High taxes, rent, and high energy prices and very low pay..high rents and I say theyre awful people. I think thats the sorriest place to live in the USA.
The worst thing about Conroe is the sexual predators and the sounding areas " and other folks on pills 💊 and insane " i dont even like bringing my kid to wear i live at to visit " bec the neighbors are insane sickos and the number for predators is over 365 in this small city "

Recently sold our home in Katy, built in the early 70s, and bought new construction in Sunterra (Katy) Home is about the same square footage, lot is decently sized (7k) with most of the footage in the back yard. And the home itself is a lot nicer. We’d gotten to the point where we were going to either spend $50-$100k completely demo-ing, and rebuilding the house, buying a new-er used home, or new construction. Yes, the taxes are higher (a lot) - but the savings from WAY cheaper homeowners insurance (1/3rd) - less than half the electricity costs (due to better insulation, efficient windows, etc) It actually made us about break even…. Definitely worth looking at new construction. The people who bash it, are the same people who 30-40-50 years ago, bashed those homes when they were new too…

I telk people all the time. If you want to pay this much for a house in the south. You might as well buy in the west. L.A.. add 100,000 buy inland get good weather year round, oceans, mountains, rivers and swimmable lakes. Influencers are online lying to people. Can get homes for 259,000 and then showing mansions. I just laugh as this is not the case

I am one of the homes in league city 2 years of waiting on them for this mold issue with them not taking responsibility for their build!

Commercial area is too small so it gest congested quickly. Nothing like the woodlands has to offer, not to mention the shade and the trees.
I guess I don’t understand all the hype with The Woodlands. There is hardly ANY new construction and it feels like a giant city with trees covering it up. I’ve lived here for a year now, I respect your opinion just wondering what I’m missing? This video looks much nicer to me.
What you're think about Grand Central Park or Woodland Hills?
In San Antonio, Rialto, Diamante, and Imagine Built no longer build but did great work imo.

Do MUD TAXING Authorities offer an exemption specifically for MUD taxes? I have a home stead exemption but that does not affect my MUD Tax bill.

no back neighbors= prime lot if and only you are sure that it stays that way. But still NO back neighbors=Prime lot
@@zracrental7466 exactly, it is until you do have something in the back. There is no guarantee an empty lot or space behind your house will continue to be that way unless you own that land.
@@livinginhouston There is guarantee if it is already built out like trails/ponds/parks. There's no guarantee if you dont know who owns the land behind you. Bottomline is to know what you are buying. Prime lots are defined prime lots for a reason. Not knowing whats to be done at the back of the lot is NOT a prime lot and should never be advertised as one.
So if there not a Mass production builder then who are the other builders?

Not sure if those detention ponds are safe for the house foundations since those ponds are artificially made.
Good luck finding a "custom home" in the Houston area on an acre or two. Extremely difficult. I would also try to avoid a neighborhood with lots of house rentals. In Cross Creek there's a rental we drove by that play loud fiesta music at night which might not be your cup of tea. Avoid rental neighborhoods.

What locations have the best rated school in your opinion?
@@JohnCillian for a lot of people, they are looking at overall rankings of the school/district from niche, HAR and great schools…The districts ranked A have highest appreciation and demand. Currently some of those top districts are Katy, Cy-Fair, Fort Bend, Tomball, etc. (we have 60+ school districts so there are more) But speciality schools with excellent specialized programs like special needs, sports etc can also do really well.
what’s the obsession with “new construction” in TX? So are homes older than 10 years old just abandoned or torn down? Y’all are wasteful down there.

I’ve lived in Katy lakes for 4 years and LOVE my home. I work in this industry and work for the 5th largest home builder in Texas. Something that wasn’t mentioned is how small the lots are in Elyson. I have a 65 foot lot in katy lakes which Elyson is majority 40 to 50 foot lots and if there are any 65 foot lots they are $800k+. Long story short, pricing in Katy Lakes is much more financially smart and logical.
This was the primary reason I moved to Katy Lakes. The lots, and houses were bigger compared to Elyson.
As a resident of this community, these homes are FAR overpriced for what you get and fighting the builder to get them to fix things are a real issue as they don’t like to adjust anything and they were less than honest regarding it’s joke “amenities.” There are several primary builders here, not just Castlerock. We overpaid close to 75k on our house, hindsight people.. hindsight.
