The 3rd property was just gorgeous! Those floor tiles and ceilings! I don't think I would change much except maybe rearrange the bathroom, but it certainly was functional as is. The 2nd property was nice as well and had a great little terrace. The first one does require some imagination, but it had potential. Thanks for the tours.

I agree with you the restaurant there on the river is great. We toured the property right across the street from the monastery right at the Y in the road. Absolutely love Pontramoli!

Our idea was remodel live upstairs and have a shop downstairs. Its unfortunately in a lot worse condition than we thought and needs a lot of work. But the price reflected that it was listed at 80,000 euros for 350sqm.

Pontremoli is a gem, little or no tourism, lovely people and beautiful countryside around. You should have included a view of the Svizzeri shop next door to where you were having coffee. The cakes and the architecture would sell the town to anyone.

I guess that depends a lot on how long something has been for sale, what else in on the market and so on. Ideally the estate agent should be able to suggest what is reasonable.
It's about a kilometer from the station, and from there it's about 45 mins to La Spezia and the start of the Cinque Terre and an hour and 20 mins to Parma...
The second one might need a rewire, I think the Italians mostly stopped using square light switches in favour of rectangular ones in the early 70s and Italian electrics that old can be interesting. I don't think the terrazzo tiles are anywhere near original, probably from a 50s or 60s upgrade, replacing the worn and/or cracked original tiles. The first place really wants some kind of internal stair case, possibly in that semi-enclosed area after properly turning that into part of the house as you suggested. It's so small that nothing else seems to make any sense.
Could be worth buying Ralf just to become your neighbour, first house 😂. All 3 have some good potential but one in your village I think best , interesting video Ralf and I don’t think Helena has any fear of you taking her job any time soon 😂😂😁👌🏻
