One of the benefits of buying newer are additional flood mitigation added to the communities post Harvey. But I’d say most places can’t stand up against a really bad storm that lasts longer than an hour or so here. Regardless of zone rating. They’ll be at the bare minimum street flooding that impacts moving around.
I’ve got clients building in both and I think they’re both great. Marvida is a bit more first time buyer friendly because they have more options under $400K. Elyson also has builders building on much wider lots so the community itself gives a bit more luxurious in my opinion. But both are outstanding options depending on your specific needs. The Amherst. Don’t remember the square footage off top of my head. They are sold out of it in that community but I believe they had that model in the neighboring Cypress community.

You know what…I’ve toured over there a bunch and I have never seen a gated section. I’m not sure about the older side. But I for sure know I haven’t seen a gated section near the new model home village.
