Can you look at homes sold as is? In north Scottsdale, the older homes that are selling quickly typically are sold as is or homes that have recently had a complete remodel. Simply repainting and sprucing up the yard and trying to sell over a million appear to be sitting on the market.
yeah I see it all the time, people glamming up 1953 arcadia homes but not updating the electric and plumbing. They are still selling cuz of the “lot” but its borderline criminal and the houses who actually did infrastructure work gets looped into the comps of the houses that didnt. Sh*t show
Unfortunately, there's no way to pull data on homes selling as is.
Takes a while to land an offer. If your house isn't really nice you won't get showings. Buyers want rate buy downs b4 making offers.
