I am as well. I am beyond sick, looking at these facades with the 'cardboard'-looking panels. Alot of my work is in urban sectors, where the original buildings are of brick & stone. Some of these developers only look at the spread sheet and try to be cheap as possible. It's a tragedy. Kudos to Anthony for delivery something beautiful with curb appeal.

I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.
I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

I saw some of your posts when you first started on the building and I was starting my course in planning and development in mcr with hopes of becoming a developer. 4 years later and I’m at the end of my course, looking at opportunities to work with sme developers and your project is completed, operational and thriving. Definitely will do a video on that. Generally, it came about through referrals from other professionals that I know what met along the way and then who they’ve also worked have previously they can vouch… it’s big circle.
Hopefully with these kind of videos people can see that housing developers are not the villains of the housing crisis but actually the few remaining people trying to fix it. Good luck with future projects!
Top drawer, good that you explain the down sides to real property development. The anxiety alone is no joke when your money is on the line and you get let down. I know a few developers who have turned petrol stations into residential property and the things they have had to endure are not funny. Planning permission can be a major stumbling block so I'm not surprised the previous owner tried to back out once he realised planning was granted - he saw the money that could be made. But was not willing to put his own time, money and energy into achieving that goal. So again well done bro, you're an inspiration to our community, keep up the good work and teach the youts!

In fairness, it was a number of years ago and it was fair value for money for what the building was. Remember, I had to get planning permission at my own risk to the tune of tens of thousands of pounds. Any case it worked out, but that’s the life of a developer.
Yeah, the few clips he showed had the building in an absolute state. Good bargain but he had the vision to see how that shit hole could be a fantastic opportunity, and the dedication to see it through. Presumably the previous owner didn't have it in them

How much money did you and your business partner need to put down for the bank to be happy? If you were to go back to 2019 when you started, what would you have done differently? Don't save money! There are folks to fund the development, you share the profits! You must do your due diligence, so you know whether it would be a profit or loss🎉🎉❤❤.

I think the best way to leveling up the north regions of UK not to focus in reindustralization but to focus on making them also services based economy like London by investing in real estate and infrastructure
I think most of the UK has been going that way for awhile but manufacturing is an important part of the UK economy and that British stamp is still something that can be quite special
more places for students what about homes for the people who were born and bred in england most of these so called students not even born here i have done work on many of them cant find an english person
There are plenty of domestic students living in the accommodation including both purpose build and HMO’s… they make up the majority of the market. There is a segment of internationals who have higher budgets and concerns for the safer environment that can come with a larger building so a good portion tend to live in there

Awesome vid and great project! An added value for that neighbourhood imo! How many design iteration did you have to go through to get planning permission? In Belgium it can be a nightmare and can easily take up to 3 years to get that, going back and forth for fire safety, water recovery, municipal planning, ... And then having to adress all the neighbors' objections. (to high, not enough parking on the street, not the "right area" for appartments, ... ) It helps to know the right gov't official who is responsable for the planning so that you can adjust the plans accordingly. Is that the case too in the UK?

Like it or not, it's taking a huge chunk of the residential market - just look at what Greystar have done at East Croydon station (4no. towers) , Wembley, the list goes on.

Can someone explain to me: If the building was going to be demolished, is it less expensive buying a run down building than buying an equal plot of land?
It’s not easy to find land in dense areas that doesn’t have anything on it. Usually there’s an existing building or there was a building there that needs to go before you can put your new development on there

You can definitely do it. Reach out to the owner carry out an assessment and put in an offer…see where it takes you. It’s not easy and it will take some time, but it’ll be worth it in the end.

We had a legal binding agreement in place and so we threatened legal action… it went on for a couple of weeks but he conceded in the end… it looked shaky for a minute

This was brilliant young man. Very inspirational. Beautiful building and great you have students as tenants; wonderful study layout and amenities. Build more similar projects for doctors, nurses, elderly. Great job; can imagine it was a stressful project but worth it in the end.
Good work, should of had a roof top outdoor space for the residents to enjoy views, fresh air etc and the amenities need a massive upgrade, a proper gym, a cinema room that actually has nice seating and importantly a very large tv/screen but not a bad project
Great to have your feedback. The building standard we went for is fitting for the target audience that we’ve gone for as we didn’t want to go super high-end. We wanted a strong medium proposition that was affordable for the future residents of the building. @@Anthony.Laville I would say a decent gym, tv/cinema room etc are pretty standard these days and the quality of student accommodation has really improved, i agree with keeping rents as low as possible but would it really cost much to have a usable roof top space? If I was a student again, it’s definitely something I would want if living in a tallish building… good work though Ant 👍🏼
Rooftop space requires more worrying about what students are doing on the roof without constant supervision and potentially insurance premium charges. For this particular building it wasn’t something we wanted to pursue although I agree it would’ve been great.

I think the best way to leveling up the north regions of UK not to focus in reindustralization but to focus on making them also services based economy like London by investing in real estate and infrastructure
I think most of the UK has been going that way for awhile but manufacturing is an important part of the UK economy and that British stamp is still something that can be quite special

There are plenty of domestic students living in the accommodation including both purpose build and HMO’s… they make up the majority of the market. There is a segment of internationals who have higher budgets and concerns for the safer environment that can come with a larger building so a good portion tend to live in there

How many design iteration did you have to go through to get planning permission?
In Belgium it can be a nightmare and can easily take up to 3 years to get that, going back and forth for fire safety, water recovery, municipal planning, ... And then having to adress all the neighbors' objections. (to high, not enough parking on the street, not the "right area" for appartments, ... )
It helps to know the right gov't official who is responsable for the planning so that you can adjust the plans accordingly. Is that the case too in the UK?

If the building was going to be demolished, is it less expensive buying a run down building than buying an equal plot of land?
It’s not easy to find land in dense areas that doesn’t have anything on it. Usually there’s an existing building or there was a building there that needs to go before you can put your new development on there

You can definitely do it. Reach out to the owner carry out an assessment and put in an offer…see where it takes you. It’s not easy and it will take some time, but it’ll be worth it in the end.

What happen when the landlord tried to pull out? How did you have security that he could not pull out?
We had a legal binding agreement in place and so we threatened legal action… it went on for a couple of weeks but he conceded in the end… it looked shaky for a minute

This was brilliant young man. Very inspirational. Beautiful building and great you have students as tenants; wonderful study layout and amenities. Build more similar projects for doctors, nurses, elderly. Great job; can imagine it was a stressful project but worth it in the end.

Good work, should of had a roof top outdoor space for the residents to enjoy views, fresh air etc and the amenities need a massive upgrade, a proper gym, a cinema room that actually has nice seating and importantly a very large tv/screen but not a bad project
Great to have your feedback. The building standard we went for is fitting for the target audience that we’ve gone for as we didn’t want to go super high-end. We wanted a strong medium proposition that was affordable for the future residents of the building. Do subscribe as you’ll see the standard of some of my other Projects which are at a higher level like you were talking about!
@@Anthony.Laville I would say a decent gym, tv/cinema room etc are pretty standard these days and the quality of student accommodation has really improved, i agree with keeping rents as low as possible but would it really cost much to have a usable roof top space? If I was a student again, it’s definitely something I would want if living in a tallish building… good work though Ant 👍🏼
Rooftop space requires more worrying about what students are doing on the roof without constant supervision and potentially insurance premium charges. For this particular building it wasn’t something we wanted to pursue although I agree it would’ve been great.
Drunk students and rooftop spaces not a good mix.
