Great video and advice!! Being new to Keller (1.5 years) we are shocked by the property tax rates here compared to the rates where we moved from (VA). I filed a protest via www.TAD.org as you suggested and within a few minutes, they lowered our 2018 assessment by $50,000.
That is incredible! Way to go!!!
On June 6th, 1978, nearly two-thirds of California's voters passed Proposition 13, reducing property tax rates on homes, businesses and farms by about 57%. Prior to Proposition 13, the property tax rate throughout California averaged a little less than 3% of market value. ---- I WOULD VOTE FOR ANYONE SUPPORTING THIS IN TEXAS!!!

Hi Bruce, we learned more than you can imagine after making this video. We figured out the formula they use, then they changed the formula, then we figured it out again. The formula only worked for Tarrant county's automated protest option. This option was discontinued after 5/31. Now, the best thing to do is go in person and begin with the informal protest.

I just saw this video. Thank you. I tried automated but was turned down. Then I went to formal and now have a date that is not convenient. Since I just saw your video is there a way for me to cancel the formal and go to an informal hearing. Also, am I correct that I can just go to informal without appointment?
Yes, you may just walk in and go to the informal without an appointment. If you go before 5/3 the line will be much shorter, but your deadline is 5/31 (or before your formal hearing date). Just make sure you have repair estimates, comps, and a game plan.
I file with you about a month ago and haven’t heard anything back now is May 7 and need a reply ASAP . If I would had known it I wouldn’t had sign up. My whole neighborhood in Arlington is saying the same thing on Nextdoor app!!

Thanks for replying. I am in denton county and understand sure you are over whelmed with helping Tarrant county owners. Think its great what you are doing. Appraisal districts are so hard to work with and my county even charges me for the deck in my back yard.

Dumb Question - does protesting the appraisal value come back to bite you when you sell the home eventually? Meaning, will it de-value the home when sold?
Not a dumb question at all. The answer is no. Let's look at the perspective of 2 people: appraiser and buyer... When you sell the appraiser will use other nearby sales to substantiate the appraised value. Tax value is 100% irrelevant to the appraiser. Now buyers... Buyers may look at tax value, Zillow's "zestimate," and possibly other pieces of data after they become interested in a property, which someone could argue may frame perception of value in the buyers' mind, but it still does not dictate value. By the time a buyer looks at tax value or Zillow, the buyer has likely seen other houses at the same price point and understands, with first-hand knowledge, the pricing of houses in a particular market and price range. First hand understanding of what houses are going for in a price range dominates perception. In appreciating markets, like we're in now, close to 100% of the offers we're making are higher than tax value just because the appraisal districts valuation is based on market data that is 1yr old. Good Realtors prepare their clients for this even before they begin looking at homes. In a declining market, the opposite happens. We'll begin to see offers well below tax value.

If you just bought the house last year and they valued it at your purchase price do you have a leg to stand on to protest ?
As long as the tax value isn't above your purchase price, then you won't be very effective arguing with comps. If you would like, you may try getting repair estimates to show that the house isn't in the same condition as when you bought it. I'm not sure how successful you will be, but it doesn't hurt to try. If you go that route, please let me know the result. I would love to know how it goes.

Ugh, I'm putting my PIN in both fields and it keeps saying username and password do not match. I even went to request my eaccess PIN and I put the account number from my blue sheet and it says account number not found......
tad.org is having issues. This happens once or twice every 24hr period. If you try back again after 11am tomorrow it should be working properly again. If you'd like to avoid the gamble of getting it rejected or leaving money on the table, I'd be happy to use TAD's formula and protest for you. no charge www.chandlercrouch.com/protest
i just refinanced last year and the value the appraiser provided at the time of refi is between my current TAD value for 2017 (last year + 10%) and the full value TAD says. My refinance is way, way below so I can't imagine using that. Do I even have a prayer?
I would let me use the formula to see how low it can go on the online method. If its not lower than your appraisal, then just emai your appraisal to res@tad.org along with your account number... presto!

What to do if improvements made (addition of 2 bedrms + full bath) 40 years ago (not recorded) would Add Value if corrected info were submitted (along with protest).
listed as 3/2 with 2 car garage
is 5/3 and has been since 1980.
Correct their data or just not draw attention to difference?
I plan to protest and can submit numerous photos noting structural & esthetic issues effecting house value.

Great questions. 1) I'm assuming that the difference in number of bedrooms is due to a garage conversion, but I can't be sure without confirming. If this is the case, then yes, it would make a difference. Livable sqft carries more value than garage. If, however, the livable sqft didn't change because you just split the rooms up to make additional bedrooms, it most likely won't have any affect.
2) Estimates aren't required, but the appraisal district is going to need to assign a value to any repair issues. If you don't supply some kind of data to give them guidance on how much value to assign to the repair issues, then they will be left to assume on their own and it likely won't be as much as you think they're worth.

He's garage conversion. Assessment is on low side at $144k. House on my block that has been flipped as well as other comps in area are between $180k- $225k. I cannot find comps anywhere that are liwer than their value.Even with structural issues and desperate need for maintenance, I am afraid the additional living space from garage conversion would not allow me to reduce taxes at all. So if I dont protest, I would just ignore the sq footage discrepancy. Or is that dishonest? Paying $3k is going to be ROUGH, God forbid they assess for an additional 2 bedrms AND a full bath.
I am also scared they would ask for back taxes on additional sq. footage.
so basically Im thinking I cant get assessment lowered. dang it.
@@jenwilliams1153 with comps like that it would be difficult to get a reduction. I’ve learned several tricks but sometimes the data presents an obstacle that is too big to overcome. In regards to the square footage, there are several factors that come into play about whether or not it would be counted at the same rate of square footage as the rest of the house. I personally would not want to leave that assessment up to the appraisal district. A true appraiser that physically views the inside of your home would be able to give you a good assessment of it.

@@jenwilliams1153 You would have to pay an appraiser to get anything official. If it were me, I would need a pretty compelling reason to go to the trouble.
At 0:46 your screen has Next as an option but mine has Protest. Do I select Protest?
Hi Hafeeza, you must have just received your value notice. After 5/31 TAD discontinued the ability to use their eAccess automated protest. They replaced the "Next" button with a button that says "Protest." You are still able to go down to the appraisal district office and go the informal route. Just watch the video on the type of data that helps the most and come prepared. If you have any other questions or need anything, feel free to reach out.

Also, If you don't have a homestead filed, that will help. If your monthly payment increased significantly, it is likely because you're experiencing an escrow shortage. Most lenders are happy for you to call and ask if you can pay out your escrow shortage over a 24-36month period instead of the default 12mo period that they stick you with. This will reduce your payment quite a bit. I hope that helps a little.

haha, yes. My thoughts revolve around frustration. Its been a little crazy. Hit refresh over and over. We're finding on average it takes 6 refresh attempts.
The quickest path is tad.org > eaccess > View evidence
It didn't work the entire weekend, but the began working again around 10am and has progressively gotten worse. I assume it will quit working again soon. We are protesting in person for anyone that gets in line soon if we aren't able to complete the automated protest www.chandlercrouch.com/protest

my home was built in 1920 100 years old bought it ten yaers ago for 28,500! they say its worth 92,000 ! most ive been offered was 33,000 i cant afford apraisal im disabled and behind 2200 in taxes! i sheduled a informal for march 16 or they did! becuase i said i thought it was high i have two weeks all i can do is take pictures of the old home needsevrything roof, siding interior floors its worse home on atreet and oldest! attourney lives next door with 350,000 home lol and modular on other side. new!

This is bullshit property tax is only for commercial property. Residential is a tricky word.
