That's a GREAT price on a detached, 2 car garage. If all contractors were as honest and forthright as you seem to be, we'd probably get rid of 1/3 of pending lawsuits.

I used to work with my dad back in the 70s and 80s doing residential construction in southwestern VA. I went into the Army during the 1st Gulf War and ended up staying in for many years. I always wonder how my life would have been had I stayed in construction. There are definitely times that I miss doing it, but life moves on. I really enjoyed your video. It took me back to simpler times.

The mills are the ones doing the price gouging. To pay my taxes, I sell a few loads of logs each year from property I own here in Idaho and am getting the same price I got last year while the prices on most of their products have doubled. This covid thing has been the lumber industries cash cow.

Just built a 50x100x16 pole building in Ohio. Fully insulated and interior liner paneled. I had about 25k in site prep/gravel due to grade change and 4" 4000PSI floor, 200 amp service with (16) high bay LED's, (1) 10x10 and (1) 12x14 doors with (2) man doors but total came in about $125k. It will never be cheaper than now to build a building. Lock in NOW
I was a general contractor for most of my adult life. It's great to see another honest, down to earth contractor. I've read that, because of Covid, people are getting caught up on their home improvement projects (since they can't go to their job, they're improving their home). Unfortunately, because of the increased demand for building materials, the prices are getting crazy. A couple of months ago, a sheet of 3/4 inch oak plywood was running about $50. I was at a Home Depot yesterday, and they're past $65. That's about a 30% increase in just a few months. Hopefully, if the covid craziness ever ends, the prices will normalize. Now, if the prices of ammunition will ever come down -- or if the components for reloading your own ammo even become available again, I'll be a happy camper. If I were building this for myself, I would put a second story on it. Somewhere for the in-laws to stay when they're visiting. lol. I wouldn't have to hear my father in law snoring this way.
The most honest and sincere contractor I have ever seen. Yes the prices have gone crazy in 2020 - 2021, but this is still very reasonable if you are looking for a garage. I built a 24x24 in 1994. cost 5,000. 10ft walls. 7.50 for a sheet of 1/2, 2.99 10ft 2x4, 58yd concrete, t-111 15.00 a sheet. on and on. went to buy treated wood for a small 16x8 covered deck recently and spent 4000 on material. Good God man. CRAZY!!!! nice place.
WOWW. This was eye opening. I asked for an estimate to add just a 12X24 shop addition to my existing 24x24 ranch style garage a year ago. His estimate for that at the old prices was almost $24,000 !!! And that was without the concrete work that he sub-contracts out. So I opted to do the build myself and even with the concrete work it cost me under $10,000 total for materials which also included insulation and wiring. I had the time, and it was worth it to just put other projects on hold while I built my woodshop myself. And I had fun doing it.
Beautiful work! Only thing I do different is stick frame roof for extra storage, plus because oldschool framers are a dying breed so I try to teach it to as many young people as I can. Great video

I had a garage building business for years . I never use trusses, I always cut my own rafters ! It's cheaper , better lumber than then the unknown lumber you get from a truss company , you have the option to build a partial or full loft now or later, No storage with trusses , easier to build desired overhangs and pitches. And no waiting on trusses to be delivered ! Retired now , Just my personal opinion ! PS I always picked my own lumber. never ordered a package to avoid some kid in a lumber yard picking out unusable lumber that you wouldn't buy if you were standing there. That was one of my selling points to a potential customer !

I am new to your channel so I have not see more of your videos but it would be awesome to see your take on bidding. Nothing to detailed just something like this vid that helps folks understand all the costs and risks you have to account for in a proposal. This might help people understand why the cost of something is so “high”.

I recently remodeled a bath in my home. It was a complete gut. I had trouble finding qualified labor. The expensive tile was poorly installed. 8 years ago it cost me 15k. I live in a big city. It is a pleasure to watch professionals work. Very fairly priced. Best of luck.

The guy that is building our 28x30 pole barn right now is available to us because two other customers cancelled due to lumber costs and are going to "wait until the prices come back down". I have never seen a company lower their prices for anything after it has already gone up. They may be waiting awhile. I enjoyed watching a stick frame building going up and find it interesting that you have in some ways made it kind of modular in that you pre-fab the walls. Cool idea and I always wondered why more companies don't do that. Sort of a hybrid design and once you do a few of some basic sizes you can really streamline and become very efficient. More importantly you can confidently provide an estimate knowing exactly what your costs will be. No surprises and super fast. Nice job Ken.
Well built, fair price. Don't envy you in this volatile material market. I would never have believed a 2×4×8 Would go for 15.00+ dollars. Which they hit here for a while. They have since come down. But sad to say they will never go back to pre man made disaster prices.

That being said, the doors, windows, siding, and roofing can swing the total cost of the building by 50% easily. Even just the difference between T1-11 and sheathing/vinyl is significant. I have not watched all your videos exhaustively, but this is still the major issue when discussing cost with clients in my experience. "If Ken's Karpentry can make a garage this size for $X, why is my custom design with 6 windows, two man doors, insulated roll-ups, shingles, PVC trim, and composite siding twice as much?" I'd love to see you break out the same building finished Economy vs. Premium. Keep up the good work.
I have to ask; how many contractors have you seen? My experience is that the majority of legal contractors are honest and hard working people. It becomes a different story when folks try to hire the guy with the cheapest price. Society and social media tells us that contractors by association are bad people.
We are around. (The honest and nice ones). But most people are sold on the cocky, pushy guys. It’s just a fact of life. Give the calm, silent ones a chance. More often their the ones who can do the job the best, they just don’t feel the need to over sell themselves. But another fact is the best salesmen are the pushy ones. Good luck on your projects.

It really depends upon where you buy you the materials. Prices are gone. I would go to the main source lumber yard. Right now steel buildings are cheaper. Myself have done a lot of research and I know I could do a 32 by 70 out of steel or would and be pretty happy with the work.
Living in Florida we don't have to worry about snow. When doing a metal roof I screw throw the rib. I know this application doesn't work well for your area as you explained. This helps prevent water from getting by the fasteners. When they're fastened through rib the screw is on top of a triangle so the water doesn't stand a chance of penetrating. It runs right passed it. It is a little harder to screw these in since its a pointed surface. It's worth the extra effort.
Wasn't sure to open the video based on the thumbnail, but it was really nice! It's a great overview for the build, but some detailed sections would have been really helpful to understand what could be a great from a bad installation. Thumbs up!

Great video. As a GC I still appreciate watching videos about our trade. A year ago I switched to 20v framing nailer since we dont do much rough framing as most of our work is interior renovations. With that said the dewalt framing nailer is TERRIBLE. Very inconsistent. We love our dewalt impacts, oscillating saw, and the fairly new 4-1/2” circular saw. As for framing and siding nailers I would stick with air.

I'm building a 22' x 36' shop/garage, and while it is a bit more complicated and larger than this one, so far the concrete work and permits alone have cost me at least $20,000. I'd say that $19,000 give or take is a GREAT price for that garage.
My shop is 24x30 with a 15x30 lean to for a total area of 34x30'. Concrete work cost me $9200, but I live in the country so no permits needed. The metal building itself was about $18k
$8 for a 2x4 stud made me stop my cabin build. I'm now going to build a 30x60 metal building. I got to add about 2ft of fill on 1 side of property but should work nicely. R panels are still $1.99 a linear foot so no increase yet. Well back to work.

Yeah, the pricing of lumber now days is INSANE! I was planning on building a shed, but when I went to Lowes and saw the price of lumber, I said "to hell with that!" I think that lumber has doubled in price since the last time I built something. Kinda aggravating that it's so expensive now.
In 2019 in central NC I got multiple bids for this exact style garage.........the lowest bid was 40k!!! I had to go with a Morton style all metal pole barn type building for 30k instead
I’m a Mom and Pop licensed contractor in Va. Mostly small jobs. This is the guy I’d use if I could. I’m going to use his slab methods when I do my garage. Good job.
Used to be in construction, Yea lumber is crazy, but that's still a good price! Especially with the concrete included. I thought it would be double that with labor...it would prob cost me the same even if i did the labor in my area
I am wanting to build a detached 24’x24’ garage in my backyard. I was thinking $30-$40k for the entire project. The first contractor quoted me $68k and the second $49k. I wish this contractor was in my area. What he presented on this video is exactly what I want at a great price.
Growing up in a country/ suburban area we actually built garages and barns in a community setting. The homeowner actually paid zero for labor. We also got the lumber from a little sawmill in town at a great price, that's where i learned construction/ building. With my current time constraints I'd definitely hire and pay this guy to build my garage if i needed one!!! Even tho i have the knowledge to build it myself

I was quoted 55K for a 16x24 garage in MA and nearly lost my mind! Nothing fancy basic site prep, single door 7 pitch roof to match a Colonial style house. Think Code here requires 4ft frost wall foundation. But other than that It hurt to even see. I’m still looking for a contractor.

I'm looking here in CO for someone to do a 3 room room addition on the end of my house, WHY AREN'T YOU LOCATED HERE?? GREAT video man. :-)
It should be noted that not every company charges that same way. There are many variables. Some companies will ask for 50% down payment which is paid at contract signing. Well established companies that can boot strap the entire project may only ask for 10% down and the remainder due upon completion. The price in this video may be different in your area due to roofing material. And never let a contractor pour less your concrete too thin. 6" minimum for driving, 4" minimum for walking. Some areas add 2" to those (depends on seismic activity and erosion control).

Most contractors “most” are honest people. And most have a expiration date on their contracts guaranteeing price for X amount of days.

Price of lumber is still crazy. For a recent interior project (a wall), I ended up using steel drywall studs.

Most contractors are exactly like Ken. Nobody want an unsatisfied customer. I used the word "most" not all.
Your right. People have changed due to inflation, hard to make a profit. Some people are just bad though.

Great video. As a GC I still appreciate watching videos about our trade. A year ago I switched to 20v framing nailer since we dont do much rough framing as most of our work is interior renovations. With that said the dewalt framing nailer is TERRIBLE. Very inconsistent. We love our dewalt impacts, oscillating saw, and the fairly new 4-1/2” circular saw. As for framing and siding nailers I would stick with air.

I'm building a 22' x 36' shop/garage, and while it is a bit more complicated and larger than this one, so far the concrete work and permits alone have cost me at least $20,000. I'd say that $19,000 give or take is a GREAT price for that garage.
My shop is 24x30 with a 15x30 lean to for a total area of 34x30'. Concrete work cost me $9200, but I live in the country so no permits needed. The metal building itself was about $18k
$8 for a 2x4 stud made me stop my cabin build. I'm now going to build a 30x60 metal building. I got to add about 2ft of fill on 1 side of property but should work nicely.
R panels are still $1.99 a linear foot so no increase yet. Well back to work.

Yeah, the pricing of lumber now days is INSANE! I was planning on building a shed, but when I went to Lowes and saw the price of lumber, I said "to hell with that!" I think that lumber has doubled in price since the last time I built something. Kinda aggravating that it's so expensive now.

In 2019 in central NC I got multiple bids for this exact style garage.........the lowest bid was 40k!!!
I had to go with a Morton style all metal pole barn type building for 30k instead
I’m a Mom and Pop licensed contractor in Va. Mostly small jobs. This is the guy I’d use if I could. I’m going to use his slab methods when I do my garage. Good job.

Used to be in construction, Yea lumber is crazy, but that's still a good price! Especially with the concrete included. I thought it would be double that with labor...it would prob cost me the same even if i did the labor in my area

I am wanting to build a detached 24’x24’ garage in my backyard. I was thinking $30-$40k for the entire project. The first contractor quoted me $68k and the second $49k. I wish this contractor was in my area. What he presented on this video is exactly what I want at a great price.

Growing up in a country/ suburban area we actually built garages and barns in a community setting. The homeowner actually paid zero for labor. We also got the lumber from a little sawmill in town at a great price, that's where i learned construction/ building. With my current time constraints I'd definitely hire and pay this guy to build my garage if i needed one!!! Even tho i have the knowledge to build it myself
Ken, It is interesting that your floor drain goes in the lowest part of the floor, around here it inevitably seems to be located in the highest.

I was quoted 55K for a 16x24 garage in MA and nearly lost my mind! Nothing fancy basic site prep, single door 7 pitch roof to match a Colonial style house. Think Code here requires 4ft frost wall foundation. But other than that It hurt to even see. I’m still looking for a contractor.

OK Ken... I think you should open a 2nd working location, in... oh, I don't know; maybe COLORADO!?! Man the clarity of your explanation of what's included and why, your honesty, and that price! I'm looking here in CO for someone to do a 3 room room addition on the end of my house, WHY AREN'T YOU LOCATED HERE?? GREAT video man. :-)
It should be noted that not every company charges that same way. There are many variables. Some companies will ask for 50% down payment which is paid at contract signing. Well established companies that can boot strap the entire project may only ask for 10% down and the remainder due upon completion. The price in this video may be different in your area due to roofing material. And never let a contractor pour less your concrete too thin. 6" minimum for driving, 4" minimum for walking. Some areas add 2" to those (depends on seismic activity and erosion control).
Guess I'll have to wait for the economy to tank more to be able to afford what I want to accomplish.
I'm insanely jealous, where I live currently it would be probably 70k+
