I got a IP in Yamanto which is going good! Keep up the good work.
100% my mate down the road from me in loganholme his place goes under.. 4 acres but all flood zone.. beautiful 99% on the time but when those floods come it's hip high on his first level..
also dont buy a house on a divided main road, and make sure its well fenced so you dont get some cars dont run into the house!
After much research the wife and I bought a 4 bed 2 bath in quiet cul de sac on 775m in Waterford West. Loving it! 👍🏼

I bought my small but solid house in Caboolture South 10 years ago for a bit over $200k. At the time it was only because that's what I could afford but glad I did because I suspect its worth a bit more than that now 🙂 My parents bought in 1991 and the evolution of Caboolture/Morayfield over that time has been huge.

West End and Highgate Hill aren't bargains by any stretch, but they have character. I'll probably never be that close to the CBD again, and I completely agree re flooding, but it was great being able to walk across the bridge, past the casino and into the mall.

Hmm, 600K is quite high for some of these suburbs.
Houses could be had for 375K just 3 years ago, in these places.
I wonder if quite a few years growth has already been used up?
Certainly been some solid growth over the past couple years. Coming off a pretty flat 10 years prior

How about suburb called One Mile.. Right next to Churchill. There are many flood free good homes on bigger blocks? Do you guys suggest that.

Has good proximity to the CBD considering its lower price point. Lower socio economic area but is gentrifying fast

Definitely want to target suburbs with limited vacant land. Sometimes the new builds on smaller blocks add value to the established homes on bigger blocks in better areas.

Great content guys. What are the laws in the Ipswich council regarding granny flats/ auxiliary units?
They are currently allowed to be built and rented separately but there are a lot of strict requirements. Block size, 1 bed 55m2 max etc
Good video lads. Question, do you consider flood zones when buying investment properties? Didn't Ipswich go under water a couple of years ago or am I thinking of somewhere else.
Good question Alex, many parts of Ipswich are in flood zones. Checking for flood zones is the most important check we do. We will never buy a property in a flood zone for ourselves or our clients
Thoughts on eagleby and beenleigh?
Well positioned on the M1 with easy access to the city or GC. Need to keep an eye on where the new highway will be be built as this could affect houses in Eagleby.
Is Goodna /Riverview worth looking at? It is closer to CBD than Ipswich. I know flood but not whole suburb got flooded. Any thoughts?
Great question, we really like Goodna. Closer to the city and still very affordable.
I bought a investment property house & land package in park ridge this year April, what do you guys think of that area.
Congrats! We tend to avoid H&L packages and areas with a lot of land supply. Although we buy in the neighbouring suburbs of Boronia Heights and Regents Park.
Any idea about East-Bayside area? We bought our first home in Birkdale a year ago, good equity there already. Now looking to buy an investment.
We love the Redland Council area and buy a lot of properties there for our clients. Birkdale, Victoria Point, Cleveland etc, all massively undervalued over the long term in our opinion
What about Bahrs Scrub (near Waterford west)? Is it good to build a new home?
Not a suburb we are currently targeting. A little too much land available. We focus more on established homes in established suburbs

Beautiful suburb. One of our team members has a property there
What about strathpine? Pine rivers area?
We like Strathpine. Properties that meet our criteria are a little over 600k now

Check out Rothwell it has better features than Deception Bay and much better properties. We are selling now and house is cheap for 4 bedrooms.

@@pumpedonproperty thanks, i enjoy your show, our house is at 2 waterlilly court, we are selling to buy a property with more land as we are keen food gardeners and are limited here on 370m block of land. We have a lot of open spaces with a horse paddock across the road, and the house is well positioned at the end of the street ie. no traffic at all.
