    I was wondering how much money you need to spend to furnish this home to get the same design (same furniture, decorations, accessories)? Beautiful house with a beautiful floor plan, but it wouldn't look like the same without these elegant design. I absolutely fell in love this design.

    • @houstontexasliving33
      @houstontexasliving33  24 дня назад +1

      I'm glad you love the design! Furnishing a home to match the elegant style of a model home can vary greatly depending on the quality of the furniture, the type of finishes, and the accessories you choose. Here’s a general idea:
      1. **Furniture Costs**: For a home like the one in the video, furnishing it with high-end pieces can range from $30,000 to $70,000 or more, depending on the room sizes, the number of rooms, and the furniture brands. Living rooms, dining rooms, and bedrooms will take up the bulk of your budget.
      2. **Decor & Accessories**: Elegant decor such as artwork, mirrors, rugs, vases, and lighting fixtures can add anywhere from $5,000 to $20,000. High-end rugs, custom lighting, and artwork can get quite pricey.
      3. **Customizations**: If you want to match the exact design, such as custom cabinetry, drapery, or unique pieces of furniture (like the designer chairs or couches in the model), this can significantly increase the cost. Adding custom touches might add another $10,000 to $30,000 or more.
      4. **Outdoor Space**: Don't forget about outdoor furniture and landscaping if you want to match the overall feel. For landscaping and outdoor furniture, that could range from $5,000 to $15,000.
      So, to replicate the design of a high-end model home, you might be looking at spending anywhere from $50,000 to $100,000 or more, depending on the specific style, quality, and customizations you choose.
      If you want help finding ways to furnish your home on a budget while maintaining elegance, I can also share some tips!

    Be honest and mention that traffic to and from Houston on IH 10, is a nightmare ‼️

    • @houstontexasliving33
      @houstontexasliving33  24 дня назад

      You're absolutely right! Traffic on IH-10 to and from Houston can be a major headache, especially during peak hours. The commute can be long and stressful, as the highway often gets congested with both local and long-distance travelers. If you're planning to live in the Houston area, it’s definitely something to consider when choosing a location. Some areas, particularly farther out from the city, might offer more space and quieter surroundings but come with a longer commute. On the flip side, living closer to Houston means more convenience but often more traffic. If you're relocating soon, it’s a good idea to test out the commute from potential homes before making a final decision.

    The con on this home I don’t like my master bedroom by the kitchen and the outdoor area is to small. I wish y’all would showcase JPatrick Homes the Milan plan that’s my all favorite dream and forever home

    • @houstontexasliving33
      @houstontexasliving33  24 дня назад

      It sounds like the layout of this home isn't quite what you're looking for, especially with the master being close to the kitchen and the outdoor space being limited. I totally get that-those factors can be key when deciding on a home!
      As for JPatrick Homes, the Milan plan sounds amazing! It’s always great to have a dream home in mind, and I’ll make a note of that for future suggestions. We'll definitely keep that in mind when looking for similar properties or homes with comparable features. If you're ever ready to dive deeper into home tours or need more information, just let me know! 😊

    Come on, Jackson
    I just need a 1300 square foot home with 3 bd 2 bath
    Who's got time to clean up this house 😂

    • @houstontexasliving33
      @houstontexasliving33  24 дня назад

      Haha, I hear you! Sometimes, simpler and more manageable is the way to go. A 1300-square-foot home with 3 bedrooms and 2 baths sounds much easier to maintain, and you’d still have enough space for everything you need without the stress of cleaning such a large place. Plus, it leaves more time to relax and enjoy the things that matter most. Sometimes smaller is better!

    Good video guys keep the good work however if i may add the title should be luxury homes not cheap homes as these are not cheap homes if they are within the milion range.

    • @houstontexasliving33

We’ll definitely take your suggestion into account for future videos. We aim to provide accurate and helpful content, and we appreciate your input. what is wrong with the bathroom floor is that blue in the tile? They went way too far with that blue !

    • @houstontexasliving33
      @houstontexasliving33  24 дня назад

      It sounds like the blue tile in the bathroom is definitely a bold choice! While some people might enjoy the pop of color, it can feel overwhelming or out of place, especially if it's too bright or doesn't match the overall aesthetic of the space. If you're not a fan of the blue, it could be a turnoff, as it can clash with other elements in the room or feel too trendy for your taste. If you're considering a home with a similar feature, it might be worth looking into how easy (or costly) it would be to replace the tile to something more neutral and timeless, like gray, beige, or white, for a cleaner and more calming look.

    Talk about the realtor incentives that you guys get on top of commission from these builders. The more homes you sell with a particular builder the more opportunities to win a Mercedes or trip. I know I worked for highland. They are a quality builder but it’s a bit deceiving when you say let us get the best deal for you as a buyer because inevitably the builder is building a relationship with you as well. Just full disclosure.

    • @houstontexasliving33
      @houstontexasliving33  24 дня назад

      You bring up an important point about realtor incentives and the relationships between builders and realtors. It’s definitely true that many builders offer additional incentives, like trips, luxury items (such as a car), or bonuses for selling a certain number of homes or reaching sales goals. These incentives can be a part of a realtor’s agreement with the builder and might influence how they approach the sale.
      That being said, it’s always best to have full transparency in these situations. While builders do offer incentives to realtors, the goal for a good realtor is to ensure they are still working in the best interest of the buyer. Ideally, a realtor should focus on providing the best deal for their clients, and that includes being aware of those incentives while still advocating for the buyer’s needs and budget.
      If you're ever in doubt about the process or want more insight into how it works, it's great to ask questions directly to your realtor. Full disclosure and communication are key, so you can feel confident in the decisions you're making. It's all about finding that balance between understanding how incentives work and ensuring you get the home you want at the right price!
