daming nabubudol sa una eh...

      magpatayo ng bahay sa mga province na may sariwang hangin. pwede din naman may pool..may farm pa..extra income.. organic pa gulay prutas nyo..ewan ko ba bakit siksikan sa manila eh polluted naman.. traffic.. prone pa sa mega earthquake. wala kami nakikitang magandang view sa manila..wala nga beach..😂

      Budol is not the proper term po :) You can actually ask the agent po the estimation of your MA once sa bank loan na, to avoid din po sa disappointment ni Client.

      Hala kakausap ko lng din knina ng isa sa Agent ng SMDC ung monthly payment is 15k for 4 - 5years daw ung total price is 4.2M which is the total price ng bbyaran ko for 4-5years is 900k lng so ibig sabihin pla ung remaining na 3.3M babayran ko p pla sa banko 😔😔

Your average monthly take home earning/s (for 10-15 years) that maybe alloted for just paying this kind of condo must be (around) more than 50k per month (if you target to complete that 6milyon plus plus for 10-15 years) plus earning/s for other living expenses...*

    6M para sa condo 35sqm? hindi praktikal. kung within calabarzon ang hometown pagawa nalang don ng bahay pwede naman unti unti ang construction for 5 yrs din instead of paying amortization. or hanap ng iba condo developer with good location same unit size but less than 6M. after 5yrs pag naturnover estimate monthly assoc dues nyan nasa 5k. Isa bagay natutunan ko about buying condo kapag sikat or kilala ang developer ang taas ng unit price pero kumukuha ng sub-contractors na below standard ang materials.

      Oo nga ung sa smdc sobrang liit ng condo 22-27sqm tapos 6m+, mahal lng dahil sa location at may view pero my gad. 2 seater couch lang malalagay mo 😂 sikip pa sa leg area haha. Gusto ko sana mag condo sa manila/makati area kaso nanghihinayang ako haha

      mansion na ang presyo nyan dito samen sa batangas..haha..may kasama pang farm or maliit na pool. hindi pa substandard ang materials basta may maayos na archi engr. at contractors. napakamahal ang liit naman..

    Mahal! Pinagmumukha niyo lang na mura pero yung sumatotal ay sobrang mahal. May ibang condo na 2-3m lang for similar sizes. Yung pagiging 'branded' ang nagpapamahal ng unit prices ng mga kilalang developer eh

    Smdc..ayala..anliliit ng unit ngaun tas kmamahal..but the good thing sa investor like me...mas kumita ako sa condo kesa bhay sa cavite!..khi malaki bahay mo at mura...dimo nmn mapaupa ng tulad sa condo na khit maliit may uupa tlg mahal pa..kc nga sa location!..ang hirap bumiyahe ng malayo..dimo din ma enjoy bahay na malaki..bonding ng family.. kung ddting ka nmn from work 10pm..tas aalis ka ng 530am..nkakpagod..the aswer is depende sa needs mo..depende san work mo...if my sarili kng bahay..mgnda pgkakitaan ang condo...dimo titirhan..

      To give an idea lang po, since may condo po kami ang monthly maintenance po ay 100 per sqm, then 11k sa fire insurance per year, tapos may binabayaran kami around 1500 quarterly na insurance din...syempre depende po yan sa brand ng condo mo kung highend sya

      Assoc dues only cover basic upkeep ng condo and shared expense ng commom areas. Nasa 70-100 pesos na per sqm.nsurance seperate charge yan anually. Parking seperate mo bibilhin yan. Seperate billing din water and electricity.

    Magandang investment ang condo. Meaning bili mo ng mura then ibenta mo pag tumaas na ang value. Pero syempre dapat pag house & lot ka Kasi maganda naman talaga tumira sa house & lot kasi malaki. Marami yumaman sa buy & sell ng condo. Or Pwede rin iparent so bale ang renter nagbabayad ng condo amortization mo or part of it, tapos sayo pa ang condo.

    Any real state property always may hidden cost.not worthy to buy such costly property. bili ng lupa,build your dream home slowly.atleast no headache.

      Depende yan sa need mo. For most people mas ideal condo lalo na if located near sa work.
      If working ka sa Makati, 2-4 hrs roundtrio yan from QC. If nasa condo ka nearby thats 15-30mins lang.
      Factor in mo cost ng transpo (extra car, gas etc) which is what 10k-20k per car. Again if nasa cbd ka nakatira youd find minsam one car is enough.
      Security din is another key point. If madalas ka wala (say travel) mas may peace of mind if condo kasi bantay sarado yan. Lalo na sa mga better developments like Alveo, Rockwell.
      Maganda of course to have your own house and lot. Kung ako ideal setup is house / farm sa province for rest / retirement and a halfway house condo in a cbd.

    Correct me if Im wrong. The worth of the condo is P6M, the 10% of that is P600,000, the initial downpayment is P600,000, the remaining is P5,400,000. Now, P5,400,000/60months = P90,000 per month. not P10,000 per month

      Dapat po full details yung ibigay nila kasi sa una matetemp ka kumuha kasi ang pag kakaalam mo 10k per month for 5 years which is DP pa lang yun after DP yun na ang kalbaryo sa pagbabayad,. dapat binigay din full details after DP kung loanable ba sya via PAGIBIG and HM monthly amortization.       Mali po kayo, pwede po kayo mag housing loan such as 80% ammortiazion example umutang ka ng 4M sa bangko at ang down payment mo is 20% which is 400K at ang interest rate ay 7.5% kay = 15 years mag babayad ka ng 27K monthly.

      If sa NCR ka mahirap po mag acquire ng lupa at ang mahal po. Isa sa mga advantage ng condo ay location at convenience. Pwede kang kumuha ng condo na malapit sa work mo para walking distance na lang. you can save time and energy. For me worth it naman ung assoc. dues sa condo dahil secured po ang unit niyo. May mga security guards na nakabantay sa baba.

      After 5 yrs down-payment...ang 80% ay bank financing which is of course monthly ay est of 30k/mo for 15 yrs plus HOA/mo ...do check for your own 80% balance cause the monthly payments matters a lot of course.

      Yung 10k monthly downpayment pa lang yan, after down payment tsaka palang mag start yung amortization which is 30k to 40k monthly yan reality ng condo depende kung magkano ipautang ng banko sa'yo

      Gusto nyo po ng Condo? 10K reservation walang down payment. Pwede sa pag ibig pwede din sa bank financing. 2bedroom 3M. RFO na din din after ma take out sa pag ibig.

    10k x 60 mos = 600k + 550k dp= 1.150m? Akala ko P6m plus ang cost? So what about d P5m, libre na? Lol! Ganyan ka kausapin ng mga sales people, hindi upfront honest. May hidden cost somewhere, later na ang gulatan. Kahit can afford ako to buy condo, never will i buy one. Buy a single house unit. Maraming fees pa iya, hoa etc..,
