1. What do you want to use land for? 2. How is it zoned? 3. Are there any easements on the property? 4. How is access to the property achieved? 5. Has the land been professionally surveyed? 6. Will all the rights and interests convey with the sale of the property? 7. Are there any water features on the land? 8. Are there any known environmental defects or issues with the property? 9. Are there any public utilities around? 10. What is the current owner using the land for? 11. What are neighbors using the property for? 12. Are there any trails or roads on the property? 13. Are there any potential government actions against the property?
As a long-time practicing attorney who has had to deal with real property issues, I found your video to be a great starting point for the non-lawyers out there contemplating any real property purchase. It's the exact same advice that I would give as an initial matter.
You might want to research (General Civil Orders of July 4, 2014 & June 10, 2014.) Lawyers are forbidden to practice law over here at united States Republic of Al Morocco/ THE UNITED STATES OF AMERICA.
@ Giuliano's Things So true. I’m in Japan and although laws are completely different, the same concepts apply. It’s especially true trying to start an organic farm next to a non-organic farm that sprays pesticides. You’ll never get organic status. Laws may be less strict in the US but still, even in the US I wouldn’t want a house that gets collateral crop dusting.
Thanks for producing this video. These are certainly good questions. As an individual that has researched and purchased land over the last 15 years, I offer a few more questions: 1. Is there a POA (Property Owners Association) related to the land? Much like a HOA (Home Owners Association), the POA will likely have annual dues and restrictions placed on the subject parcels. 2. Are there water rights attached to the land AND / OR can you purchase and append water rights to the land? In Eastern Washington, we have a desert-like climate. Growers require irrigation, either from canals or wells. In the case of canals, the land owner needs to have water rights (measured in acres) in terms of the quantity of water that can be lifted from a canal for irrigation purposes. 3. Has any easement on the land been improved by a neighbor with the intention of claiming Adverse Possession? I emerged from a legal battle with a neighbor that had built into an easement that was beneficial to me and a burden to him. 4. Does the land have geographic features that will be a challenge? Example: low areas may experience seasonal water flow. This could result in the necessity for bridges, culverts and / or a high-clearance vehicle. 5. What are the anticipated future property taxes? Although the taxes may be low now, if there are plans to increase the size of local government (thinking of government schools), the property taxes may rise astronomically. Case in point -- one of my parcels experienced a 40% tax increase in a single year as a means to pay for one additional line item related to government schools.
Excellent information. Your information is more valuable than the one shown in this video. The video has basic information that any property buyer will know eventually, but your information is priceless. The information you shared is usually obtained too late by the buyer.
Thank you for the great tips. Regarding number 1, I ran into strict set of rules and Architectural standards that govern new house design, dimensions, materials, or even views.
my #1 is it completely UNRESTRICTED !!! Short and sweet answer to alot of areas ! POA (Property Owners Association) related to the land? Much like a HOA (Home Owners Association) - NO to BOTH !!
Thank you for posting. Straight Questions, Straight Answers. No lengthy introduction. Worth my time watching from start to finish. Been looking for land on residential zone for two months now. Online photos look good, when I drove there they are 45 degree up hill or very steep downhill. Google earth online map will show big Boulder stone that graders need to use dynamite but there are neighbors nearby. You cannot grade the land without hiring civil engineer plan that is approved by the city with permit. If the seller has mortgage loan unpaid on that lot, you better do your homework.
This might be one of the best videos on RUclips...Danny you were straight to the point and you gave great explanations and examples that were easy to understand.
For resources and links to help you get answers to some of these questions, check out the description section of this video. A good land focused realtor should be able to help you find answers to these questions too, so don't hire just any realtor, get one who focuses on the buying and selling of land.
Very good. Another thing to look out for is the land on a flood plain is the drainage good. Almost bought land one time but checked with the county and the property was on a flood plain. No wonder it was for sale such a long time but the owner never mentioned it..
I have to say thank you, you have no idea how much you have helped me out at this point I'm looking to buy land ... But I'm sure now on what I'm looking for Again thank you and peace and blessings❤
Thank you so much for this information that I never even considered to be potentially huge issues. I will save this video and look at it again before buying anything
This is exactly the video I was looking for! Great insight. I'm currently looking to buy a few acres near a very popular state park. I would like to slowly build a small cabin rental business, while I also create my own homestead. I'm looking to use this as retirement income. Thank you so much! I just subscribed 👍
most land in rural area is zoned agricultural, unless it is in some kind of conservation easement.. If you have no access to a parcel, one can pursue the county court to get an ' easement by prescription". or easement by necessity. that is land must have access, and if you need an easement across someones' land you might be able to get one. another challenge is to get the electric out to a rural land parcel. if you buy land that's too remote forget about getting town electric anytime soon. better get an off grid system. same with septic..
EXCELLENT VIDEO! Thank you so very much for the invaluable information provided so clearly and concisely. THE BEST information I've got on the Subject. With Gratitude, THANK YOU!!!
You awesome. My wife an I all starting to look at a few land down South on the internet, but we really don't have much knowledge an differently down what to buy a land that we'll regret. But with you explaining " What Question you should ask" really made our Journey a lot easier. Thank you. Happy New Year.
Thank you, Danny, this is basic yet, invaluable information for anyone desiring to purchase land! The words/phrases/definitions are important to know when searching for the desired purpose of such properties__especially, when working with the persons involved in the sale. 💖🙌😺
Very informative and I've thought about these 13 questions, but I have couple of more questions. 1. Is anything planned by the government adjacent to your land? (like a noisy highway just few yards from your property) 2. The hardest to get an answer and so far what have been delaying my decision: Who are your new neighbors? We all know that having the "wrong" neighbors can be a nightmare, like trespassing to hunt or four wheeling, contaminating your water, set stuff on fire, and the list goes on and on.
How do you get to know the neighbor before you buy the land? This is a very hard question to be answers. A lot of times, you will never see the owner for a year. They don’t comes around often for you to see.
@@KaioshinAemi That's why I said "the hardest to get an answer", the best option is having a local connection, even with that this local connection can have a bias opinion.
This was very informative and Danny was a cool, calm, collected presence. I've seen other videos where the hosts were super annoying. Thankfully not the case in this video.
Really good video, thx. Other questions are is there a Perk Test which determines number of beds that can be built. Also are there flood zones, is another.
thank u so much.. I wrote them all down. I subscribe n liked.. we r moving from Wyoming to Texas we want unrestricted land so we can build an earth ship maybe or dome home/ shipping container home and also homesteading thing with animals but an animal rescue.. it's very difficult to find details
Good list. I would also engage the services of an attorney and other consultants if necessary to make certain that the property is suitable for my purpose.
For sure, you definitely want professionals to confirm zoning designations, land rights, utilities access, and so on. Always confirm the word of a realtor. Trust but verify!
I've watched several of these "buying land for idiots" videos, they all agree on five things, all I've seen give good and useful information and advice, BUT I keep watching more, hoping one brings up an issue that in most cases, especially residential is VERY important. They talk about utilities sometimes, like electric, phone and even municipal or well water, but what about sewage? Wouldn't usually expect access to a city sewage. SO, what then, an outhouse over a ditch? Sawdust composting toilets are great temporary solutions, but for a year round comfortable functionality, you're probably going to want a septic system. Unless you just have a closed sealed system with a tank that you have pumped out regularly , some systems exploit leaching fields. Check zoning and laws, you need to know about drainage laws or restrictoons. Thinking about proximity and access to such areas relative to building proximity, slope, elevation, ground composition, sand good, clay bad...etc. hope that helps somebody 😊
