    I just bout a lakefront for 170k. Spring fed lake, 37 acre lake, gated community, 1.3 acre lot. We will start building next year.

    1st tip ask if it comes with riparian rights or bottom lands. Then ask realtor about state laws with such waterfronts. I put in seawalls, retaining walls, docks and boat lifts and shake my head at how uninformed people are. You say lake front but that's very vague. Another thing is H.O.A.'s or lake associations limiting what you can do at water front if you can do anything on it. Here you need 100' of septic or hook into city sewer. Check out foundations on water front houses more likely to have issues around water. You did better than most realtors do on water/lake front property tips. Around here we are doing away with steel seawalls, because animals can't get out of lakes. Another thing is if a sewer will be put in adding future expense. 24k around here to hook into sewers going in around lakes. Check the homes water for smells too.

      We have almost zero sewers for lakefront in central Mass, all some type of septic system and yes I personally inform my clients every town and conservation has very strict rules on what you can and cannot do with your lakefront. Not even allowed to cut trees without permits, and even then they won’t always allow it . Lake association limits are usually clearly posted in the mls listing, which is why I didn’t mention, but you brought up some great points Thanks for the info ! where are you from?

    Love your video! When I buy something I see more location and the view! The rest we can fix little by little. We are looking for a lake lot but I would prefer with a mobile home in it already, a cabin would be wonderful! We have a low, low budget, we can’t go north like where you are or Montana and Minnesota, it costs too much money, looking in Kentucky, North Carolina, Alabama and Georgia, these states are more affordable or should I say that they do have expensive houses but they also have some really affordable.
