1) Noida - Leasehold, cannot sell floors, authority gets lakhs of rupees in the name of TM charges on every resale flat, Ghaziabad has very big advantage that it is Freehold. 2) Noida do not have local markets like Sarojini nagar but Ghaziabad has like Turab Nagar. 3) Ghaziabad has good townships like Crossings Republik, Rajnagar Extension but Noida doesn't have. 4) Ghaziabad water quality is far better than Noida. 5) Ghaziabad has RRTS but Noida doesn't. 6) Ghaziabad has big Railway station but Noida doesn't. 7) Ghaziabad has Ganga River but Noida doesn't. 8) Ghaziabad is adjoining to main localities of Delhi like Anand Vihar. Ghaziabad is lagging because it does not have IT companies and government has no vision to establish IT parks here. Metro is not everywhere in Ghaziabad. Public transport is mostly dependent upon Autos. The image of Ghaziabad is not good but it has improved a lot after developing Indirapuram, Vaishali, Crossings Republik like modern areas.
Prestige Project is very close to Hindon River. If this river floods then it can be dangerous. The adjacent Antriksh group project has been on hold since ages, perhaps because it is so close to the river. Generally flood nahi aati is river mai but we can't say kabhi bhi nahi aayegi.
Approved me kahi bhi 1lkah me milega. Rajnagar extension me freehold 24k ke rate me milega lekin bulldoger kabhi bhi chal sakta hai. Isliye approved me hi jayein.

In your dreams please. Continue to make the same mistake which many proudly did back 2019, 20, 21, 22, 23. Property which they could have gotten at 30 lacs are now being sold at 1.35 cr. NO CHANGES IN THE CONSTRUCTION QUALITY. MIVAN remains MIVAN. Just that the land acquisition cost has shot up & material has become expensive
