Just purchased 4 months ago from Lennar. My home was first listed for $496,900 and we closed at $430,900. I negotiated the price and let them know I could close in 2 weeks, take it or leave it. They took my offer and I’m happy!
Yup. Just bought home in Waller. Close in 2 weeks. On mls a year but 5 months was construction. Spec. With options. Perfect for me. It went down 4 times. Then went up 25k! I got it at lowest price Saved pics of listing. So had proof. Super Excited. …… and mine already has blinds. Gutters. Sprinklers front and back. Perfect house for me. 2.5 garage. All brick. 2600. … kinda big but love it!
The only issue I have with specs is that they seem to take a base model, change a few tiles and backsplashes, maaaaaybe do a structural upgrade or two, and jack the price up $75-$100k when they start building it. Then they keep bringing the price down as it nears completion. Once it's completed and nobody's bought it yet, they don't want to hang onto it, so they slam the price down to either around where it should be or maybe slightly higher hoping someone will buy it if they haven't already. I still don't see the appeal (at least in my case) of buying a spec/inventory home unless it's close to completion, and it doesn't seem even then you're really getting a great deal in exchange for you not getting much, if any, design choices in the house.
This is true. Spec homes hardly have any upgrades. Especially specs under 500k. The homes are getting smaller and less upgrades… but builder prices keep increasing 😬
