      Give someone 7 days to pay Or do something shady like deduct it from the rent without telling them until you got the rent money(which is a separate contractual binding agreement) and now rent is short and then comes fines and fees.. aka another way yall make things worse

      @DuhCL0WN , come on. Seriously? A tenant causes damage, gets notice, and gets a reasonable amount of time to pay, but somehow the landlord is making things worse when the tenant's payment is short?

      @@LandlordAttorneyit's no use arguing with this kind of person. They consider all landlords evil, and wont change their mind on anything based on what a landlord say.
      I struggle similarly as an accountant, when it comes to tax law and the common left nutter

      ​@@DuhCL0WNImagine giving someone 7 days to pay the bill OR paying the damage in NEXT MONTHS RENT. You're just trying to get out of paying a bill at that point if you're still not getting it.

    If little Timmy’s parents have renters insurance that’s covered under their personal liability coverage. Highly recommend everyone has a renters insurance policy. So cheap and def worth it

    I don't understand what you're saying at the end - if they owe landlord $100 for the broken window + $1,000 for rent but then only pay landlord $1,000 for rent what "debt" is LL wiping out with the first $100 out of the rent and how is the leftover $900 adequate to satisfy that months rent obligation?

      $900 applies to rent as a partial rent payment. The tenant now owes rent and potentially late fees. This is an important distinction because a Texas eviction for nonpayment must be based on unpaid rent.

      @@LandlordAttorney, such a misleading Statement and factual lie. People could afford it if you weren’t renting it out like your a motel/hotel and sold the extra houses . Then people can go get a mortgage but a lot of “landlords” are sitting on multiple homes that can go up for sale but choose to rent

      ​@@DuhCL0WNYou're upset you can't afford a house so you try and take it out on a landlord that has nearly 0 involvement on the price of the area. What about the 99% of properties in the surrounding area? Does YOUR landlord own ALL the OTHER properties as well? There are rules in place to protect the people that OWN the property. You break something you buy it. What an unbelievable amount of entitlement. Imagine owning a rental property and having someone get angry at the owner for the market price being expensive for them.

      @@DuhCL0WN even if you quartered the housing cost, the majority of people wouldnt have the money for a downpayment, and many wouldnt have the income to qualify for a mortgage. Even before accounting for existing loans.
      Stop living in fantasy dreamland where someone renting out their home prevents you from buying. If there were 0 renters, you'll be forced to live with your parents most of your life.
