If Houston keeps expanding like this, Austin will be a suburb. Same thing has been going on in the DFW area. I remember when I used to think Cinco Ranch was waaay out there and Fulshear was just outside the orbit of Pluto. I'm thinking about moving back to Houston after 20+ years in a year or so (probably to the Fulshear/Cypress area or thereabouts), so these vids are pretty interesting to watch to see what's going on where out there. Thanks!
Californians? I just moved back to the Houston area. Used to live in Houston proper, then Katy, now I am moving back to Fulshear. The PNW is downright unaffordable. We are getting squeezed everywhere (interest rates and inflation).
I remember as recently as 2010, Katy was seen as a way out there suburb, with not much out there besides the Katy Mills Mall, and Fulshear was incredibly far away. I can go even further back to the 90s and even 80s....Katy was seen as the first sign of civilization before you got to Houston.
We bought our house in Old Town Katy back in 2013. Buffalo bayou runs right behind our house and back then on the other side of the bayou was cow pasture enclosed by a barb wire fence. We used to sit on the back porch and watch the sun set over fields of cows. It was awesome. Now the cows have been moved, the fence is gone and the only thing you can see from our porch is the falls at green meadows and cane island. It sucks. What’s happening to fulshear right now is tragic. I feel for the people who grew up there and are being driven out of their homes by ever rising property taxes.
Hi from Katy. When I moved to Katy, it was still semi-rural which was exactly what I wanted. I have never liked living in "cities" but that is where the jobs are so Katy was the perfect balance. Katy has grown by leaps and bounds in the past 5 years to the point that it has become a congested city. I came across an older man on my walk around the lake behind my home and he asked me "what happened to Katy"? He told me that when he moved here there was one feed store and one donkey and he had the donkey. One issue that I did not hear you mention is Katy sits on 3 counties (Harris, Fort Bend, and Waller). Taxes are largely dependent on which county you live in. Additionally, taxes are higher if your home is in an Extra-Territorial Jurisdiction ( ETJ ). These are buffer zones outside the city limits. In my case, I am in an ETJ between Houston and Katy. As a result, I do not vote in either Houston or Katy elections. Nor do I have any city services and to make matters worse, taxes are much higher than if I were within either Katy or Houston city limits. In short, living in an ETJ affords homeowners less rights and protections.
Richmond is also nice with newer home options and neighborhoods. Same for Rosenberg, it just feels really far out there compared to some of the other suburbs.
Taxes are the factor. In Richmond you can get way more bang for your buck in the acreage community’s. We left cross creek ranch because of the 3.2% taxes.lists of people are leaving the MUD tax districts.
Thsts true and fulshear is getting ugly too boy i move here at fulshear from Katy tx. 12 years ago and for 5 years it was amazing no traffic no too much peole just probably no more than 3000 population here at Cross Creek ranch now in 2024 is crazyyy
The truth is because katy has become like 90% latino it's a shitshow and now has a ton of crime. Atleast in OLD katy that is the case. People are moving out towards new katy like Fulshear and Cane Island.
Probably the Southwest is getting reclaimed. I hear it is like this across the board in Arizona, California, and other states...even New York now. The PNW not so much but it is hella expensive to live up there, six figures or not.
@@sqd37l I from Houston and Hispanic generally Anglos and out of towners commiefornians and NYCers gentrify the price of hoods for positive see I’m on fixed income so I don’t want my taxes going up due to that so if the Anglos are moving out prices generally drop see older parts of Houston

It used to be nice, i was there from 2010-2017. Those were the last of the decent times. After hurricane Harvey, I was done. Left the area and never looked back. It was fun while it lasted. It got too crowded and ghetto too fast....its just another piece of Houston now....never-ending asphalt and concrete.....and that katy freeway, geezuz....traffic, traffic, TRAFFIC.....as early as 5am....ridiculous. Nevermind the cost, its the quality of life that tanked....

Isnt it sad. Tearing everything up to build house after house after house.
You are correct. The San Antonio area is the same. It's insane!
Nailed it. Sadly...
RE: Fulshear - bad traffic because of limited roads, e.g., 1093, and Deputy Dawg.
Excellent summary. Thanks.
$5K mortgage with insurance, taxes and Hoa…insane. 2024/2025 rates will probably see a 19% increase in DFW with the influx of new residences.
Been in Katy since 08, ain’t nobody leaving!!

Think going north is the way to go . Conroe magnolia, woodlands , Montgomery, spring
For sure, lots of growth out that way too! For the sake of keeping the video shorter I only shared what’s closest to Katy. 😅
@@livinginhouston oo no I get it lol but I feel like most people heading north but that will get flooded soon too
Conroe has exploded groom what it was in the 90's and early 2000's

Older homes = mature trees right now, instead of waiting 15 years.
Best thing about Katy is passing it to get to baa baa!

I said the same thing I’m Hispanic, Mexican American, it’s called Jaruzelski for a reason lol
They should just build rail from Austin downtown to Houston Downtown and get it over with. We are just going to keep moving West.
Probably the Southwest is getting reclaimed. I hear it is like this across the board in Arizona, California, and other states...even New York now. The PNW not so much but it is hella expensive to live up there, six figures or not.
Aint no one leaving katy there is more people moving in
people going to north dallas
Cypress is way better than Katy
Cypress is full of Property crime and in harris county. Terrible place compared to most of Katy, Cinco Ranch, Fulshear etc.
🤣🤣 naaaa
Demographics are terrible in Cypress.
Anglo folk are moving from katyzuela well there go the prices of homes
so?

what’s the obsession with “new construction” in TX? So are homes older than 10 years old just abandoned or torn down? Y’all are wasteful down there.

Katy is currently experiencing the white flight thanks to the new residents like the Venezuelans and the blacks. Sadly Katy is not the same anymore.
Exactly ! Look at what Humble once was , now is turning into an all out Getto . Massage parlors and vape shops on every corner .
Katy needed some color to the decor❤

I feel like that is all outer surroundings areas of Houston..smh im hoping the election will change that if it goes a particular way
the whole houston area is a giant jungle of liberal politics and crime.
