    Texas houses are just insane, amazingly beautiful

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад

      Texas homes really do have a way of wowing people! The mix of space, modern designs, and luxurious finishes-often at a fraction of the cost compared to other states-makes them so appealing. Plus, builders here are great at incorporating those open-concept layouts, high ceilings, and outdoor spaces that feel like a dream.
      Are there any specific features or styles you’re particularly drawn to in these homes? Maybe something you’d love to see in your future home? 😊

    Also property tax is high in texas. House may be affordbale but property taxes are high

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад

      You're absolutely right-property taxes in Texas are among the highest in the U.S., which can offset the affordability of the homes. Texas doesn’t have a state income tax, so property taxes are one of the primary ways the state funds schools, infrastructure, and services.
      Here are a few ways people manage or mitigate the impact of property taxes:
      1. **Homestead Exemptions**: If the home is your primary residence, you can apply for a homestead exemption, which can reduce the taxable value of your property.
      2. **Senior or Veteran Exemptions**: Texas offers additional exemptions for seniors, disabled individuals, and veterans. These can significantly reduce your tax burden.
      3. **Location Matters**: Different areas and counties have different tax rates. Some neighborhoods, even within Houston, have lower rates due to smaller school districts or fewer municipal taxes.
      4. **Protesting Property Valuations**: Texas homeowners can protest their property valuation if they feel it's too high, which can help lower your annual taxes.
      While the taxes can be high, the trade-off is often a lower cost of living overall compared to states with high property taxes *and* state income taxes.
      Would you like help exploring areas with lower tax rates or learning more about exemptions that might apply to you?

    I love House B. It's just my husband and myself and we love an open floor plan with large kitchen and seating area for guests. Done having main dining rooms. Love how Plan B is in with the living area and kitchen. Just a well designed plan.

      @houstontexasliving33  5 дней назад

      The Savoy floorplan in Bridgeland is definitely a standout! It offers that perfect balance of space, functionality, and style, which is hard to beat. It’s a shame the commute to downtown is a concern-sometimes that distance can be a deal-breaker. Have you considered any other areas closer to downtown that might offer a similar layout? Maybe there’s a perfect spot with a shorter commute but still the same type of home!

    Hi! Love the videos! Can you please explain again when you say 40, 50, 60 lots. Do you mean the width of the whole lot? or the width of the whole house including the garage? Thank you!

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад

      Thank you for watching and for the kind words! Great question-let me clarify this for you. When we talk about **40-foot, 50-foot, or 60-foot lots**, we’re referring to the **width of the entire lot** itself, not just the house or garage.
      Here’s how it breaks down:
      - A **40-foot lot** means the property is 40 feet wide from one side of the lot to the other.
      - A **50-foot lot** is 50 feet wide, and so on.
      The width of the home (including the garage) is typically smaller than the width of the lot, as there’s usually space left for side yards, setbacks, or landscaping. Builders often design floor plans specifically for certain lot sizes to maximize the available space while still adhering to local regulations.
      Does this help? Let us know if you'd like us to dive deeper into how lot sizes might impact things like home layouts or yard space! 😊

    Like them both, but leaning more toward House B. BUTTT! neither one had a coat/outerwear closet near the entrance. I'm trying to figure out how I would make an area at the entrance to remove shoes - a must for me; no shoes worn in the house ever and outwear must be taken off at the door.

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад +1

      That’s such a great observation! A coat closet or dedicated entry space can make all the difference in keeping your home organized and tidy-especially if you have a strict no-shoes policy (love that idea for keeping the house clean!).
      If the home doesn’t already have a closet or mudroom near the entrance, here are a few potential solutions:
      1. **Custom Built-ins**: Consider adding built-in cabinets or shelves near the entryway to create a drop zone for shoes, coats, and bags.
      2. **Entryway Bench with Storage**: A stylish bench with storage underneath can double as a seating area for removing shoes while hiding the clutter.
      3. **Wall Hooks or Coat Rack**: Install decorative wall hooks or a freestanding coat rack to create a designated space for outerwear.
      4. **Shoe Cubbies or Trays**: Place a shoe rack or tray near the door to keep footwear organized and confined to one spot.
      5. **Closet Conversion**: If there’s a nearby closet, you could repurpose it as a coat and shoe storage area with some minor adjustments.
      Does House B have the space near the entrance to add something like this? Or is there another area you could convert into your must-have entry zone? Would love to brainstorm more with you! 😊

    Everytime JoJo opens those sliding patio windows, and having been a Houston resident, all I see is an attack swarm of mosquitoes, other bugs and humidity entering to kill me. That thing is going to stay closed 95% of the year for me. lol. Serious question : do people that get those vaulted ceilings and/or a plan with giant windows everywhere regret it when it comes time to heating and cooling bills? My needs are less than 3000 sq. ft., but it's nice to know TriPointe does allow for at least some modifications.

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад

      Haha, I hear you on the mosquitoes and humidity-Houston living does come with its own unique challenges! Those sliding patio doors definitely look appealing, but they can be a hard sell during mosquito season. A screened-in patio or bug-resistant doors might help if you’re considering something similar.
      On your serious question: vaulted ceilings and large windows do have their pros and cons. Here's the breakdown:
      ### Pros
      - **Aesthetic Appeal**: They make spaces feel larger, brighter, and more luxurious.
      - **Natural Light**: Big windows reduce the need for artificial lighting during the day.
      - **Resale Value**: Many buyers love these features, so they can boost a home’s appeal.
      ### Cons
      - **Energy Efficiency**: Heating and cooling costs can go up with vaulted ceilings since hot air rises, and large windows can let in more heat or cold. However, modern homes often use energy-efficient materials like Low-E glass to mitigate this.
      - **Maintenance**: Cleaning those tall windows can be a hassle, and vaulted ceilings may require more lighting fixtures or fans for proper airflow.
      For a home under 3,000 sq. ft., the impact might not be as significant, especially if the builder offers energy-efficient solutions. It’s good to hear TriPointe allows some modifications-things like better insulation, energy-efficient windows, or even retractable shades could make a big difference.
      Are vaulted ceilings and large windows a must-have for you, or are you leaning toward a more energy-efficient design? Would love to help you explore options that fit your lifestyle!

      @houstontexasliving33  5 дней назад

      Thank you for sharing your thoughts! Property taxes in Texas, especially in areas like Houston, can indeed be a challenge for many. Have you considered some of the tax exemptions available for seniors? Texas offers a homestead exemption and an additional exemption for homeowners over 65, which can significantly reduce the tax burden.
      If you're still exploring options, we’d love to help you find a home that better fits your financial needs-whether that's in Texas or another state. Are there specific features you're looking for in a home or community? Maybe we can provide suggestions tailored to your preferences!

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад

      House B definitely has a lot of potential-it sounds like you’ve already envisioned how you’d make it your own! Customizing features like the cabinets and island can really transform the space and give it a more personal touch while keeping those amazing ceilings and room sizes you love.
      Here are some ideas for tweaking the design:
      1. **Cabinets**:
      - Opt for custom cabinetry in a color or wood tone that fits your style.
      - Add glass-front doors or open shelving for a modern touch.
      2. **Island**:
      - Consider a larger or differently shaped island with a waterfall countertop for a sleek look.
      - Add built-in storage, wine racks, or seating to maximize functionality.
      3. **Finishes**:
      - Change out the hardware, countertops, and backsplash to better match your vision.
      If you’re leaning toward this house, it might be worth asking the builder about customization options or planning for renovations post-purchase. Would you want help brainstorming design ideas or learning more about modification options? 😊

    It’s so misleading to look at model homes like this bc not only do they come souped up with upgrades that the original floorplan won’t contain but they are super decked out from some of the best interior designers. From the paint detail on accented walls, to high end multi-shelved decor pieces, to elegant sofas, dressers, mirrors and beds. My guess to deck a house out like that is easily another 50-75K in expenses. Is that fair to say?

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад

      That’s a valid point! A true owner’s suite should feel spacious and luxurious-like a private retreat. If House B's owner’s suite isn’t meeting your expectations, there might be ways to enhance the space or look for alternatives that prioritize a larger master suite.
      Here are a few things to consider:
      1. **Layout Adjustments**: Some builders offer the option to expand or reconfigure the owner’s suite by borrowing space from an adjacent room or area.
      2. **Suite Features**: Look for homes with dedicated sitting areas, larger walk-in closets, or spa-like bathrooms to make the suite feel more indulgent.
      3. **Neighborhood Alternatives**: If House B doesn’t meet your needs in this area, similar homes in the same price range might have better options for the owner’s suite.
      4. **Customization After Purchase**: You could always remodel later to create the perfect suite.
      Would you like help exploring other homes with owner’s suites that match your vision? It’s such an important space-it should feel just right! 😊

    Must be some rich people who can afford those…

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад

      It might seem that way, but many buyers in Houston take advantage of the relatively affordable housing market, combined with flexible financing options, to afford these homes. Houston’s cost of living is lower than in many other major U.S. cities, which means you can get more house for your money.
      That said, some of these homes are definitely geared toward buyers with bigger budgets or dual-income households. If you’re dreaming of something similar but want to stay within a specific price range, there are often smaller or less upgraded versions of these homes that still capture the same style and charm.
      Would you like help finding options that fit a more modest budget? Or maybe tips on how some of these “luxury” features can be incorporated into a more budget-friendly home? 😊

    The only problem is American houses are built like paper planes. Why are Americans building the frame of homes with wood? And why are all the walls hollow? No insulation. You can hear people walking above you, you can hear people in the other rooms. It's crazy how this is the standard

      You raise a really interesting point! Construction methods in the U.S. often surprise people, especially those used to homes built with concrete, brick, or stone in other countries. Here’s a bit of context:
      1. **Cost & Availability**: Wood is a readily available and cost-effective material in the U.S., making it a popular choice for home construction.
      2. **Speed of Construction**: Wooden frames are quicker and easier to assemble, which lowers labor costs and speeds up the building process.
      3. **Flexibility**: Wood is more forgiving in areas prone to natural disasters like earthquakes, as it has some give compared to rigid materials like concrete.
      4. **Insulation Options**: While some homes may lack adequate insulation, most modern builds do include it-whether fiberglass, foam, or spray-in insulation-to meet energy codes. If a home lacks insulation, it might be an older build or not up to current standards.
      As for soundproofing, that's a common complaint. High-end homes often address this with better insulation, thicker walls, or soundproofing materials.
      If you're house-hunting, it might be worth prioritizing homes with modern construction standards or upgrades that address insulation and soundproofing issues. Would you be open to exploring homes with these features, or are there other concerns you’d like us to address?

    Too close to dam/basin. They should mention the recent floods in Houston like on Harvey. I would avoid being close to water

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад

      That's an excellent point-being near a dam, reservoir, or basin in Houston can come with significant risks, especially after what we saw during Hurricane Harvey. The flooding caused by the release of water from reservoirs and overwhelmed drainage systems was devastating for many homeowners, even in areas that weren’t traditionally considered high-risk.
      Here are a few tips if you’re evaluating properties in Houston (or similar areas):
      1. **Check Flood History**: Always research whether the property flooded during major storms like Harvey or Imelda, even if it’s not in a FEMA floodplain.
      2. **Understand Proximity to Reservoirs and Basins**: Look at maps to see how close you’d be to controlled water bodies. Homes downstream or in the spillway zone are more vulnerable.
      3. **Ask for Transparency**: Realtors and builders should disclose any history of flooding or risks, but it’s good to proactively ask about nearby reservoirs or drainage systems.
      4. **Flood Mitigation Features**: Some homes are built with elevated foundations, drainage improvements, or other flood-resistant measures-these can make a difference.
      5. **Flood Insurance**: Even if a property isn’t in a designated flood zone, having flood insurance is crucial in Houston. It’s an added cost but can save you thousands in the long run.
      Avoiding water-adjacent properties is a smart move if flooding is a major concern for you. Would you like insights into neighborhoods or areas in Houston that are less prone to flooding?

      I had to watch again, and still I went with B... Not that house A is less beautiful because both homes are amazing, but in my honest opinion, the interior design/decor left me at the curb. The extra high ceilings are stunning. Its formal dining is a nice touch, as well as the office, and the rooms are nice sized too. I feel there is a sort of disconnect with the grandeur of the home and its finishes or decor.
      HOWEVER...house B is just right. First, let me say that whoever chose the finishes and the interior decor for house B needs a raise and a promotion because there is NO WAY POSSIBLE that person is the same one that decorated house A?!...If I'm wrong then by all means I apologize but my mind says there isn't a chance in rent a center hell.😂...The difference in showing the 2 homes is DRAMATICALLY different. The first house was giving me clutter vibes and the second house just hits you in the warm and fuzzies from the front door all the way through... I ❤❤❤ the wide entry hall! The high, but not ridiculously high, ceilings..the private guest bedroom 😮❤..the kitchen/living rooms with separate but not so separate and AMAZINGLY WELL DECORATED dining room❤❤❤...❤❤❤...and the pantry area ..the upstairs with theater room.....😅 again❤❤❤...Now for the bad..if It were me, and it's not, I would sit down with the kitchen designer and rethink the kitchen cabinetry. The tone is oddly "fleshy" to me and the style of them could be adjusted.
      All in all, both are amazing homes. If they want to sell more of them, in my opinion they should invest in a interior redesign on the first home. It would make a serious difference in the way it shows..it's prairie style-ish but misses the mark hard on interior wow factor above and beyond the extra high ceilings. At $1million, when you open the door it should blow your hair back, like your standing head on into the lions roar..instead the door comes open and your standing head on into the roar of a somewhat schizophrenic kitten...it needs help.

    Nope! It floods way too much to ever buy in Houston.

    • @houstontexasliving33
      @houstontexasliving33  5 дней назад

      That’s a totally fair concern-flooding is a big issue in Houston, and it's something every potential homeowner should carefully evaluate. Between hurricanes, heavy rains, and Houston’s flat terrain, flooding can impact even areas that aren’t in a designated floodplain.
      If you ever reconsider, there are ways to mitigate the risks:
      1. **Check Flood Zones**: FEMA flood maps and local resources can help you understand the risk level for specific neighborhoods.
      2. **Elevation Matters**: Look for homes built at higher elevations or with raised foundations. Some newer constructions are designed with flooding in mind.
      3. **Flood Insurance**: Even outside flood zones, flood insurance can provide peace of mind-it’s worth the cost in Houston.
      4. **Drainage Systems**: Research the neighborhood's drainage infrastructure and how it performed during past floods (e.g., Harvey or Imelda).
      5. **Community Investments**: Some areas are actively improving their flood mitigation systems. It's good to keep an eye on those developments.
      While Houston might not be the right fit for you, is there another area you’re eyeing? I’d love to help with insights on locations that align with your priorities!
