  • Why are there so many trees on Table Rock? How do you find a lot that is mowed to the water? What kind of rules does the Army Corp. Of Engineers have on the waterfront? This is a simple introduction to the differences you'll find when shopping for lake property on Table Rock Lake. Just a quick comparison of a cleared lot and one that is not cleared.
    This is one of my first videos, not perfect, so go easy on me:) Short disclaimer-I'm not a surveyor I'm a Missouri Realtor-Salesperson. There's a lot more information in detail to answer all your questions here in the links below.

    Thank you for the video! I have watched a good number of your videos, mostly with Branson in the title. I was just speaking with my sis, and she was telling me people have houses on Table Rock, so now I am out to watch some about that. I will be 58 next month and wish I could retire yesterday. In my ideal world I will have a house on Taneycomo or Table Rock, and possible work partime at SDC, when I am not traveling the US in an RV. Zillow tells me my current house is worth $470K, which I know is too much, but still......

    Really enjoying your videos since finding your channel. When I lived in Branson West this was the type of property I had with a Winter Lake view and a path walking down to the cove.. I was on the little north Indian fork of the lake down near the end of talking rocks Road

    So, would you be able to install a pier system on corps land?

    • @LivinginBranson
      @LivinginBranson  3 года назад +2

      Hi, you can not put any structure or septic or anything on corp property. The only thing you can do with a permit is clear some of the smaller trees. Hope this helps, thanks for watching!

    So, on this property you could build up the hill and swim and kayak right from the shore?

    • @LivinginBranson
      @LivinginBranson  3 года назад +2

      Yes you can use the waterfront corp property to access the water, like putting a kayak in or swimming, and have the home on the hill:)

      A trick: you can watch movies at Flixzone. I've been using it for watching all kinds of movies during the lockdown.

    Carrie can you send me some listings near the lake of the Ozarks? We're looking for a house for two no kiddos and we have a ski wake board boat. We don't need a lot of land maybe less than a acre and priced100,000 to 200,000?

      Yes I am in the Branson/Springfield area and work around Table Rock Lake. Lake of the Ozarks is 2 hrs north of me, completly different lake. If you want to send me your email and contact info, I can connect you with 3 different agents in that area to choose from through a referral network I am a member of. Why would the army has total control of the lake? I bet they are guarding something thats not visible from the naked eye 🤔🤔🤔

      Thanks for your comment. Table Rock Lake is not a natural lake, so the Army Corp of Engineers helps with the operation of the dam and shoreline management. Also it provides electricity to much of Arkansas and Missouri. For more info on how the lake is managed I would visit this link. encyclopediaofarkansas.net/entries/table-rock-dam-and-lake-6610/

      Yes compared to other states, but if you look at the history of govenors in MO it switches back and forth.
