Yes, getting into your new home is one thing; then, trying to unload that home later to someone else in quite another thing. Agree!

The only tip anyone needs is not to buy at these ridiculous rates and prices. Be patient people don’t realize but our economy is hurting and it will get worse. Anyone who buys now or bought in the last 12 months is screwed.

Does it not matter more what the bank will give you ? They won't give you a Mortgage if won't be able to afford in the first place. They do their calculations too.

You don’t need expertise, you need common sense. The only people pushing sales are realtors. Most realtors don’t care they just need a paycheck. What’s the commission on a 400k house ? 12k? Looks like most realtors are now looking for part time jobs

In America home affordability has become the latest social warrior cry. I know we don't like data to get in the way of a popular battle cry but if we look outside our little bubble there's some interesting data...at least to me.
    US median household income = $84k, Dutch = $40k.
    US median home value = $375k, Dutch = $407k
    US home ownership = 65%, Dutch = 70%
What the heck? The Dutch earn less than half as much, have higher home values AND more Dutch own a house???? Excuse me but shouldn't the question be "Why do Americans think they can''t afford a home?" Because someone someplace created this income to debt ratio?
And the Dutch get less than half the house for that price. Average Dutch home is 721 sq ft while in the US it's 1596 sq ft and climbing. So Dutch pay $565/sq ft, Americans pay $235.
I didn't cherry pick the Netherlands. Seems to be about the same in many other countries.
I am soooo done caring about this latest social warrior cry about affordability.

That's directly proportional to the amount of deranged leftism any country has. Congratulations, you picked a liberal shithole. Holland was never great, why start now?
Besides all that your comparison is very badly thought out from the get go. Holland has to drain water to gain land, America is a VAST land-mass. Start with that. Then the whole governmental historic data.

Many countries in Europe have generational housing. Multiple generations live together and the house is passed down. A large segment of the population never has to buy a house.
