      This is more than just the first world I think a new term is in order, I guess you could say 1 percent problem. I live in the first world and that is not one of my problems nor the next 99% of peoples.

      maybe if producing more ground form the sea for Monaco is the solution they gonna use in the future, they make agreements the buildings must have a limieted height.

    15 acres? They should have gone ahead and went much further out. Create a mini Venice with harbor, lagoons, and canals. They are always going to have problems with lack of land so they should capitalize while the money is good.

      they dont want profits, they want insain profits, the only way to do that, is to build less then what the demand needs, so the prices will sky rocket. and stay there.
      Building the same house in monaco or the USA, it costs just as much. but instaid of 100% profit, they have a 1000% profit. wich would u pick?

      Actually, if the existing apartment buildings were not UGLY MODERN GARBAGE, and were, instead, Beaux Arts masterpieces resembling the grand architecture which first put Monaco on the map, then apartments would be more marketable to self-important personages, and Monaco could simply go UP (and down, since there's plenty of space for excavation).

      Gibraltar shares similar problem, we are on the Mediterranean coast, we border Spain, 40% of land in Gibraltar is reclaimed land and more people wants to move. Like Monaco, It’s expensive to live in Gibraltar but not as expensive a Monaco.

    In the mid 1800's, Monaco lost 95% of its territory when the neighboring towns of Menton & Roquebrune declared their independence, partly to escape Monaco's taxes and bad economy. Within a short time the Casino was founded, taxes were abolished, and the economy really took off. I wonder if they have any regrets?!

      I live in Menton. 0 regrets. Our economy is very good on the Cote d'Azur. Monaco isn't on the E.U. whereas Menton is in.

      I am from Roquebrune Cap Martin and no one regrets it ahha I work in Monaco and although I live in french territory I get treated as a Monegasque when it comes to taxation so we get to benefit from both worlds.

    They can always tunnel and carve right into the cliffsides above the city. Why isn't that considered as an option to add more housing units?

      The cliffsides above the city, are not actually part of Monaco. But your concept is not without merit. With the new digging/cutting technologies, they COULD go DOWN.

      Yes, if you compare photos with GoogleMap, you'll see that what appear to be buildings at Monaco's highest hillside elevations, are actually buildings on streets beyond the nation's border.

Monaco is a wealthy micronation with little need for efficient and compact housing compared to larger, pricier buildings. It should also be noted that the importance of greenspaces in cities are in order to reduce the Urban Heat Island effect, the primary cause of Urban health problems, which is intensified by the utilization of high-rise structures, and so Monaco would be creating the health risk it intends to counter by trying to find a high-rise/greenspace equilibrium.

    Everyone is misusing the term “wealthiest of wealthy country “... country of many wealthy people is mite correct. As a nation is very small. Med next to no industries or natural resources. As a nation countries like that are actually surprisingly poor.

    Gibraltar is trying to do the same nowadays.
    The problem is that they doesnt have territorial waters, so they are having problems with Spain. I dont know if Monaco have the same problem.

    A expansion into the Mediterranean Sea is not a "reclaimed" land. It is a new land, unless there was another "duggerland" or "atlantis" there once? I have one question. Did the team of developers take into count the global warming and rising sea-levels as the glaciers melt ?

    In a few countries of South America, Monaco would be called "LAS FAVELAS para los muy ricos" (Spanish), or, "LAS FAVELAS
    para os muito ricos (Portuguese). In English that would be, "HILLSIDE SLUMS for the very rich."

      @@paulwhite8493 It's more factually correct to say climate change. While the overall temperature of the planet is rising, seasonal weather means that many places will experience colder winters and warmer summers. This would be considered a change in climate, hence, climate change.

      @@burgerfc IF people still used 50's and 60's inefficient factories and trains. Modern factories use less than half of energy of what they used in 50's and 60's to manufacture a worse product and they used inefficient fuels like coal.
      It is like saying we don't need safety systems in cars as very few people who crash die when the main reason that is the case is because of the safety systems.

    They should reclaim some land to put a longer straight and a safe 90 deg corner - with a large run off area so it will be possible to overtake again in Monaco in at least 1 spot on the track.

    Japan reclaims land for airports (110 sq miles), so does China (4,600 sq miles), Netherlands (2,700 sq miles), South Korea (600 sq miles) and so on. Yet we are led to believe that global warming is the cause of the ocean rising about half an inch in the last 15 years. Yet an earthquake in Alaska that released 7,500 sq miles of soil into the ocean generated a tsunami over 1700 feet high. Rather than or in addition to the reduction in carbon dioxide levels the "powers that be" better stop "reclaiming" land in one country that reclaims ocean elsewhere such as Venice, the Maldives etc. caused by an increase in sea level of only 1/8th inch per year. And the higher the ocean rises the more erosion of land and icecaps takes place accelerating this process even more.

      I agree. Excellent Beaux Arts architecture MADE Monaco. Considering the wealth of those buying in Monaco, there's no excuse for not continuing in the style of the grand 19th Century buildings. That would certainly provide better views than does the the Modernist garbage of the last few decades.

    Very sporting of Monaco to allow one of this season’s new arrivals Metz an away win at Monaco. With two defeats at the beginning of the season and a bottom of the league placing times at The Louis seem bleak. We do of course love courage and perseverance and so hope this momentary facade at the bottom of Ligue 1 does not in any way remove the optimism so often relished among the team in past seasons.

    This is not a critique per say but 120 residencies? Really? C'mon Monaco! You're over subscribed and you expand so little?... Look at Eko atlantic and Dubai. Hundreds of thousands of residences were catered to by both places expanding into the sea. I was in Monaco and saw this and thought it was just for one building. I had no idea, but 120 residences is still too little. People need more, we love Monaco.

    Environmental oxymoron: land reclamation. It’s more like trying to squeeze out more real estate for sale when there aren’t any. Way smarter to pay the taxes in France in Cap Ferrat on existing large parcels since money is obviously not an issue for the real estate buying demographic in this market.

      land reclamation on sea ain't cheap. also not include the ecological impact from it. the cost will just double. the only way to reduce the cost in either to design a building that is cheap to be made while maintain it's building quality or just to made skyscraper so that the value ratio will be balanced. but even in video explain that no skyscraper building in monaco so that the only option left is to design a building that are cheap to build

      Given that they are catering to the top 0.1%, cost is no object. They could certainly have been a lot more imaginative than the windowed white boxes that they are putting up. Imagination really doesn't cost extra.

      if you search for prices of apartments in monaco, you would see that even an ugly shoebox of a appartment with only 50sqm/550sqf still sells for a few million dollars even though it has no balcony and a view facing another ugly building!
      Many residents of monaco practically only have their homes there as a adress and option to pay 0% in tax, instead of 50% many places around europe with the kind of income they usually get to afford living their. So if you make 20 million a year, you basicly save 6-10 million pr year on having your adress in monaco

      in the design world, never built a baroque style in a present era, you'd be lying to the history. The architecture should be more harmonious and more unique to the local architecture style though, because the proposed design feels empty and not unique to the Monaco's cutlure

    It seems that a lot of viewers don't really realize just how small Monaco is. Most of the homes on the hillside are actually in France. Don't be fooled by seeing roofs the same red color and think it must be a home in Monaco, it isn't. You can fit Monaco into NY Central Park and still have room left over.

    Monaco needs a long term sustainable man made island spanning an area in excess of 8 kms² - 15 kms² . . . it'll be able to accommodate anywhere between 82,000 - 150,000 resident tourists including some of the necessary local population . . . a 10 kms² man made island can built in the Mediterranean Sea adjacent to the current island archipelago that makes up the entirety of Monaco . . . cost of such a challenging real estate project through significant land reclamation will be anywhere between €8.2 Bn - €19.0 Bn approx . . .

    This video is really good. I always wondered why don't they use marine sand from around the reclamation site? Seems easier to just more the sand from nearby and not all the way from Sicily...

    I do have to miss that although it’s annoying that we have to keep doing expenses like these and going into the sea is not a good idea at all in the 21st-century, there’s construction project really has been well thought out and looks really awesome. Granted the architectural design does feel kind of retro for some reason, but I like how they really thought about the environmental impact, how it is very green and the way the buildings slope down from highest to lowest to emulate the Monaco environment.

      There's plenty of space so long as you build south of existing marinas. The real issues could come with sea depth, cost of reclamation and environmental damage the further into the sea you go.

    The government of Monaco and the adjourning arrondissement (or what it is called in France in which the city of Nice is situated) could collaborate to create a. We skyscraper district that would finally merge the cities of Monte Carlo and Nice. That way most of the existing villas in the two cities do not loose their respective seaside views. Just my opinion though

    Tax havens like Monaco does not make any sense. I get that all those rich people don’t want to pay taxes and that every superyacht is registered in Georgetown, Cayman Islands. But Europe should forbid that and rich people should pay some taxes like everyone else.

    I don’t see why France can’t sell some of the bordering land to it, it’s not like they use those hills or need them but it’d be a massive boost to Monaco and in turn it would also boost france’s economy since there is more activity in monaco
